This individual will be responsible for the execution, planning, project controls, budget, risk and business management, new capital construction, facilities and preventative maintenance, and rehab projects.
Job Duties:
Oversee the broad array of facility-related maintenance, including HVAC, refrigeration, plumbing, electrical, carpentry, painting, masonry, roadways, and wooden and fiberglass attraction structures.
Strategic planning and execution of new construction, architectural and design activities
Protect company assets and apply risk management experience to ensure Guest and Team Member safety.
Conduct rounds of all filtration areas to inspect pumps, motors, generators, chillers, and boilers.
Maintain, repair, inspect, and troubleshoot waterpark attractions to ensure their safe and efficient operation with minimum supervision.
Oversee the work order process through MAXIMO. Prioritize work order requests and distribute to appropriate Team Members. Schedule work orders, place vendor bids for materials, select vendors and prepare requisitions. Estimate job costs for input into budget database.
Maintain records and produce use of force reviews of security-related incidents.
Manage Emergency Response procedures and training for Park personnel.
Evaluate performance data to refine business and operational practices, ensure safe and efficient operations, effective work force utilization, and effective budget controls.
Keep all records and documentation updated daily, accessible and organized
Provide leadership, coaching and development for the entire Maintenance Team
Establish and maintain relationships within the various Maintenance department to sustain a productive and satisfying work environment
Responsible for the management of Maintenance, Construction, Electrical, capital, and labor budgets.
Ensure compliance and documentation of specifications set by ride manufacturers and the State of Texas.
Attend Union meetings and coordinate Union Collective Bargaining Agreement negotiations
Develop a diverse work force and management team focused on safe methods
Serve as Park Guest Service Ambassador and work to resolve all concerns brought to your attention.
Monitor department Team Member Voice survey scores and assist in the development of initiatives to address areas of needed improvement.
Perform all other duties as required.
Skills and Qualifications:
At least 5 years' experience in maintenance disciplines such as mechanics, carpentry, plumbing, and/or electrical.
Knowledge in Ride Controls, PLC, RS, Connected Components and other Ride Control related items.
Availability to work varied shifts including weekends, evenings, and holidays required.
Duties and tasks may involve standing, walking, bending, and lifting up to 75lbs. Position is regularly exposed to wet and/or humid conditions and outside weather conditions.
Ability to sit, stand, walk, duck, crawl, climb stairs and ladders, and work at heights with fall protection.
Proficiency in Microsoft Office applications specifically Word, Outlook, Excel, and PowerPoint.

Compensation and Benefits
The expected compensation range for this position is between $89,000 - $149,000.

Bonus based on performance and eligibility target payout is 10% of annual salary paid out annually.

The Regional Maintenance Manager oversees the Maintenance Department and all corporate and property-level maintenance staff across CooperZadeh Management's single-family rental portfolio. This role is responsible for ensuring timely and high-quality completion of work orders, managing make-ready turns, controlling purchasing and inventory, overseeing vendor selection and performance, ensuring adherence to maintenance budgets, managing software and reporting systems, conducting new-build acceptance inspections, and leading the ongoing training and development of maintenance personnel. The Regional Maintenance Manager reports directly to the President of CooperZadeh Management.
Key Responsibilities
Department Oversight: Lead, train, and support all maintenance staff to achieve company standards of service, efficiency, and professionalism.
Work Order Completion: Ensure timely response and resolution of resident work orders with a focus on quality, safety, and resident satisfaction.
Make-Ready Management: Oversee all make-ready schedules and execution to meet targeted turn times and budget.
Purchasing & Inventory: Manage purchasing processes, supply ordering, and inventory control to ensure cost efficiency and availability of materials.
Vendor Selection & Management: Source, vet, and oversee third-party vendors; negotiate contracts and monitor performance for compliance with company standards.
Budget Oversight: Assist in creating and managing annual maintenance budgets, ensuring adherence to financial targets.
Software & Reporting: Utilize and oversee maintenance software platforms to track work orders, KPIs, inventory, and vendor performance.
New Build Inspections: Conduct new build acceptance inspections to confirm homes meet company quality standards before resident move-in.
Training & Development: Provide ongoing technical and safety training to maintenance staff; ensure compliance with OSHA standards and company policies.
Collaboration: Partner with Property Management and Asset Management teams to proactively identify and resolve operational issues. Partner with Camden Homes Construction to proactively identify consistent maintenance issues that should be resolved during the construction planning process.
Required Competencies
Proven ability to lead, motivate, and train maintenance staff.
Strong vendor management and negotiation skills.
Excellent planning, organizational, and problem-solving abilities.
Proficient in maintenance and work order management software.
Strong communication skills across all levels (team, residents, leadership, vendors).
Knowledge of OSHA standards and property maintenance best practices.
Ability to balance competing priorities, budgets, and deadlines.
Qualifications
5+ years of experience in residential property maintenance management in single-family and multifamily housing including new construction.
Previous leadership experience managing a team of maintenance professionals.
Strong understanding of maintenance operations including HVAC, plumbing, electrical, and general construction.
Valid driver's license; ability to travel within regional portfolio.
Certifications preferred: EPA, OSHA, or related.
Bilingual (English and Spanish)
Yardi or equivalent property management software experience.

Position Summary
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities
* Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
* Maintain the property's operating budget and secure competitive bids for supplies and services.
* Process purchase orders (POs) and invoices to keep costs under control.
* Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
* Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
* Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
* Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
* Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
* Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience
* High school diploma or GED - Preferred
* Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
* A minimum of one year of supervisory experience - Preferred
* EPA certification required
* CPO - Preferred
* Microsoft Office Suite, Project Management
* Valid driver's license - Required

Your Impact and Job Responsibilities
