The primary responsibility of the Packaging Maintenance Team Manager is to improve the reliability, efficiency, safety, and quality of the Packaging in the Refinery Department. The Packaging Maintenance Team Manager reports directly to the Packaging Department Manager, directly supervises the Packaging Maintenance Supervisors, and has daily contact with Packaging Supervisors, the Packaging Engineers, Procurement, Corporate Engineering, and other supervisory and engineering staff members. In coordination with the Packaging Engineer, the Packaging Team Manager develops, proposes and implements capital and major repair projects to improve operation and/or reduce the cost of operations. Leads the packaging maintenance team in the maintenance, repair and upgrading of all packaging systems including changes and improvements in maintenance and repair methods. Responsible for meeting or exceeding established key results for the Production Department (efficiency, cost, safety, sanitation, regulatory compliance and organizational development / accountability).
DETAILED ROLES & RESPONSIBILITIES • Review daily packaging operations with respect to overall efficiency, product requirements, and current established production schedule. • Direct the daily activities of the Packaging Maintenance Supervisors to ensure coordination of proper priorities. • Review the previous day's operation with the Packaging Department Manager, inform the Department Manager of current actual problems, and expected problem areas, which could affect customer delivery, product quality, or production line capability. • Review the shutdown maintenance and cleaning schedules to ensure that maintenance and cleaning are done effectively, with no adverse effect on production rate. • Develop and implement plans to improve substandard performance. • Determine the long-range needs of the packaging maintenance department and develop plans that implement solutions. • Develop and maintain an effective organization and good working climate by organizing the staff into a working team of motivated employees. Conducts performance evaluations on a timely basis and establishes performance goals. • Develop and lead the packaging maintenance team in the transition to a culture of accountability through the development and implementation of a 30, 60 and 90-day transition plan. Based in our office, reporting to the Director - Industrial lab, this role will work from 8:30 am to 05:00 pm, Monday to Friday (40 hours per week), with flexibility based on business requirements.
You will be responsible of the optimal functioning of the company's equipment, material and infrastructure in the Hub. MAJOR DUTIES AND RESPONSIBILITIES
Master the automated equipment, facility equipment, industrial processes and technologies required for production in the facility;
Develop and lead preventative maintenance program for all production and facility equipment, executed to a standardized schedule to assure optimum equipment performance and efficiency while minimizing production downtime;
Develop and lead equipment spare parts program, including inventory, budget creation, and cost management to support;
Ensure all equipment is maintained to the highest standard and operating to standardized mechanical, operational and process settings;
Monitor equipment within the cell to identify machinery components which are nearing failure and schedule repairs to be made;
Develop a team of trained technicians to troubleshoot and diagnose equipment and machinery malfunctions and make major and minor repairs as required. Malfunctions to include mechanical, electrical, software and facility support equipment related problems;

PRIMARY/ESSENTIAL DUTIES AND RESPONSIBILITIES
Work with the on-site team in managing all maintenance-related repairs and upkeep of the property
Regularly and for specific events, such as annual inspections, apartment turnovers, etc., conduct and manage inspections of site, building and units of the property to identify maintenance issues and schedule work needed
Manage the make-ready process to ensure apartments are prepared for move-in in a timely fashion.
Initiate, perform and oversee maintenance projects that improve curb appeal, maintain and optimize building systems, and monitor contractor performance
Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work
Manage expenses properly in accordance with owner goals and actively seek to minimize expenses regularly, through the proposal process and pricing negotiation, as well as the budgeting process.
Develop and maintain relationships with vendors, negotiate pricing, collaborate on approved vendor list
Direct supervision and support for the maintenance team on a daily basis, including identifying training and development opportunities and holding the team accountable for the condition of their buildings and work areas
Direct the Preventative Maintenance program, ensure timely completion and thorough documentation
Responsible for planning, scheduling, coordinating, and implementing preventive maintenance; maintaining reports and logs relative to replacement and maintenance with warranty dates and serial numbers for HVAC equipment, appliances, large power tools and equipment, and all major capital improvements such as carpet and roofing replacement
Adhere to all local, state and federal housing requirements as it relates to leasing and management of the property
Prioritize safety and be knowledgeable of OSHA and EPA regulations (MSDS etc.) associated with products/equipment used in the work of the maintenance department
Be aware of any hazards known or found to be present on properties in an effort to maintain a safe environment for residents, staff, and visitors
Create and motivate a team that focuses on customer service and curb appeal on a daily basis

EDUCATION
The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.

WORK ENVIRONMENT
