Truck Repair Shop: The MaintenanceManager is accountable to manage the maintenance of the plant's mobile equipment fleet. JOB SUMMARY & RESPONSIBILITIES
The MaintenanceManager is responsible for supervising all positions within the Maintenance Department and will work collectively with the Plant Management team to coordinate and discuss plans to maximize bioprocessing performance. Team members in this position are in charge of coordinating and supporting the bioprocessing facility maintenance team and contractors to achieve a safe and efficient completion of the workload. The MaintenanceManager is also accountable for developing preventative maintenance schedules for process equipment and maintaining up-to-date Standard Operating Procedures. POET bioprocessing facilities operate on a 24-hour continuous schedule. Team member must be available as needed.
Ensure team members are trained in all aspects of existing maintenance procedures.
Provide trend and root cause failure analysis that affects the plant safety, operation and reliability.
Support maintenance team members as well as contractors to ensure tasks are completed in a safe and efficient manner.
Assist Maintenance Technicians with duties as necessary; this includes, but is not limited to, routine cleaning and testing and working on the floor with Technicians when shutdowns occur.
Schedule and complete work orders and projects needed for repair or upgrades.
Coordinate facility shutdown planning and execution with the management team.
Oversee the application and completion of the facility's preventative maintenance schedules for all equipment and work orders.
Maintain the preventative maintenance (PM) and equipment database in the Maximo system.
Remove, install, rebuild, weld, torch, lubricate and clean all equipment associated with bioprocessing processes as assigned
Create and present reports detailing maintenance activities, state of bioprocessing equipment, shut down planning and cost control.

We'll count on you to:
Estimate time spent on each essential duty varies by location and specific needs of the office.
Advanced technical knowledge of HVAC equipment is required.
Inspect and test the operation of the building's HVAC, mechanical, electrical, plumbing, and control systems daily. Perform scheduled preventative maintenance or routine repairs to systems or equipment. Maintain accurate records of equipment repairs and preventative maintenance performed.
Make recommendations to the supervisor when contractor assistance is needed. Perform all work following established safety rules, lock-out/tag-out, etc.
Perform ongoing building and area inspections on safety and security.
Coordinate and maintain required OSHA programs for the facility. Participates in the Safety Committee. Assist in building emergencies as a facility's Emergency Response Team member. Monitor building security systems and programs building entry/security devices into the system.
Paint interior and/or exterior surfaces of the facility. Performs repairs to masonry, woodwork, floor, ceiling, parking lot, driveway, office equipment, and furnishings of the building.
Install and maintain new office equipment. Makes recommendations to supervisor when contractor assistance is needed.
Erect or modify office space, including moving systems, furniture, and equipment. Set up tables, chairs and presentation equipment in the training room(s) for company events.
Perform snow removal as needed. Operate snowplow and/or snow blower, hand shovels, sweeps, and spreads sand and/or salt to maintain safe roadways, parking lots, and sidewalks. May perform seasonal groundskeeping duties including mowing, planting, pruning, weeding, and mulching.
Ability to present yourself in professional manner within an office environment at all times.
Some travel will be required to our other company locations with occasional overnights.
Performs other related duties as assigned by management.
Qualifications
What you need to have:
Associate's degree or equivalent from a two-year college or technical school; or two years facility maintenance-related experience and/or training; or equivalent combination of education and experience.
Advanced training in the area of facility maintenance is preferred.
A valid driver's license required.
Ability to respond and resolve unplanned building system or security problems after regular business hours; organize, prioritize, and manage multiple tasks; and respond quickly and professionally to customer inquiries.
Possesses strong customer orientation and problem-resolution skills.
Regularly and consistently demonstrates a commitment to company values and guiding principles.
Proficient with Microsoft Word, Excel, and Outlook helpful.
Boiler Operator License and CPR/AED certification preferred.
Able to be on-call after hours on a rotation schedule and on rare occassions, some overtime may be required.

Essential Duties & Responsibilities
Act as the primary maintenance fabricator for facilities & equipment needs at PROD, LPM.
Lead and assist maintenance employees' levels 1-3 with all aspects of their daily tasks.
Keep Facilities and equipment in safe working condition by performing maintenance as scheduled or observed.
Using Micro Main CMMS, schedule and track maintenance tasks and projects.
Perform the proper record-keeping procedures as defined by the MaintenanceManager.
Identify repair or replace defective parts by dismantling and reassembling the equipment to original specifications.
Identify and order parts and material needed by filling out a maintenance material request form and submitting it to the MaintenanceManager.
Provides job specific training to maintenance personnel on repair methods, print reading and workmanship.
Assists with troubleshooting and manufacturing problems.
Work in a safe and efficient manner observing GMT Corporation and OSHA standards.
Keep work areas clean and orderly by sweeping, mopping and scrubbing areas upon completion of a job or shift, work with all maintenance staff levels 1-3 in sustained 5s efforts.
Work overtime and other shifts as necessary to support GMT requirements.
Solve problems with machines or personnel by using appropriate decision-making skills.
Assists team members in selecting tools, and trouble-shooting problems associated with jobs. Assists in delegating new jobs, and various other tasks to machinists.

Qualifications
Education & Experience
Ten (10+) years experience and/or an equivalent combination of education and experience.

You will possess clear verbal and written communication skills.

This position is very active and requires standing, walking, bending, kneeling, and stooping all day, and the use of a ladder is required. Job functions require both indoor and outdoor work, including in periods of inclement weather.
You must be criminally cleared.
Be in good health and physically and mentally capable of performing assigned tasks. Good physical health shall be verified by a health screening performed by a physician not more than six (6) months prior to or seven (7) days following employment. Must test free from pulmonary tuberculosis at time of health screening.
Must have a clean driving record as per the insured's policy.
Experience in senior housing is preferred.
