About the maintenance supervisor position:
We're looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. The maintenance supervisor is responsible for ensuring compliance to the company risk management program. Also, has financial responsibilities for contributing towards and adhering to property budget.
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction.
Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues at the property.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Help monitor response times for emergency on-call/after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.
Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.
Act as mentor to maintenance team.
Maintain a professional demeanor and appearance at all times, promoting the same to entire team.
Responsible for the administration of the company risk management program.
Complete special projects as assigned by maintenance supervisor and/or property manager.
Promptly communicate with the property manager concerning all maintenance issues at the property.
Solicit suppliers and contractors when work is necessary and monitor that they are compliant according to company policy.
Work with the property manager to ensure the team and the property are compliant per company, ownership, state and federal policies and standards.
Walk property weekly with property leadership to collaborate on property challenges and operations.
Responsible for ensuring maintenance costs remain within allotted property budget and providing input on expenses for future budgets.
Other duties as assigned by property leadership.
Education and Experience:
High school diploma or equivalent is required.
At least three years of experience in the property management industry or directly related field.
Possess general maintenance and carpentry skills.
Skills and Requirements:
Must maintain a valid driver's license, clean driving record and current auto insurance is required
Ability to read, write and understand English.
Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.

Job Summary
The Maintenance Planner will be a key member of the Seattle team, reporting directly to the General Manager and supporting the Plant and Distribution Managers. This position is responsible for planning major steam plant and steam distribution system maintenance activities, ensuring the work is completed safely and efficiently. The Maintenance Planner will ensure adequate tools, equipment, materials, safety supplies and spare parts are available to support maintenance activities in support of 24/7 operations.
A successful candidate for this position is a self-starter who thrives in a fast-paced environment, demonstrates a strong commitment to deadlines and teamwork, is process-oriented with a high sense of ownership, possesses a keen intellectual curiosity, and has a solid foundation in maintenancemanagement.
Core Responsibilities
Support the maintenance and repair of infrastructure systems, such as water supply, natural gas, electrical, steam and condensate.
Plan and schedule maintenance utilizing a Computerized MaintenanceManagement System (CMMS) including planned, preventative, and corrective maintenance, safety audits, inventory control, small tool control, parts costs, asset management, maintenance KPI reporting, and work order assignment.
Work order planning to include create work order requests, manage and schedule work orders, assign work orders, monitor progress of work orders, generate reports, provide notification and direction for progress of work orders, provide clerical data input to work orders, close work orders.
Administer the CMMS and electronic log software.
Support the management of outside vendors and contractors.
Coordinates ordering and scheduling with vendors and suppliers.
Support or oversee major and minor renovation, renewal, and capital projects.
Work closely with project managers to assist with project controls including schedules, purchase orders, invoices, field reports and documentation control and scope of work.
May be required to travel for training and/or other company business. This includes travel by private automobile, commercial airlines, and other public transportation.
Effectively interface with regulatory, business and customer representatives consistent with CenTrio corporate objectives.
Review and comment on drawings and specifications.
Read pressure and temperature gauges, thermometers and various types of flow or condensate meters.
Complete maintenance work orders utilizing a computerized maintenancemanagement system.
Plan maintenance work orders without input from supervisor or manager.
Ensures that maintenance activities generally conform to fiscal, budgetary, planning objectives and assist with the development of budgets and/or capital planning.
May be required to operate company equipment (e.g. forklift)
Work with SDOT, WSDOT, Sound Transit, Metro, etc. to apply for and coordinate necessary street use permits, traffic control plans, necessary releases related to project work.
Attend weekly utility coordination meetings.
May be required to support on-call weekend duty rotation.
May be required to perform other duties and projects as directed.

MAINTENANCE SUPERVISOR

Position Summary
In this role, you will report to the Property Manager and partner with them to ensure apartment homes and facilities are maintained to 11Residential's quality standards. You will be the leader for all maintenance related activities and projects at your dedicated site. You will also leverage your knowledge and expertise to train and develop other maintenance team members when applicable.
What You'll be Doing
Supervise and schedule maintenance activities for the community.
Determine weekly service request and apartment make-ready schedules.
Work closely with the Property Manager and communicate when apartments are ready to be shown.
Periodically check the progress of each maintenance team member.
Complete or support the completion of all repairs, replacements, and necessary updates for apartments to be occupied.
Confirm all trash from apartments is cleaned out before, during and after make-ready activities.
Regularly inspect equipment and make recommendations for any repairs or replacements.
Conduct one-on-one training with employees that may need to polish current skills or wish to learn new skills.
Coordinate, schedule, and respond to service requests for occupied apartments.
Periodically complete written property safety audits.
Order supplies and managemaintenance budget.
Provide input to Property Manager in determining needs for next fiscal year's budget.
Other duties as assigned.
Education and Qualifications
2+ years of experience in multifamily property maintenance, facility maintenance, or another related field is required.
Must be able to troubleshoot and repair plumbing systems, electronic systems, appliances, HVAC, pool and spa equipment or any other systems at the dedicated community.
An EPA Type II or EPA Universal license is preferred.
A Valid driver's license is required.
Available to be on a rotating on-call schedule for emergencies outside of normal working hours.
High School Diploma/GED required.
Must be able to work on-site. This position is not eligible for remote work.

GENERAL PURPOSE:
Under general direction, provides oversight on contracted maintenance services for one of the following infrastructure areas: Signals, SCADA, Track, Traction Power; creates, reviews, comments, and approves standard maintenance procedures for maintenance; reviews, approves, and processes tooling, equipment, and vehicles for rail maintenance; develops, maintains, and oversees the maintenance contractor's budget; oversees and approves maintenance training; conducts daily and weekly meetings with maintenancemanagers, superintendents, contracts and procurement, and various operational engineering interests; assists with development, review, oversight, and stock levels of material inventory; directs warranty management as outlined in the IGA; provides ongoing technical assistance and troubleshooting services to the right-of-way maintenance crews; and provides overall technical support and expertise to Link Operations.
ESSENTIAL FUNCTIONS:
The following duties are a representative summary of the primary duties and responsibilities. Incumbent(s) may not be required to perform all duties listed and may be required to perform additional, position-specific duties.
Administers and coordinates multiple budgets and projects concurrently while ensuring that costs are controlled by utilizing the competitive bid process; researches multiple avenues such as government surplus, utilizing state contracts for procurement; procures tools and equipment necessary for operating the Central Link light rail; serves as procurement point of contact for the operating company that the Agency has hired to run the light rail system; and researches and coordinates with contracts and finance to ensure that procurement protocol is followed.Responsible for keeping all of the system maintenance plans current and up to date, which involves working with numerous departments for input and data gathering; assists in developing maintenance procedures, reviewing them for content, and ensures they are implemented on schedule; reviews or drafts agreements, scopes, and work plans both internally for our operating company and externally with other municipalities as necessary and requested.
Coordinates with resident engineers, external vendors, operating/maintenance contractor, and Agency staff to ensure that all spare parts are identified, inspected, counted, and entered in to the maintenance system; ensures that all assets are tracked, protected, and maintained to a level consistent with Agency agreements and internal policies.
Reviews all systems as they are modified or turned over from construction to ensure they are safe, completed, function as designed, and any necessary tools or equipment are supplied or procured; reviews future extensions and construction activities; reviews and comments on all designs for construction and coordinates all activities directly or indirectly involving operating/maintenance contractor.
Works with resident engineers, consultants, and vendors to approve and review all training programs, operations and maintenance (O&M) and O&M manuals for accuracy; provides comments and ensures manuals are corrected and distributed; coordinates all systems and equipment training necessary for maintenance; and ensures that all employee certifications and annual training is completed and evaluates for any necessary updates or improvements.
Monitors all craft employees to ensure safe work performance and ensures work is completed according to APTA, AREMA, NFPA, SMP's, Manufacturer's Recommendations, and company policies or industry standards.
Performs a variety of administrative functions such as data collection, filing, and report preparation; creates and works with data bases and spread sheets used for a variety of analysis and reports; produces and drafts reports, plans, and presentations as necessary/assigned; and reviews all invoices and expenditures for accuracy and authorizations.
Participates in the development and implementation of goals, objectives, policies, priorities, and budgets for assigned projects, services, and functional area within the Division; and makes recommendations and forecasts for future funds needed for staffing, equipment, materials, and supplies.
Provides support to the division/department and others on matters as directed; serves as staff on a variety of committees as assigned; prepares and presents staff reports and other necessary correspondence; attends and participates in professional group meetings; maintains awareness of new trends and developments in the fields related to area of assignment; incorporates new developments as appropriate; ensures processes, policies, and practices are interpreted and applied consistently and effectively; ensures accountability and compliance with all current and applicable state and federal laws, Agency policies and procedures, rules and regulations.
Attends and participates in professional group meetings; stays abreast of new trends and innovations related to the area of assignment; maintains awareness of federal, state, and local regulations and impact of changes on the Agency.

About the maintenance supervisor position:
We're looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. The maintenance supervisor is responsible for ensuring compliance to the company risk management program. Also, has financial responsibilities for contributing towards and adhering to property budget.
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction.
Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues at the property.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Help monitor response times for emergency on-call/after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.
Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.
Act as mentor to maintenance team.
Maintain a professional demeanor and appearance at all times, promoting the same to entire team.
Responsible for the administration of the company risk management program.
Complete special projects as assigned by maintenance supervisor and/or property manager.
Promptly communicate with the property manager concerning all maintenance issues at the property.
Solicit suppliers and contractors when work is necessary and monitor that they are compliant according to company policy.
Work with the property manager to ensure the team and the property are compliant per company, ownership, state and federal policies and standards.
Walk property weekly with property leadership to collaborate on property challenges and operations.
Responsible for ensuring maintenance costs remain within allotted property budget and providing input on expenses for future budgets.
Other duties as assigned by property leadership.
Education and Experience:
High school diploma or equivalent is required.
At least three years of experience in the property management industry or directly related field.
Possess general maintenance and carpentry skills.
Skills and Requirements:
Must maintain a valid driver's license, clean driving record and current auto insurance is required
Ability to read, write and understand English.
Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
Excellent customer service and interpersonal skills with the ability to relate to others.
