Provide continued support to meet the objectives.
Responsible for the annual EPA reporting and corresponding regular system checks.
Support in Capital requests as needed.
Makes sure that all work is performed according to Local, State and Federal Government rules and regulations.
Ensures that outside contractors perform as specified on the contracts and follow all Habasit rules and regulations.
Areas included, but are not limited to, are building utility systems, equipment maintenance and building and grounds maintenance.
Any other duties as assigned.

Serve as a key point of contact for facility emergencies, providing direction and decision-making support outside normal working hours.
Minimum Requirements:
Proven leadership and supervisory experience in a warehouse, manufacturing, or distribution center environment.
Strong mechanical and maintenance knowledge, with experience in preventive and corrective maintenance programs.
High proficiency in computer systems and WMS software; capable of generating reports and managing work order systems.
Excellent written and verbal communication skills, with the ability to interact effectively across all levels of management and with a diverse workforce.
Some college-level education preferred; equivalent experience in warehouse operations and maintenance is acceptable.

The Facilities Manager Shift Operations has primary responsibility for Physical Plant operations during hours assign. Responsible for coordinating and implementing shutdowns for preventive maintenance and repair work in collaboration with the operating departments and building occupants.
Responsible for developing and implementing an effective preventive maintenance program in conjunction with West Haven campus maintenance departments as well as end users, in order to maintain equipment, buildings and site facilities in optimal condition. Maintains records via the CMMS system.
When acting as project leader, the Facilities Manager Shift Operation determines the resources needed to meet the project requirements regarding costs, timing, performance and quality. This includes staffing needs. We have an immediate need for full-time Maintenance Supervisor to join our team at The Arbella at Blue Hills , one of United Group's newest luxury senior living communities which is currently in the construction stage located in Bloomfield, Connecticut.
During the construction phase of this project, until completion, the Maintenance Supervisor will act as an Owner's Representative and will be responsible for observation and oversight of the construction site, working with the General Contractor and Site Inspectors identifying problems, potential problems, scheduling conflicts, and reporting to the Owner/Developer on these issues to ensure the product is constructed in accordance with all design/specification requirements on time, and within established budgets. During this time, the position will report directly to the Director of Construction Services.
Once the construction phase has been completed, the Maintenance Supervisor will direct and assist in all phases of maintenance operations and will report to the Property Manager and Regional Manager. The Maintenance Supervisor will maintain working relationships with all other staff members - both office and site personnel, all current and prospective residents, vendors, contractors and construction personnel.
The responsibilities that are listed below are not all inclusive. However, they are indicative of the type of responsibilities normally performed by the Maintenance Supervisor:
Owner's Representative Role
Represents the Owner/Developer at all on-site meetings
Performs daily inspections of construction sites and evaluate progress
Submits daily reports, including taking photographs to document progress
Works with the Owner/Developer's consultants and ensure scope of work and ensure the timely completion of work and assignments
Assists with resolving issues and problems in an efficient, cost-effective manner
Maintenance Supervisor Role
Assesses and prioritizes all work to be performed on assigned site to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed
Notifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines
Assists the Property Manager with the scheduling and status of units under renovation
Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and perform all necessary maintenance both the exterior and interiors of all buildings of the property assigned
Establishes and maintains preventative maintenance items and consults with the Property Manager to maintain the property within the guidelines of the budget
Completes regular inspections of the assigned property and handles all emergency situations that may arise, and communicates all details of the incident to the Property Manager
Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review
Performs snow removal from all needed areas and maintains all appropriate equipment Covers or assigns all after hour coverage of the property, if needed
Driving Requirements
A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role
