MAINTENANCEMANAGER QUALIFICATIONS:

Maintenance and custodial services. All maintenance and custodial personnel.

District Superintendent

Salary and work year to be established by negotiations with the Board.
EVALUATION:
To be performed in accordance with School Board Policy.
JOB GOAL:
To provide leadership in developing and maintaining an efficient and frugal maintenance/custodial service.
PERFORMANCE RESPONSIBILITIES: (may include but not limited to the following):
- Supervises and directs all maintenance and custodial personnel
- Schedules, coordinates, and dispatches all district maintenance and custodial services
- Reviews and adheres to all district policies and state laws pertaining to maintenance and custodial services
- Establishes and maintains an efficient and effective system of routine maintenance and preventative care for all maintenance and custodial work in the district.
- Establishes and supervises a system for the receipt and issuance of parts/supplies
- Keeps records and inventories on all associated with maintenance
- Promotes high standards of safety and cleanliness
- Orients and trains all custodians and maintenance people
- Completes and submits all forms, reports, and other data required
- Assists in the recruitment, screening, training, and evaluation of all maintenance and custodial personnel
- Reports all accidents and completes required reports in a timely fashion
- Maintains a high level of ethical behavior and confidentiality as required of school district employees
- Verifies all maintenance and custodial timecards and leave requests
- Recommends purchases of necessary equipment and supplies
- Receives, stores, and issues all material, supplies, and equipment
- Supervises all remodeling and repairs of school housing units
- Periodically calls meetings for the training and morale enhancement of the maintenance and custodial staff
- Advises and consults on the hiring of individual contractors
- Establishes and recommends priorities on repair projects with the Superintendent
- Consults with building principals regarding the regular preventative maintenance program
- Is responsible for landscaping projects
- Directs maintenance workers in lawn care, tree trimming, irrigation, playing field maintenance, bleacher upkeep, and other grounds maintenance
- Direct snow removal operations
- Participates in the formation and implementation of school policies for their assigned areas
- Direct maintenance workers to assist in any area of the district including assistance with moving office furniture, maintenance of office furniture/office equipment
- Performs any other duties as assigned

What will you do as a MaintenanceManager?
As part of the Operations Team, the MaintenanceManager is responsible for day-to-day activities of directing, controlling and coordinating all phases of production readiness and maintenance. This position supports plant facilities and equipment maintenance to produce quality products in a safe, efficient, and profitable manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Assign and direct projects to the maintenance department employees.
Managemaintenance of assigned facility.
Help with machinery and building repairs.
Manage annual department operating and capital budget, control expenses effectively, and provide explanation of budget variances to management.
Work with leadership team to minimize cost of goods sold for the company.

Requirements
EDUCATION AND EXPERIENCE
Bachelor's Degree in Engineering or related field.
Minimum 2 years previous management experience in a related industry.
Prior experience with project management.
Microsoft Office proficiency including Microsoft Word, Excel, PowerPoint, and Outlook.
Familiarity with manufacturing systems.
Forklift certification is a plus.
Working knowledge of GMP's, ISO, and FSMA requirements.
Knowledge of HVAC and boiler operations and functions.

ESSENTIAL DUTIES:
1. Supervise and schedule maintenance activities for the property and maintenance staff.
Supervise maintenance staff and communicate assignments and major tasks to be completed.
Complete and evaluate the daily/weekly completion of all work orders.
Monitor and maintain required permits for operating the property, such as pool, elevator, etc.
Assist the property manager with supervising all work by outside contractors.
Ensure all equipment is operated in a safe manner.
Create schedules and be available for “on-call” for after-hours, weekend, and holiday emergencies.
Inspect each vacant unit during and after make-ready activity.
2. Coordinate, schedule and respond to service requests.
Establish priorities for service request and assign service request to maintenance staff.
Repair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.
Repair/replace any unit material and perform regular maintenance requests.
Identify and schedule preventative maintenance, such as filter change, power washing, etc.
Develop maintenance schedules and enforce them among maintenance staff.
3. Order Supplies and manage the maintenance budget.
Assist the property manager in the budget process and ordering of materials and supplies.
Obtain approval prior to placing orders for major expenses and for unbudgeted items.
4. Manage property maintenance personnel.
Create, mentor, and manage a cohesive maintenance team in accordance with policies.
Ensure staff receives new hire safety orientation as well as annual safety training.
Report any worker's compensation issues and/or employee incidents immediately.
5. Other duties as assigned.

Key Responsibilities:

The Lead Technician (Maintenance) position reports directly to the Project Managers and Production Manager.

Key Performance Indicators / Duties & Responsibilities:
Assign and schedule tasks to technicians based on skill set, as directed by the Project Manager and in accordance with Avmax's policies and procedures.
Monitor workers allocated to his/her control and provide clear on the job instructions.
Provide On-The-Job training, orientation and direction to apprentices and technicians. May delegate this function to qualified technicians.
Execute the project plan for your area of expertise as provided by the Project Manager.
Manage the work scope for your area of expertise within the project budget as set out by the Project Manager.
Review work cards for your area of expertise and ensure that the Work Package reflects the actual status of the project.
Carry out tasks on the aircraft when all other Lead Technician duties are accomplished.
Provide technical assistance and guidance to the technicians on the crew.
Ensure all partial work documentation is completed. The documentation should allow the status of a work card to "stand alone" without relying on other means (example; post-it notes, etc.). Partial work documentation includes continuation sheets, service bulletins used as continuation sheets, shift turnover reports, etc.
Verify daily time cards.
Responsible to ensure that crew members are billing their time to projects appropriately and that all time is accounted for.
Responsible to ensure crew members are working productively throughout the duration of their shift.
Responsible to ensure crew members follow Avmax's policies and procedures including evaluating the quality of work with his/her team. Make certain his/her team members comply with Avmax's safety policies and procedures.
Ensure equipment being used to perform required tasks is acceptable, serviceable and handled in a safety conscious manner.
Responsible to ensure work environment is safe and clean, and maintain work area and equipment in a clean and orderly condition.
Administer performance reviews, salary recommendations, and corrective progressive discipline of assigned crew.
General Duties:
Review and be fully familiarized with all aspects of the Avmax RSQCM and Training Manual. Compliance with both manual's policies and procedures is mandatory.
