Job Summary
The Maintenance Supervisor is responsible for leading a maintenance team to work injury-free/incident free in a manufacturing environment. They will provide leadership and direction for their team in a way that motivates them to meet goals related to repairing plant equipment, minimizing downtime, and meeting safety goals. They are driven to continually improve performance and embrace changes that will help their team and company meet these goals, while working in conjunction with the production and management teams.

This position is based in our facility in Raleigh, NC.
Job Responsibilities
Maintains safe working conditions and ensures a safety mindset, especially as it relates to working on equipment and using tools and machinery
Drives safety excellence through promoting employee involvement, ownership, and accountability to proactively eliminate hazards
Hires, schedules, and supervises full time staff and additional temporary staff as required
Provides coaching and corrective feedback timely as well as administers disciplinary processes up to and including termination, as necessary
Performs timely quarterly and annual reviews for all team members
Facilitate team development and growth, employee skill development, problem-solving and resolution
Oversees all process documentation and training program procedures for consistency of operational tasks, and the safety and cleanliness of the workplace
Construct fixtures as required
Creates a schedule and performs preventative maintenance and regular inspections on equipment
Repairs facility equipment, fixtures, building, and grounds
Directs maintenance team members in troubleshooting, repair and maintenance of equipment
Orders tools, equipment, supplies and services necessary for repairs and maintenance
Removes and/or installs fixtures and equipment for safe, efficient operation
Troubleshoots electric, hydraulic, pneumatic, and mechanical systems to determine causes of failures and recommends solutions for repair
Maintain cleanliness, functionality, and efficiency of maintenance equipment, tools, and fixtures
Other duties may be assigned as needed
Job Requirements
Strong analytical, problem-solving, and critical thinking skills

Forklift and Crane Certification or ability to obtain is required

As a Facilities Coordinator, you will:
Partner with Hospital Leaders to address facility, building, and equipment issues.
Respond to facilities requests and complaints with professionalism, patience, and in a timely manner.
Perform regular inspections of indoor and outdoor areas for safety hazards and security issues.
Assist with facility and equipment repairs and maintenance projects as requested or approved by Hospital Leadership.
Manage preventive maintenance and repair of facility, building, and medical equipment, utilizing third-party vendors as needed.
Coordinate and oversee contractors and vendors, including bids and preventative maintenance agreements.
Schedule and coordinate building based safety inspections (e.g., fire extinguishers, emergency lighting, and other safety systems).
Maintain appropriate stock levels of maintenance and facilities supplies; manage ordering, receiving, sorting, and storage of deliveries.
Maintain accurate logs of vendor agreements, equipment maintenance, and repair activities.
Perform housekeeping and general facility support duties as needed.
Travel between three hospital locations (Raleigh, Durham, and Cary).
Perform other duties as assigned.
Qualifications:
Working knowledge of building systems and equipment, including mechanical, electrical, plumbing, and HVAC systems.
Understanding of safety regulations, compliance requirements, and vendor/contractor relationships.
Strong computer skills, including proficiency with Microsoft Office Suite and Google Mail and Calendar.
Ability to lift up to 50 pounds without assistance.
High School Diploma or GED
Ability to work in a busy environment and proactively identify tasks required to ensure hospital is maintained.
Strong communication skills

Position Summary
The MaintenanceManager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The MaintenanceManager will contribute to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities
Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
Maintain the property's operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience
High school diploma or GED - Preferred
Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
A minimum of one year of supervisory experience - Preferred
EPA certification required
CPO - Preferred
Microsoft Office Suite, Project Management
Valid driver's license - Required
