Key Responsibilities:
Oversee day-to-day facility operations, including preventive and reactive maintenance for building systems (HVAC, electrical, plumbing, lighting, fire safety, doors/docks, and warehouse-specific equipment) across Onward Reserve's campus.
Perform hands-on repairs and maintenance for routine, minor or emergency issues across campus and retail sites.
Develop, implement and maintain standardized preventative maintenance checklists, schedules and inspection protocols across all sites to ensure consistency, reduce reactive issues, and extend asset life.
Coordinate and manage external vendors/contractors for complex repairs, routine services, inspections, cleaning, pest control, warehouse supplies, waste management, and retail-specific needs (e.g. signage, store supplies & fixtures, etc.); obtain multiple quotes, evaluate options, and ensure work meets quality, timeline and budget expectations.
Plan and execute routine maintenance schedules, emergency repairs, minor capital improvements, and seasonal preparations to minimize disruptions to warehousing/distribution and retail sales.
Monitor and track facility-related expenses across campus and retail sites, manage budgets for maintenance/utilities/vendors, and proactively recommend cost-saving measures or efficiency improvements.
Respond to and resolve any internal facility requests from departments, warehouse teams, and retail store managers (e.g., space needs, equipment issues, or setup for operations) with timely, effective solutions.
Requirements (Must-Haves for the Right Person in This Seat):
3-7+ years of hands-on experience in facilities management, building maintenance, or operations-ideally in warehousing, distribution, manufacturing, or multi-building environments (equivalent combinations of education and experience considered).
Strong working knowledge of commercial building systems, including HVAC, electrical, plumbing, fire/life safety, and warehouse features (loading docks, overhead doors, racking systems, etc.).
Strong practical skills as an in-house handyman/technician: proficient in basic trades, general troubleshooting and warehouse/retail equipment fixes.
Proven ability to manage vendors, contractors, and budgets effectively while prioritizing cost control and reliability.
Experience developing and enforcing preventative maintenance programs, checklists and SOPs for distributed locations.
Supervisory experience leading maintenance, custodial, or trades teams (or coordinating external resources to achieve the same results).
Solid problem-solving skills with the ability to respond to emergencies, troubleshoot issues quickly, and minimize operational disruptions.
Proficiency with basic facility management tools/software (e.g., work order systems, spreadsheets for tracking budgets/maintenance schedules).
Valid driver's license and ability to move about the campus, including occasional lifting/carrying up to 50 lbs, climbing ladders, and working in varied conditions (e.g., warehouse environments).

Position Summary

Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience

Prior High - Rise experience highly preferred

Responsibilities
Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
Maintain the property's operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience
High school diploma or GED - Preferred
Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
A minimum of one year of supervisory experience - Preferred
EPA certification required
CPO - Preferred
Microsoft Office Suite, Project Management
Valid driver's license - Required

Helps support property rehabilitation (improvement) process.
Completes all QA inspections on new construction properties. (Interior, exterior)

CUSTOMER SERVICE RESPONSIBILITIES
A complete clean and neat uniform must be worn when working on any PAC Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAC policy.
Communicate with residents and prospects in a manner consistent with PAC's standards.
Read and/or listen to resident requests/complaints.
Receive resident complaints in a calm, open and professional manner.

Position Summary
The MaintenanceManager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The MaintenanceManager will contribute to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities
Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
Maintain the property's operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience
High school diploma or GED - Preferred
Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
A minimum of one year of supervisory experience - Preferred
EPA certification required
CPO - Preferred
Microsoft Office Suite, Project Management
Valid driver's license - Required
Qualifications
Physical Requirements:
Must be able to walk, stand, climb stairs or ladders and access various areas of the property
May be required to push or pull items and reach overhead
May be required to bend, stoop or kneel
May require dexterity of hands and fingers and ability to grasp tools
Must be able to see to perform inspections, read blueprints and schematics and read computer screens
Must be able to hear and understand verbal communications in person and over the phone or computer
Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
May occasionally be required to lift or carry items weighing up to 50 pounds. Occasionally lifting heavier items with assistance of team members or lifting equipment

Work Environment:
This role is based on site and requires that the employee spend time outside with exposure to the elements.

QUALIFICATIONS & EXPERIENCE:
* 4-year college degree preferred

* Process development experience and proven record of operational success in balancing cost, quality, and performance
* Ability to develop and manage project plans with budget.
* Documented OSHA safety training and/or accreditation strongly preferred.
* Minimum of 10+ years of previous maintenance experience in a high-volume production, agricultural production, or distribution facility required.
