Position Objective
The Maintenance and Reliability Director will focus on the deployment of Total Productive Maintenance (TPM) across Multi-Color Corporation in the Americas. This hands-on leadership role oversees a team of four and drives the implementation, execution, and continuous improvement of TPM principles across 38 manufacturing facilities. The Director enhances equipment reliability, operational efficiency, and fosters a culture of safety, quality, and continuous improvement.
Key priorities include developing and executing the TPM framework, training and coaching plant staff, facilitating improvement projects, driving standardization and digital transformation, and ensuring alignment with MCC's business priorities

Responsibilities
Lead and execute the transformation and sustainability of the Total Productive Maintenance (TPM) program across the Americas organization.
Develop and deploy TPM strategies aligned with corporate and divisional goals, ensuring long-term operational stability and reliability.
Serve as a change agent to lead individuals and teams through TPM implementation and culture transformation.
Train, mentor, and coach site leadership teams and maintenance personnel on TPM principles, tools, and methodologies.

Develop and maintain standardized documentation and methodology to ensure consistent TPM deployment across all MCC sites.
Promote a strong safety culture and ensure TPM integration with plant safety systems and risk mitigation initiatives.
Manage department budgets, allocate resources effectively, and track performance to business priorities.
Required Skills and Qualifications
Bachelor's degree in Mechanical, Electrical, Chemical, or Industrial Engineering (or related field).
Eight or more years of experience leading Maintenance and Reliability programs, with proven TPM deployment expertise.
Strong working knowledge of Total Productive Maintenance (TPM) principles, strategies, and tools.
Expertise in Computerized Maintenance Management Systems (CMMS).
Proven leadership and coaching skills; ability to develop high-performing teams and influence across a matrix organization.
Experience in Lean and Continuous Improvement methodologies for process optimization.

Leads operational excellence in all warehouse areas, including operations of warehouse management system(s) and related equipment.
Ensures inventory is received efficiently and is safely processed in the warehouse.
Administers proper layout of warehouse and product placement as well as maintenance and organization of all warehouse areas.
Manages all aspects of the facility related to repair, maintenance, and installation of equipment to ensure continuous operations.
Sources and reviews contractor bids for repairs then is responsible for contractor selection and ensures contractors are compliant with standards.
Reviews maintenance, production and quality control reports along with statistics to plan and modify maintenance activities.
Maintains a culture of safety throughout the organization by following safety policies and procedures as well as monitoring DC safety, physical security, and inspects equipment along with facilities for compliance with safety and operational standards.
Coaches, trains, and develops through training programs then provides job performance based feedback and ensures technical certifications are achieved and sustained.

Ability to develop and manage project plans with budget
Documented OSHA safety training and/or accreditation strongly preferred
Minimum of 10+ years of previous maintenance experience in a high-volume production, agricultural production or distribution facility required

Your Impact and Job Responsibilities
* Provide supervision, direction, and guidance to all maintenance associates to ensure that service requests are delegated appropriately and completed accurately.
* Update, execute and document preventive maintenance schedule.
* Perform regular property inspections of grounds, buildings, and common areas to maintain safety and cleanliness standards- identify issues, hazardous conditions, or other maintenance needs within the community and correct or report to the Community Manager.
* Oversee and schedule all aspects of the make-ready process to ensure apartments are ready for occupancy. This includes but is not limited to move-out/move-in inspections, electrical, HVAC, plumbing, appliance repair, and preventive maintenance.
* Work with Community Manager to prepare the property's budget for maintenance operations, recommended property upgrades, and capital improvements. Ensure that maintenance costs remain within the approved budget.
* Partner with the Community Manager regarding all aspects of the employee lifecycle - recruitment, hiring, orientation, training and development, and performance management for the maintenance team.

KEY RESPONSIBILITIES:

Position Summary
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities
Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
Maintain the property's operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience
High school diploma or GED - Preferred
Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
A minimum of one year of supervisory experience - Preferred
