Essential Functions

Work Experience

About this job:
Oversees the monitoring, inspection, and control of all power production, auxiliary and facility equipment to ensure safe, legal, continuous and efficient operation. About the Job:
The Maintenance Planner combines technical expertise with advanced planning to ensure safe, efficient, and cost-effective execution of the maintenance process. Serving as the liaison between maintenance, production, and technical services, the Planner schedules maintenance work in advance to maximize the use of resources and minimize equipment downtime.
The Planner provides leadership and guidance for effective operation of the Computer MaintenanceManagement System (CMMS), including maintaining the Equipment Register and administering the preventive/predictive maintenance (PM/PdM) programs. This role requires a strong background in maintenance and advanced computer skills.
Key planning functions include reviewing and updating work requests, ensuring correct work order coding, initiating the material management process, coordinating expediting, and ensuring each planned task contains appropriate job instructions, procedures, and documentation. The Planner continuously reviews and updates Standard Scripts, Standard Jobs, Maintenance Standard Tasks, and Standard Job Parts Lists.
The Maintenance Planner works closely with Maintenance Superintendents, Reliability Engineers, and Supervisors to ensure accurate resource allocation, with particular attention to complex and critical jobs. This individual understands the Workflow Process within the Maintenance Operating System (MOS) and has the expertise to disseminate this knowledge to the maintenance workforce.
Responsibilities:
Safety & Compliance
* Champion a safety-first culture in all practices and ensure work complies with all applicable Federal/State regulations and Coeur's Safety Policies and Standards.
* Provide safety information, job instructions, materials, special tools, and drawings as required.
* Participate in safety, certification, and insurance audit processes.
Planning & Scheduling
* Provide maintenance planning and scheduling activities for the respective equipment area.
* Prepare weekly, monthly, and quarterly planning and work schedules, ensuring planning for any Maintenance Period is completed at least one week in advance.
* Prepare the Weekly Work Schedule (WWS) with input from maintenance and operations supervisors.
* Review, prioritize, and categorize daily work requests; initiate priority planning on those identified and approved.
* Identify person-hours required and available for planned work activities.
* Review maintenance backlog, identify work to be accomplished along with PMs, and assist in establishing priorities.
* Verify and coordinate planned jobs; validate through field observation the procedures, materials, craft person-hours, tools, equipment, and other resources necessary to efficiently perform defined jobs.
* Deliver high-quality work packs and confirm logistical readiness before job release.
Logistics & Resource Coordination
* Plan logistics for material and component deliveries, including special tools, equipment, drawings, and other needs prior to forwarding jobs to "approved for scheduling."
* Provide logistical planning for external resources including equipment, contractors, and professional services.
* Coordinate equipment downtime and maintenance activities with production and other stakeholders.
* Coordinate area contracting and ensure compliance with all Coeur's standards.
* Oversee kitting process personnel for pad work.
CMMS & Documentation
* Administer the CMMS for the respective work area, maintaining the Equipment Register for all plant/area equipment.
* Categorize resource work and prioritize work orders in CMMS; maintain detailed equipment history.
* Develop and maintain standard jobs, standard job parts lists, and standard scripts using consistent forms and a systematic approach.
* Coordinate and integrate PM/PdM programs.
* Ensure daily feedback from Supervisors, Crafts, and Work Group Support is incorporated into job plans.
* Audit field work, Supervisor's work order coding, and work order closing comments.
* Initiate work orders resulting from job findings by craftsmen and/or supervisor recommendations.
Meetings & Reporting
* Attend Daily Morning meetings and Weekly Maintenance-Operations coordination/scheduling meetings.
* Facilitate long-term project planning meetings and Post-Mortem meetings after major maintenance projects.
* Coordinate with Maintenance Engineer on Equipment Downtime Summary Report.
* Keep maintenance and production supervisors apprised of job progress.
* Provide maintenance and plant equipment performance reports as required.
* Assemble and report the weekly inventory of Work Management Activities, including daily Work Request disposition and Work Execution activity.
* Monitor and report on costs, warranty claims, and contractor performance.
Budget & Cost Management
* Assist Maintenance Supervisors and Superintendent in formulating yearly budget costs, monitoring monthly expenditures, and participating in monthly cost reviews.
Professional Development & Collaboration
* Maintain professional interaction with peers and senior managers, understanding the relationship between maintenance planning, scheduling, execution, and improvement aligned with operational goals.
* Create a work environment that encourages mentoring and initiative while facilitating cooperation among diverse work groups.
* Enhance personal productivity by organizing the planning routine according to priority and maintaining an organized work environment.
* Pursue training to gain knowledge in productivity tools.

Required Qualifications & Skills:
* Valid vehicle driver's license.
* High School Diploma or equivalent.
* Be an experienced craftsmen, maintenance supervisor, or degreed engineer.

* Proficient with Computer MaintenanceManagement Systems (CMMS).

Supervise maintenance staff and communicate assignments and major tasks to be completed.
Complete and evaluate the daily/weekly completion of all work orders.
Monitor and maintain required permits for operating the property, such as pool, elevator, etc.
Assist the property manager with supervising all work by outside contractors.
Ensure all equipment is operated in a safe manner.
Create schedules and be available for “on-call” for after-hours, weekend, and holiday emergencies.
Inspect each vacant unit during and after make-ready activity.
2. Coordinate, schedule and respond to service requests.
Establish priorities for service request and assign service request to maintenance staff.
Repair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.
Repair/replace any unit material and perform regular maintenance requests.
Identify and schedule preventative maintenance, such as filter change, power washing, etc.
Develop maintenance schedules and enforce them among maintenance staff.
3. Order Supplies and manage the maintenance budget.
Assist the property manager in the budget process and ordering of materials and supplies.
Obtain approval prior to placing orders for major expenses and for unbudgeted items.
4. Manage property maintenance personnel.
Create, mentor, and manage a cohesive maintenance team in accordance with policies.
Ensure staff receives new hire safety orientation as well as annual safety training.
Report any worker's compensation issues and/or employee incidents immediately.
5. Other duties as assigned.
Requirements
Minimum 2 years' general residential maintenance experience.
Minimum 2-3 years' supervisory experience.
HVAC Certification
Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
Certifications/licenses as required by local, state, or other regulations.
Must have reliable transportation, maintain auto insurance, and have a valid driver's license.
Strong communication and customer service skills.
Ability to work on-call as scheduled and work weekends and after hours as necessary.

The Maintenance Planner combines technical expertise with advanced planning to ensure safe, efficient, and cost-effective execution of the maintenance process. Serving as the liaison between maintenance, production, and technical services, the Planner schedules maintenance work in advance to maximize the use of resources and minimize equipment downtime.
The Planner provides leadership and guidance for effective operation of the Computer MaintenanceManagement System (CMMS), including maintaining the Equipment Register and administering the preventive/predictive maintenance (PM/PdM) programs. This role requires a strong background in maintenance and advanced computer skills.
Key planning functions include reviewing and updating work requests, ensuring correct work order coding, initiating the material management process, coordinating expediting, and ensuring each planned task contains appropriate job instructions, procedures, and documentation. The Planner continuously reviews and updates Standard Scripts, Standard Jobs, Maintenance Standard Tasks, and Standard Job Parts Lists.
The Maintenance Planner works closely with Maintenance Superintendents, Reliability Engineers, and Supervisors to ensure accurate resource allocation, with particular attention to complex and critical jobs. This individual understands the Workflow Process within the Maintenance Operating System (MOS) and has the expertise to disseminate this knowledge to the maintenance workforce.
Responsibilities:
Safety & Compliance

Identify person-hours required and available for planned work activities.
Review maintenance backlog, identify work to be accomplished along with PMs, and assist in establishing priorities.
Verify and coordinate planned jobs; validate through field observation the procedures, materials, craft person-hours, tools, equipment, and other resources necessary to efficiently perform defined jobs.
Deliver high-quality work packs and confirm logistical readiness before job release.
Logistics & Resource Coordination
Plan logistics for material and component deliveries, including special tools, equipment, drawings, and other needs prior to forwarding jobs to "approved for scheduling."
Provide logistical planning for external resources including equipment, contractors, and professional services.
Coordinate equipment downtime and maintenance activities with production and other stakeholders.
Coordinate area contracting and ensure compliance with all Coeur's standards.
Oversee kitting process personnel for pad work.
CMMS & Documentation
Administer the CMMS for the respective work area, maintaining the Equipment Register for all plant/area equipment.
