**Responsibilities**
The Maintenance Planner & MRO Parts Coordinator will be responsible for overseeing both the maintenance planning process and the procurement, inventory, and distribution of parts necessary to support production and packaging equipment. This combined role will ensure operational efficiency, with a focus on minimizing downtime, optimizing maintenance costs, and ensuring parts availability for scheduled and unscheduled maintenance activities.
**Responsibilities:**
**Safety:**
+ Promote and enforce Pactiv Evergreen's safety culture by ensuring zero safety issues in the plant.
+ Monitor and enforce compliance with plant safety policies, ensuring proper equipment maintenance and safe practices.
+ Ensure the correct safety documentation is utilized, in accordance with company policies.
**Maintenance Planning:**
+ Own and manage the CMMS asset hierarchy and preventative maintenance schedules for all facilities, production lines, and support equipment, including packaging systems, material handling, and automation equipment.
+ Oversee daily CMMS work order management, including assignment to available maintenance personnel, reviewing work completion, and ensuring timely closure of work orders.
+ Collaborate with maintenance, production, and engineering teams to plan, schedule, and execute planned maintenance work, with the goal of maximizing equipment uptime while minimizing costs.
+ Package planned work orders into parts kits and ensure availability of required materials before work begins, in coordination with the storeroom team.
+ Accurately estimate labor, materials, and equipment costs for all planned maintenance activities.
+ Assist in CMMS planning and execution for capital projects and plant upgrades.
+ Lead weekly maintenance scheduling meetings with engineering, maintenance, and production teams to ensure work is properly prioritized and resources are allocated effectively.
+ Utilize MTBF and root cause analysis methods to drive continuous improvement and eliminate equipment failures.
**MRO Parts Management:**
+ Oversee the procurement, inventory, and management of all parts and materials required for production and maintenance.
+ Collaborate with vendors to ensure timely delivery of critical spare parts, keeping inventory at optimal levels to prevent production downtime.
+ Track parts usage and inventory, working with the storeroom team to manage efficient storage and retrieval of materials.
+ Regularly assess parts inventory levels, ensuring critical spares are stocked and non-essential items are minimized.
+ Negotiate with suppliers to achieve cost-effective pricing and terms on parts and materials.
+ Continuously track parts usage trends and suggest improvements to streamline parts procurement and inventory management.
**Qualifications**
+ High school graduate or equivalent required.
+ 3+ years of experience in industrial maintenance, particularly in packaging equipment or related systems such as electromechanical systems, hydraulic systems, and process water systems.
+ Experience with CMMS systems such as Maintenance Connection, MP2, Maximo, or similar systems is preferred.
+ Familiarity with SAP systems is preferred.
+ Advanced proficiency in Microsoft Excel, including experience with functions like VLOOKUP, Pivot Tables, and Conditional Formatting.
+ Proficiency in Microsoft Office applications (Excel, Word, Outlook) required.

Responsible for being a liaison between the direct fulfillment program manager, demand planners and the DB Schenker BTS fulfillment site.
Tasks & Responsibilities:
* Ensure that all commitments from the various demand planning groups are within the agreed upon product lead times
* Resolve delays in providing the needed material within the agreed upon timeline
* Manage the lead times of all delivery orders placed on behalf of the customer and report any issues with lead times.

HVAC Certification is REQUIRED for this position.
Responsibilities:
* Oversee other maintenance and grounds personnel.
* Oversee ongoing maintenance needs, including preventative maintenance and repairs, etc.
* Working with the vendors for contracted services, including capital improvement projects.
* Prepping apartments for make-ready turns
* General maintenance duties as necessary
* On-call; respond to after-hour emergency calls
* Snow removal and maintenance of grounds, including common areas
* Preventative maintenance and repair on HVAC and other mechanical systems
* Completing work orders for service requests, including plumbing, carpentry, light electrical
Qualifications:
* Have complete grasp of on-site maintenance management.
* 4 -5 years of maintenance experience in multi-family/residential properties and at least 1-2 years in a supervisor capacity.
* Have detailed knowledge of make ready unit turns, including light carpentry, plumbing and electrical.
* HVAC certification is a plus.
* Must have a valid drivers license, reliable transportation, automotive insurance, and be able to travel to other properties, if needed.
* Must have basic set of tools.
* Be responsible and reliable.
* Have a positive, get the job done attitude.

Manages the associates responsible for the general operating maintenance and repair of the buildings and grounds to maintain proper care of the assigned community(s) in accordance with current federal, state, and local standards/regulations and company policies.
* Supervises the community maintenance, housekeeping and laundry (if applicable) staff, to include hiring, training, evaluating performance, resolving disciplinary issues and firing.
* Directs workers engaged in the maintenance and upkeep of the interior and exterior of the community. Inspects completed work for conformance to standards and policies.
* Oversees scheduled maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
* Coordinates maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs.
* Oversees repairs and maintenance of buildings including vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
* Ensures walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
* Maintains positive communication with local fire Marshall, building inspector, state elevator inspector, and any other jurisdictions governing the community.
* Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.
* Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions.
* Assess property damage and file property damage claims in accordance with company policy.
* Responds appropriately to resident or community emergencies by assisting as needed.

Residential Apartment Maintenance Supervisor
Essential Duties and Responsibilities:
Work with the on-site team in managing all maintenance-related repairs and upkeep of the property.
Manage the make ready process to ensure apartments are prepared for move-in in a timely fashion.
Initiate, perform & oversee maintenance projects that improve curb appeal, maintain and optimize building systems, and monitor contractor performance.
Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work.
Manage expenses properly in accordance with owner goals and actively seek to minimize expenses regularly, through the proposal process and pricing negotiation, as well as the budgeting process.
Develop and maintain relationships with vendors, negotiate pricing, collaborate on approved vendor list.
Direct supervision and support for the maintenance team on a daily basis, including identifying training and development opportunities and holding the team accountable for the condition of their buildings and work areas.
Direct the Preventative Maintenance program, ensure timely completion and thorough documentation.
Adhere to all local, state and federal housing rules
Create and motivate a team that focuses on customer service and curb appeal on a daily basis.

Qualifications:
HVAC and/or CFC certifications REQUIRED (or other applicable designations)
Must have working knowledge of NSpire inspection.

Extensive knowledge of residential building systems a must, including but not limited to, boilers, chillers, cooling towers, air handlers, condensing units, roof fans.
Professional building system licenses are preferred and may be required based on the building type of the assigned property.
Proficient using maintenance related programs, Microsoft Word, Excel, email and web searches.
Excellent communication skills, including writing, proof reading skills, and speaking.
Ability to manage multiple projects and work assignments from a variety of staff and volunteers.
Excellent interpersonal skills in person and by phone and email, with high professionalism.

What You'll Do: As a Maintenance Supervisor, you'll oversee the facilities at your assigned property to ensure that exceptional service is being delivered to all residents through quality maintenance practices. You'll also serve as a leader in our organization, working alongside the Property Manager, in championing the Coastal culture and ensuring maintenance associates have the tools, resources and direction to be engaged and successful. You will also spend approximately 75% of your time in the field performing maintenance related tasks. This is a full-time, position reporting to the Property Manager. This role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay. Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
Prioritize, assign, and provide quality control of work orders performed by maintenance team members, which includes monitoring and participating in the daily completion of work orders.
Knowledge of and ability to supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including but not limited to: HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.
Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
Manage and execute the turnover of units and make-readies for new residents.
Execute the property's preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
Assist in the development, implementation and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
As needed, assist our Facilities team in the coordination all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
Responsible for overall organization and cleanliness of work areas and maintenance shops.
Participate in on call emergency duties.
Other duties as directed and assigned.
Required Qualifications:
High school degree or equivalent required, bachelor's degree preferred.
At least 2 years' experience in a student housing, conventional multi-family apartment maintenance field required.
Previous supervisory experience strongly preferred.
EPA Certification (Type I and II) required.
CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.
Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder.
Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.

Responsibilities:
Full oversite and accountability for 360 units and two maintenance techs
Perform routine maintenance checks on HVAC systems, plumbing, electrical systems, appliances, and other equipment to ensure they are in good working order.

This role is responsible for a wide range of tasks, including the day-to-day maintenance of our home office complex, supporting new store openings with facility setup, and managing incoming and outgoing shipments. MAJOR RESPONSIBILITIES:
Perform routine inspections and light to medium duty maintenance, repair, and replacement of lighting and equipment throughout the corporate campus buildings. Some maintenance requires outside standard-hours scheduling.
Schedule and coordinate with the Landlord, as necessary, any building security, alarm, and inspections/permits as required. Be on call for security alarm response for the home office campus.
Operate standard warehouse equipment, including but not limited to pallet jacks, forklifts, dock ramps, and ladders.

Receive and sort incoming mail; meter outgoing mail and coordinate pickups.

Perform administrative duties such as maintaining the ServiceChannel facilities project platform, ordering supplies, calling on vendors for equipment repairs, processing checks, generating reports, answering phones, processing surveys, corporate warehouse organization, and inventory.
Manage WEX cards and inventory for store equipment, and vendor and contractor relationships, including but not limited to coffee and vending, restroom, cleaning, first aid, clothing, shopping carts, lighting, etc.
Coordinate shipments to stores, as well as new store openings, with the Distribution Center to ensure proper equipment gets delivered to stores.
Assist with the ordering of supplies for new store openings.
Perform other duties and tasks as deemed necessary by management.
EDUCATION, EXPERIENCE, SKILLS & ABILITIES
Must schedule and successfully complete forklift training and obtain certification within the first 90 days of employment. Two-hour training completed on-site.
High school diploma or equivalent required.
Prefer at least one year of experience in a distribution or warehouse environment.
