Key Responsibilities: Work Orders: Efficiently complete all daily work orders Communication: Communicate any delays in completing a work order with the supervisor in the management office Regular Maintenance: Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry Apartment Inspections: Assist the property manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections. Unit Turnover: Work with the office team to ensure all turnover repairs and services are completed and on schedule Preventative Maintenance: Maintain accurate records for preventative maintenance-building mechanicals, service requests, and apartment turn-over status and have full knowledge regarding contracts and suppliers their services, and goods. Building Codes: Stay current on all applicable building codes and safety standards Trash: Maintain trash areas. OSHA: Knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs. Operate within OSHA standards and company safety policies and procedures at all times. Emergency Response: Respond to emergency calls according to the company's policy on after-hours emergency calls (If applicable:) Snow Removal: Assist in the proper clearing of snow during a snow event Additional Duties: Perform other duties as outlined in the job description. He or she must maintain and operate all mechanical equipment and supervise all maintenance employees. The Service Manager will be responsible for maintaining both properties. Essential Duties and Responsibilities include the following Train and be responsible for work performed by all staff members under his or her direction. Hire and terminate employees in accordance with Drucker + Falk policy and under the direction of the Property Manager. Counsel (and document) maintenance employees to improve their work and work attitudes. Establish schedules and assign personnel routine maintenance tasks. Make certain that the community has maintenance coverage at all times, in case of emergencies or emergency work requests. Able to be on emergency “on call” status to respond to emergency work orders. Perform all duties with the highest consideration for safety, and train and be responsible for all staff members to do so as well. Conduct monthly safety meetings with staff and document topics discussed. Emphasize safety with all new employees. Continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, to ensure that the buildings and common areas are clean, grounds are being properly maintained and to identify current and potential safety hazards. Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with all OSHA regulations, i.e., maintain Hazard Communication Program, SDS, State and Federal posters and posting OSHA summary forms. Perform necessary maintenance and repairs in apartments with work orders. Strive to see that all work orders are completed within 24 hours. Turn vacant apartments into units ready for occupancy following Drucker + Falk guidelines. Schedule contractors for maintenance related work. Secure bids and proposals as directed. Use contract labor whenever it becomes cost effective, following approval by the Property Manager or Regional Property Manager. Strictly follow established budgetary guidelines. Follow all Drucker + Falk purchasing directives and procedures. Maintain operating manuals, warranty records and other materials pertaining to general inventory and parts replacement and availability. Keep abreast of developments in the field, including new products and new and less expensive ways of making repairs Always maintain the highest standards of resident relations. Complete and return Monthly Preventative Maintenance Sheets. Monitor all O & M Programs (i.e., Asbestos, Lead Based Paint and Mold & Fungi) in place on the community to ensure that all O & M Specialists, Consultants, Contractors and/or employees are notified of the presence of these substances when work to be performed may involve the disturbance of these substances. Ensure that all such work is performed following the established O & M program. The Maintenance Superintendent is also responsible for maintaining all record keeping and reports relating to these O&M programs to ensure that the property is in full compliance. Must be accurate in all phases of technical work. Performs other duties as assigned. Qualifications Supervisory Responsibilities - Manages 0-8 employees; in the Maintenance department. Responsibilities Reporting to the Operations Manager, the Maintenance Facilities Superintendent will have primary responsibility for: * Managing three shifts of maintenance personnel, including but not limited to scheduling the shifts, reviewing maintenance personnel performance, assisting the HR manager and Operations Manager in hiring new personnel, determining appropriate staffing levels, and assigning maintenance tasks to qualified personnel. * Overseeing the Limble CMMS (Computerized Maintenance Management System) work order and preventive maintenance system and making sure that work orders are appropriately prioritized, assigned, and completed. * Manage all projects in the plant related to plant equipment installations, overhauls, or large upgrades of existing equipment. Ensure projects are planned, adequately staffed and completed on time. * Working with operations to schedule preventive maintenance items requiring machine down time to complete. Ideally, when a machine goes down unexpectedly, the Facilities Superintendent will make sure that all associated PMs are completed before turning the machine back over to production. * Working with Production to ensure that breakdowns are correctly diagnosed and repaired and that when the machine is repaired, there is a maintenance turnover to the production crew explaining what the problem was, what maintenance did to rectify and what to watch for/do in the future to prevent the breakdown. * Work with corporate engineering on various projects in the plant. * Work with the Parts Coordinator to make sure that MRO inventories are appropriate. * Work with outside contractors to schedule various machine audits throughout the year and work with the outside contractors to make sure that we have contracts in place, safety training complete, insurance updated and supervise the work being performed to make sure it is completed to the terms of the contract/statement of work we negotiated with the contractor. * Identify training opportunities for maintenance personnel and develop individual training plans to include machine updates, latest technologies, tools, and troubleshooting techniques. The Maintenance Facilities Superintendent will be a member of the Division Management Team and will be responsible for relaying and ensuring that Divisional policies are implemented throughout maintenance. The Facilities Superintendent will be expected to maintain and develop departmental measurements aligned to the overall divisional strategy and vision and communicate them to the division management team.
