What you'll be doing:
Utilize hand/power tools, precision measurement tools, and electronic testing devices.
Ensure safe operation of machinery, mechanical electrical, pneumatic, and hydraulic systems and components.
Follow blueprints, schematics, operation manuals, manufacturer's instructions, and engineering specifications.
Troubleshoot sources of equipment problems through observation and use of precision measuring and testing instruments.
Perform boiler chemical and wastewater pre-treatment system testing, record results in logbooks / computer systems and make necessary chemical adjustments as required
Perform daily and weekly safety checks on boilers and make necessary repairs as required.
Record and analyze meter readings of utilities in long and take corrective actions when necessary.
Perform daily and weekly location/system safety checks and follow up to address concerns.
Inspect motor, belts, fluid levels, replace filters and perform other maintenance actions in accordance with maintenance procedures.
Inspect, clean and lubricate shafts, bearings gears and other equipment parts in accordance with work procedures and technical manual.
Utilize a Computerized Maintenance Management System.
Perform other duties as assigned by leadership.
Qualifications
What we're looking for:
High school diploma or GED equivalent required.
Two-year technical degree in an appropriate background is preferred.
Must be at least 18 years of age.
Valid driver's license and a safe driving record are required.
Knowledgeable in maintenance equipment.
Minimum of 6 months' work experience repairing industrial processing equipment in a production environment is required. Applicable military experience will be considered.
Must pass UniFirst's maintenance knowledge assessment test to be eligible for employment.
Ability to read blueprints and schematics is required.
Ability to read and understand maintenance literature printed in English is required.
Basic computer and Microsoft Office skills is required.
Lockout / Tagout experience is required
Ability to work overtime as needed is required.

SUMMARY
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
* Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
* Oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
* Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards.
* Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.

What You'll Do:
Champion Safety. Take an active role in prioritizing safety throughout the operation for yourself and others at all times in accordance with MSHA and Vulcan standards. Work with SHE and Company officials to promote a safe work environment that meets all state and federal rules and regulations. Ensure that proper safety and incident reporting procedures are followed.
Direct and Coordinate. Direct and coordinate the activities of production and/or maintenance hourly employees to obtain top quality workmanship, efficiency, employee satisfaction, morale, communication, and teamwork. Ensure employees receive proper training and instructions to perform job duties.
Manage Schedules. Direct and prioritize work activities of hourly production and/or maintenance employees. Schedule production requirements to support daily, weekly, and monthly sales forecasts to meet customer and production needs.
Ensure efficiency. Assume responsibility for the production of materials. Ensure timely and cost effective operations. Ensure proper and efficient utilization of all resources and equipment.
Additional Responsibilities. Other duties as assigned.
Skills You'll Need:
Experience. 5 years of work experience in supervision production employees is preferred. Experience in the mining/construction industry is preferred. On the job training or an equivalent combination of education and experience in mining practices is required.
Functional and Safety Knowledge. Must have knowledge and understanding of an aggregate, asphalt, cement, or ready-mix plant operation. Must have knowledge and understanding of OSHA and/or MSHA rules and regulations.
Flexibility. Must be able to work overtime and extended hours depending on customer and company demands. Must be able to work outside in all types of weather conditions and tolerate being exposed to loud noises.
Interpersonal Skills. Must have the ability to maintain satisfactory relationships with customers and the community in the performance of duties. Must be able to motivate and reward employees.
Ready to Drive. Must have a valid driver's license and have excellent driving skills.

Hourly Range. The base hourly range for this role is between $30.00 - $35.00 per hour. This range is not inclusive of our discretionary bonus or equity package. When determining a candidate's compensation, we consider a number of factors, including skillset, experience, job scope, and current market data.

A Maintenance Technician is responsible for keeping a facility operating and repairing any problems when they are discovered before they have a chance to worsen. A Maintenance Technician will usually be required to perform a wide range of repair tasks around a facility. Some other tasks a Maintenance Technician may be called upon to do include:
Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair
Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
Working on damaged electrical wiring when a shortage or severed wire occurs
Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly
Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof
Fixing potential safety hazards to avoid injuries
Painting the building when old paint has become faded or chipped
