MAINTENANCESUPERVISOR
The MaintenanceSupervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. Essential Duties & Responsibilities
Maintenance Management
Regular/daily onsite attendance is required
Coordinate, schedule, and respond to resident/management requests and work orders
Ensure all repairs and replacements necessary for community common areas and units
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Maintain hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Responsible for essential control of community
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.

Participate in on-call emergency at community

WHAT YOU'LL DO
Complete inspections, work orders, turns and tasks in four technical areas per company policies, goals, and values including a high level of customer service and assists in all other technical areas.
Solve routine and some moderately complex problems within four technical areas and assist in all other technical areas.
Notify the Service Manager of any parts or supplies that need to be ordered to complete a work order, turn, or task when inventory is low.
Participate in an On-Call schedule responded to emergency calls and document time and work as required by company policies.
Keep current on all HHHunt company required training classes either in-person or virtual and maintain any required certifications.
Communicate and work with contractors and vendors as instructed by the Service Manager.
Maintain time sheets as required by HHHunt policies.

OVERVIEW OF POSITION:
Repairs equipment and programs PLC's, including automated machines, controls, panels, relays, circuit breakers, communication systems and alarms. Installs electrical equipment with minimal instructions.

RESPONSIBILITIES OF THIS POSITION:
Level 1 Duties
· Operate electrical hand tools as well as voltage, ampere and temperature measuring devices.
· Work from blueprints, drawings, sketches or layouts.
· Diagnose problems in order to replace or repair parts/machinery as required.
· Operate and maintain basic Maintenance Department equipment and machinery.
· Perform scheduled preventive maintenance as directed.
· Troubleshoot and repairs equipment.
· Assemble, fabricate and install parts, equipment and machinery.
· Notify maintenance management of any abused and or misused equipment and/or machinery.
· Notify maintenance management of shortage of supplies.
· Participate in problem solving teams.

· Perform complex wiring assignments.
· Install and repair power, lighting, and electronic control circuits.

· Improve and maintain preventative maintenance program for Habasit assets.
· Repair and maintain equipment as needed and/or as directed by PM schedule.
· Ability to program PLC in Siemens and Allen Bradley format.
· Maintain OSHA compliance and records for site and equipment.
· Work with vendors to produce parts for machines and maintain spare part inventory.
· Maintain building and all maintenance contracts, such as cleaning services, landscaping, etc.
· Install any additional utility extensions and networking services.

Role Overview

Key Responsibilities
Uses industry-specific technology to establish priorities with daily assistance from Community Manager and Service Manager.

Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to Community Manager and Service Manager.

Post notices to vacate and other community communication, if applicable.
