Program Summary
The Maintenance Technician Development Program is geared towards individuals who want to gain the skills needed to receive their Airframe and Powerplant (A&P) licenses. The program requires enrollment in a FAR 147 certified program and offers mentorship and a defined path towards certification and starting a career with Horizon Air/Alaska Airlines.
If accepted into the program, the individual signs an agreement to work for Horizon Air/Alaska Airlines for a minimum of 30 months. Upon completing the FAR 147 requirements and obtaining their A&P license participants will become a Horizon Air Technician.
Key Duties
Currently enrolled and in good standing with an approved A&P school.
Quarterly check-ins with assigned mentor/leader.
Maintain effective communication with the company on curriculum progress.
Commit to work for Horizon Air/Alaska Airlines for 2.5 years post program completion and sign an agreement confirming this requirement.
Program Specific Experience, Education and Skills
Required:
Current enrollment in a certified FAR 147 FAA Airframe and Powerplant Program.
Ability to obtain and maintain A&P License within 90 days of graduation.
Ability and willingness to obtain a current valid passport allowing unrestricted travel, without a Temporary Resident Permit (TRP), to and from the U.S.
Ability and willingness to enter and exit Canada without restrictions and without requiring a Temporary Resident Permit (TRP) in order to complete maintenance work.
Ability to obtain and maintain airport AOA badge.
Possess excellent communication skills (both verbal and written).
Ability and willingness to consistently lift 70 lbs. and bend, stoop, squat, reach and grasp.
Ability and willingness to operate various types of ground support equipment, including movable turboways, forklifts, tow tractors, elevated boom lifts, and hoists.
Ability and willingness to work on elevated surfaces by utilizing stands, climbing ladders or other suitable equipment to access aircraft surfaces at elevation.
Ability to adapt to performing work according to set procedures.
Ability to work independently or in a team environment.
Detail oriented and highly organized.
Valid driver's license.
Ability and willingness to work a variety of shifts including nights, weekends, and holidays.
Ability to communicate in English.
High school diploma or equivalent.
Minimum age of 18.
Must be authorized to work in the U.S.

Qualifications:

Hydraulic and pneumatic systems knowledge.
Ability to understand blueprints, diagrams and ladder logic programs.
Experience with software interface tools for Allen Bradley or GE PLCs and windows based software preferred.
Proficient in using hand, power, shop and diagnostic tools.
Skilled in electrical power/controls, mechanical and fluid handling systems.
Experience working in maintenance related fields including general computer operated machines, industrial electrical and welding.
Plumbing and HVAC experience a plus.
Excellent organizational and verbal/written communication skills along with mechanical aptitude and ability to perform multi-task operations.

Responsibilities:
Plan and carry out program in repair, new construction and equipment installation
Train and monitor maintenance staff, and oversee services performed by outside vendors/contractors
Coordinate maintenance services with other departments and establish a preventative maintenance program
Plan, prepare and operate under the Maintenance budget, order and inventory supplies and equipment
Participate in community surveys by authorized government agencies and develop a plan of correction for any maintenance deficiencies
Maintain confidentiality of all resident care in accordance with HIPAA guidelines
Create and maintain an atmosphere of warmth, patience, enthusiasm, calm, and joy
Complete ongoing training as assigned
Complete other duties as assigned
Qualifications:
High-School diploma or equivalent
Must be at least 18 years of age
3+ years of experience with maintenance of a building such as an assisted living community, nursing home, apartment complex, or a business facility
Knowledge of boilers, compressors, generators, and various mechanical, electrical and plumbing systems
Knowledge in building codes, safety regulations, and reading of blueprints
Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community

POSITION SUMMARY
The Maintenance Director is responsible for the community's day-to-day physical plant operations while ensuring compliance with safety standards. They maintain the structural integrity of the building and provide general upkeep of all company maintenance-related issues, including HVAC, electrical, plumbing, carpentry, painting, major appliances, and amenities. They will manage our preventative maintenance programs and supervise the facility department staff.

KEY RESPONSIBILITIES
Use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
Organize, prioritize, and ensure service requests and repairs are completed correctly and on time.
Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal.
Perform turnkey work as required; ensure vacant units are ready promptly.
Maintain an excellent customer service relationship and communicate effectively with residents, fellow team members, vendors, and management.
Work with the Executive Director to obtain competitive bids for maintenance-related expenses.
Understand and adhere to budget guidelines.
Purchase supplies/vendor services using standard purchase order systems and proper bidding procedures.
Monitor inventory of parts and supplies at appropriate levels.
Hire, train, and manage department staff of Maintenance Technicians, as well as housekeeping.
Respond to resident and community emergencies.
Coordinate compliance with local, state, and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
Conduct regular inspections, identify needs, and execute corrections.
Requirements
CANDIDATE QUALIFICATIONS
Education and certifications:
A high school diploma is required.
An associate degree or higher from a college or technical school is preferred.
Experience, Competencies, and Skills:
At least 3 years of experience managing apartments, senior living communities, hotels, or large complex maintenance is required.
At least 1-2 years of supervisory/management experience, including staff hiring and supervision, scheduling, budgeting, and vendor management, is preferred.
Experience with HVAC, electrical, drywall repair and texturing, carpentry, plumbing, painting, and general maintenance.
Ability to use general maintenance tools, supplies, and equipment; participate in on-call rotation.
Excellent communication skills and customer service mindset.
Ability to be on call 24/7 for any maintenance-related emergencies in the community.
A valid state driver's license is required.

The Maintenance Manager assists with managing the building operations and working with the Community Manager to ensuring the success of the building. The Maintenance Manager shall thoroughly understand the physical condition of the properties and shall have a high level of knowledge of all contracts, building rules, procedures, and operating policies affecting the buildings and skilled to complete various basic maintenance work as needed. Qualifications:

· Respond to after-hours maintenance emergencies on a rotating on-call schedule

Key Functions Planner:
Plan weekly work across operations, maintenance, engineering, and contractors.
Prioritize work orders for planning, scheduling, and execution.

Control backlog of work notifications and work orders.
Create detailed Gantt schedules using MS Project for shutdowns.
