Reporting directly to the Glass Operations Supervisor, the Machine Maintenance Technician is an experienced machine maintenance worker ensuring that all Fosbel machines are maintained to meet quality standards, which will add to the high level of customer satisfaction. As part of the Warehouse Team, at times, this individual will assist with inventory control, material handling and other warehousing activities. Conceptual knowledge of PLC capability and operation, relationship of volume, pressure and mass regarding solids and gases, pressure vessel care and maintenance. Good technical writing skills. The Maintenance Supervisor directs and maintains the overall condition of the property, including, but not limited to exteriors, common areas, vacant units, floor care, and trash removal, as well as for the property surrounding the building(s), including litter pick-up, janitorial services, sidewalk clearing, and snow removal in a safe, attractive and comfortable condition. Performs preventative maintenance and corrective maintenance. Maintains relationships with current and prospective residents and any vendors working on site. The position reports to the Property Manager on a 300+ unit community. Responsibilities include but are not limited to: Read and carry out work orders and requests promptly, thoroughly, and efficiently. Ensure all work orders are completed promptly based on priority Carry out preventive maintenance schedules and functions. Working hand in hand with the Property Manager on a monthly budget review. Performs necessary inspections on units, equipment, and systems to determine repairs needed. Schedule and participate in on-call availability for maintenance and emergency requests. Record repairs and maintenance performed. Exterior structural maintenance as needed Managing coverage of a 24/7 emergency cell phone Inventory, care for, and maintain parts, equipment, materials, and other supplies owned by the property and/or the management company. Report unusual or extraordinary circumstances regarding the property or residents. Diagnose issues, replace or repair parts, test and make adjustments, and report those and any unusual situations to proper supervision. Perform a variety of maintenance, grounds keeping, and cleaning functions. Use a variety of hand and power tools in performing duties. Apply and/or monitor the proper use of chemicals. Operate and comply with OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Maintain clean and orderly work areas. Direct and control the work of the maintenance staff. Maintain the required uniform and ensuring a professional appearance and courteous attitude at all times. Assume other duties and responsibilities as may be delegated. This position requires regular and predictable attendance as an essential function of the job. Qualifications EPA Certified/HVAC certifications are required. Experience & Education High school education or equivalent. 3+ years of experience working in a maintenance supervisory role in property management preferred. Possess troubleshooting skills and the ability to identify and repair defective system components. You set up your station, select the right wire, rods, and settings, and execute precise welds to meet tight tolerances. Between assemblies, you'll rig and move panels using overhead and jib cranes, keep production flowing across different lines, and complete accurate paperwork to keep inventory in check. Throughout the shift, you perform light preventive maintenance, help teammates troubleshoot welds and fits, and maintain a clean, organized area to ensure safety and quality. Core responsibilities Transform basic drawings into finished grating assemblies, performing straightforward fabrications such as straight and band cuts, applying nosing and toe plates, and installing anchor blocks. Alternatively, you can set up and weld all configurations of heavy-duty, hand-welded grating. Consistently meet established quality standards and productivity targets. Own the layout, fit-up, and welding of grating product lines per job orders and prints, including verification of material type and spacing. Work effectively in a largely self-directed setting with limited supervision. Safely operate overhead and jib cranes to lift, move, and position grating panels. Use power tools safely and skillfully, including saws (band, cold, table), presses, grinders, cutting torches, routers, and welding equipment. Accurately complete job paperwork and time reporting to support inventory management. Perform routine equipment care and identify when maintenance or repairs are required. Troubleshoot welding and fabrication issues and support other business units as needed. Shift between production lines based on demand and priorities. Communicate clearly and work collaboratively with the team. Maintain an orderly personal workstation and shared areas. Cross-train and take on additional duties as assigned. Qualifications High school diploma or equivalent. Hands-on experience with MIG and Stick welding; capable with oxy/fuel and plasma cutting on carbon steel, stainless steel, and/or aluminum. Familiarity with AWS codes such as D1.1, D1.5, and/or D1.2; certification out of position is expected. Proficient with a wide range of hand and power tools and safe overhead crane operation. Blueprint reading and interpretation skills; able to understand both metric and standard tape measures. Solid math: add/subtract two-digit numbers; multiply/divide by 10s and 100s without a calculator; work with whole numbers and fractions in both metric and standard units. Team-oriented with strong communication. Preferred: 2-4 years of fabrication training/experience; 2-4 years with a steel, stainless, or aluminum manufacturer; and 1-2 years of overhead crane experience. Physical demands Expect repetitive motions and extended periods of standing and walking. You will stoop, bend, reach, grasp, push, and pull grating of varying sizes and weights.
