MAINTENANCESUPERVISOR
The MaintenanceSupervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The MaintenanceSupervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.
Essential Duties & Responsibilities
Maintenance Management
Regular/daily onsite attendance is required
Coordinate, schedule, and respond to resident/management requests and work orders
Ensure all repairs and replacements necessary for community common areas and units
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Maintain hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Responsible for essential control of community
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Participate in on-call emergency at community
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., "walk" units to ensure make-ready and work orders are completed)
Personnel Management
Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff
Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
Provide Community Manager input regarding employee performance evaluations
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
EPA & CPO certification required; HVAC desired.
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Role Summary
The Maintenance Manager leads a multi‑skill maintenance team to maximize equipment uptime, build technician capability, and drive continuous improvement across utilities and production assets. This leader establishes the maintenance strategy (PM/TPM/CBM), ensures safe, compliant work practices, and partners closely with Production, Quality, and EHS.
What You'll Do
Lead & develop a team of maintenance technicians, leads, and planners; set clear expectations, coach performance, and recognize wins.
Own the maintenance strategy-PM/TPM schedules, condition‑based work, and rapid response-balancing reliability, cost, and risk.
Build and run structured training programs (skills matrices, progression paths, OJT labs, vendor training, certification tracking) for technicians.
Ensure safety & compliance (LOTO, machine guarding, NFPA‑70E, OSHA) and enforce best‑practice permits, procedures, and audits.
Manage spare‑parts strategy (critical spares, min/max, vendor performance, obsolescence reduction).
Partner with Project Manager and technology Expert on equipment installs, upgrades, and line trials; own maintenance readiness and documentation.
Support 24/7 operations with effective on‑call, escalation, and breakdown management processes.
What You Bring
Proven leadership in an industrial manufacturing maintenance environment (high‑speed converting, packaging, paper/film/web handling, or similar preferred).
Demonstrated experience designing and running training programs for maintenance technicians.
Hands‑on electromechanical aptitude; strong grasp of pneumatics, hydraulics, drives, and industrial controls; ability to coach safe troubleshooting.
Working knowledge of PLCs/HMIs and the judgment to involve specialists when appropriate.
Effective communication across shifts and functions; clear status updates, concise handoffs, and crisp priorities.
Fast learner who thrives in a dynamic environment; quickly absorbs equipment specifics and standards.
Track record as a motivator who builds accountable, engaged teams and a culture of excellence.
Education: AS/BS in Engineering/Technology or equivalent experience required.
Schedule & Work Environment

Position Summary
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities
Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
Maintain the property's operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience
High school diploma or GED - Preferred
Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
A minimum of one year of supervisory experience - Preferred
EPA certification required
CPO - Preferred
Microsoft Office Suite, Project Management
Valid driver's license - Required
Qualifications

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Community Maintenance
