We are currently seeking a Maintenance Supervisor!
Maintenance Supervisors Oversee the maintenance team and provide maintenance for the property including upkeep and repair of buildings and grounds.
Responsibilities include:
Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance
Assist with interviewing, screening, and making recommendations for any potential service, housekeeping/custodial, or grounds personnel in conjunction with the manager
Assist in the subsequent training of all service, housekeeping/custodial, or grounds personnel
Clean and maintain work areas, tools, and equipment
Take the initiative to improve processes and maintenance methods
Maintain MSDS sheets as well as replacement logs
Hold the maintenance team accountable to ensure they are meeting expectations including attendance
Schedule and assist in the supervision and selection of all vendor work
Be responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial and grounds departments under the direction and with the approval of the community manager
Ensure OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
Handle all lock-outs as a result of evictions and take responsibility for 24-hour response to service requests
Be available to work on an on-call basis
Report unusual or extraordinary circumstances regarding the property or residents
Remove snow and ice as necessary
Ensure necessary tools are on hand
Requirements:
Knowledge in HVAC, plumbing, and electrical
Self-motivated with attention to detail
Ability to operate various hand tools including power tools
Ability to maintain positive relationships with internal and external contacts
Effective communication skills
Property maintenance/handyman experience
Supervisory experience preferred

Qualifications
In order to qualify, you must meet the quality level of experience requirements described in the Office of Personnel Management (OPM) Qualification Standards Handbook X-118C for WG-8800 Aircraft Overhaul Family.
QUALIFICATIONS: Applicants will be rated in accordance with the OPM Qualification Standard Handbook X-118C for the WG-8800 Aircraft Overhaul Family. 1. This is an Air Reserve Technician (ART) position. The incumbent is required to meet and maintain Air Force Reserve requirements. Work schedule will be aligned to allow incumbent to fully participate in unit training assemblies (UTA). The incumbent's regular assignments are ART duties; however, the incumbent may be assigned some non-ART duties, generally not to exceed 30 percent of total responsibilities.
2. The work may require the employee to drive a motor vehicle. An appropriate, valid driver's license may be required for the position.

Position Summary

THE ROLE...
As the MAINTENANCE MANAGER for Charleston, you will develop, implement and manage all administrative, financial and operating aspects as they directly relate to the engineering department. Responsible for the safety and profitability of the properties in compliance with corporate standards, as well as local, state & national codes & regulations.
A successful Maintenance Manager will not be afraid to roll-up their sleeves to get the job done while also leading the implementation of all property and equipment preventive maintenance and repairs, monitor life safety systems and utilities and assist in the administration of the department in compliance with all local, state and national codes and regulations to protect assets, guests and employees.
Summary of Key Responsibilities
Responsibilities and essential job functions include but are not limited to the following:
Responsible for following all IRH management company standards.
Responsible for maintaining all HVAC, elevator, fire system, plumbing, and landscaping contracts.
Ensures all mechanical equipment is in working order.
Follows all safe working standards.
Reviews and understands all MSDS products of Charleston properties.
Creates and maintains all preventive maintenance programs with on-going documentation.
Communicates with all departments on an on-going basis.
Manages all controllable expenses, labor cost, and cost per location.
Orders all necessary products to complete the daily operation.
Responsible for all normal repair of the building.
Maintains a safe and fair work environment at all times.
Direct the work of others in engineering or other departments.
Performs other related duties as assigned.

Position Summary
The position: The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities
* Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
* Maintain the property's operating budget and secure competitive bids for supplies and services.
* Process purchase orders (POs) and invoices to keep costs under control.
* Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
* Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
* Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
* Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
* Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.

Qualifications
Education & Experience:
* Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
* High school diploma or GED - Preferred
* A minimum of one year of supervisory experience - Preferred
* EPA certification required
* CPO - Preferred
* Microsoft Office Suite, Project Management
* Valid driver's license - Required
