Position Summary
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities
Supervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
Maintain the property's operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.

About the role
The Area Maintenance Manager (AMM) is responsible for consistent execution of maintenance related initiatives for our South Region facilities. The AMM is responsible for supporting multiple facilities in the Reworld South Region. The AMM will establish & champion best practices in maintenance management for both corrective, preventive and predictive maintenance, aligned with Reworld's corporate Operations and Maintenance standard initiatives. The AMM will assist with mentoring and the development of facility Maintenance Managers, oversee and audit facility-based maintenance skills and focus on all maintenance work execution from work assignment to documentation close out. The AMM will assist each facility with guidance and instruction to build a Long-Term Maintenance Plan (LTMP) following regional templates and coordinate with the Area Operations Manager to support their facilities during outages as required. Outage support shall consist of outage preparation, outage readiness completion and support the Director of Maintenance in developing the LTMP for the area. It will also include coordinating with the corporate and regional subject matter experts (SME) and ensure all Maintenance Standards are completed as well as planning for their completion in the outgoing years. The AMM should have excellent organizational and leadership abilities that demonstrate a good understanding of foundational maintenance activities that assure a high level of uptime of facility equipment.
Responsibilities:
Maintenance Oversight
Oversight responsibility for work assignment and performance for Area Planners, scheduler and/or project managers, Facility maintenance manager performance development and mentoring, Implement corporate initiatives/training across assigned assets and establish regional best practices for, assure conformance to Corporate maintenance standards, Coordinating with facility teams and area managers to complete outage readiness index requirements as well as developing a long term maintenance plan, auditing facilities to ensure compliance with corporate maintenance standards.
Outage/Project Management
Provide technical support and review of annual outage work identification, scope development, and detailed planning activities. Collaborate with plant maintenance managers to review and critique contractor bid packages/proposals to ensure maintenance excellence standards are built into all planned outage work. Oversee, audit, and provide coaching for outage execution to meet work management standards using industry best practices and corporate maintenance standards. Leverage interplant cooperation identifying and developing key personnel to support active outages within region Participate in contractor selection, development, and performance evaluation. Utilize SME feedback to assist in the future planning of all LTMP work.
Cost and Work Management
Facilitate LTMP meetings for area facilities to validate that facilities USDT issues are being reviewed as well as all SME recommendations are implemented where required. Participate in Facility Maintenance budgeting and participate/co-host the Monthly South Region Maintenance Managers Meeting. Assist facilities as needed in MOH management/ supervision with a focus KPI analysis finding with Regional Maintenance Director. Frequently review legacy practices to improve the Outage process and establish facility maintenance management workflow consistent with a standardized cost tracking process. Assist in the review of critical spares for each facility and make recommendations on inventory levels. Coordinate pricing on LTMP projects and assist in gathering costing for outage scopes of work.
Requirements:
10 years in industrial maintenance/reliability management minimum with outage planning and execution responsibility.
5 years minimum maintenance supervision.
Strong facility process understanding via P&IDs, drawings, and specifications.
Knowledge of required and/or former use of following are desirable:
Detail work/job planning and work hazard analysis.
Failure mode analysis and failure analysis techniques.
Industrial facility maintenance practices.
Knowledge of machinery vibration analysis methods, thermography, condition assessment via instrumentation and field experience performing each or other NDT methods.
Knowledge of industrial codes and standards ex: ASME, NBIC, OSHA, NFPA.
Proficiency in MS Office, especially with Excel (spreadsheets, modeling, and pivot tables), Outlook, and Access.
Experience with Planning & Scheduling software, Primavera P6 preferred or MS Project.
Working knowledge of processing facility equipment including piping, mechanical, electrical (including PLC's), pneumatic and hydraulic systems of equipment is necessary.
Excellent written and verbal communication skills.
Strong problem-solving capabilities.
Ability to multitask and prioritize.
Self-starter with strong problem-solving skills.
Safety focused and OSHA knowledgeable.
Schedule:
This position is primarily a Monday-Friday, day-shift role. However, travel is required and may be up to 50% based on business needs. Evening, overnight, and weekend work may be required periodically to support plant outages, major maintenance activities, and operational needs.

Position Summary
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. Maintenance supervisor job in Miami, FL
This position is responsible for managing all aspects of line maintenance at their assigned station(s) including contract maintenance personnel and maintenance managers.
Responsibilities
Provides managerial oversight of Maintenance Managers and stations as assigned.
Periodically conducts analysis of flight schedules, past and future, to match manpower to flight activity changes.
Coordinates manpower and personnel schedules to provide adequate manpower coverage as needed to support aircraft line maintenance operations.
Reviews all delays for improvement opportunities and tracks On-Time performance for assigned station(s).
Ensures the safe and efficient maintenance of company aircraft within their station / geographic area, in accordance with company policies, procedures and regulatory requirements.
Responsible for managing, coordinating and providing oversight for contract line maintenance personnel in their station(s) and geographic area as assigned.
Ensures personnel under their supervision are trained and qualified in accordance with GMM policies and procedures.
Monitors the training, qualifications and level of proficiency for maintenance personnel at assigned station(s) / geographic area.
Monitors Flight Schedules and fleet status to ensure best use of resources, ground time and aircraft routing.
Coordinates line maintenance requirements with MCC, Workload Planning, Materials, Quality Control, and A/C Planning Departments.
Maintains surveillance of line maintenance activity at assigned station(s) / geographic area.
Coordinates resources and technical support as necessary in cases of major mechanical events or AOG situations.
Improve efficiency and reliability by identifying recurring problems and recommending changes in procedures.
Responsible for coordinating the timely repair of deferred maintenance items on aircraft transiting assigned station(s) and/or geographic area.
Ensures shift turnover and work interruption procedures are followed to ensure incomplete maintenance work is completed before an aircraft is returned to service.
Ensures station(s) provide accurate and timely updates to MCC for maintenance and aircraft AOG status information.
Monitors maintenance history, AHM, Repeat Item, and Oil Watch Programs.
Formulates corrective action plans for mechanical problems and deferred maintenance items in coordination with MCC.
Maintains communication with Regional Director to ensure cost-effective application.
Ensures station(s) are performing timely entry of log page discrepancies and parts changes in TRAX.
Ensures personnel in their assigned station(s) / geographic areas are versed in the use of the TRAX system.
Ensures station(s) are monitoring spare engine status and engine change kit readiness.
Maintains liaison with Ground Operations and Flight Operations to ensure safe and dependable operations.
Enforces safety procedures and practices outlined in company manuals and industry standards.
Performs duties and responsibilities at field locations away from home base as assigned.
Flies on company aircraft as assigned to support aircraft operations around the world.
Performs self-audits of station(s) / geographic area as needed.
Develops and manages station(s) / geographic area budget(s).
Must be able to obtain and maintain airport access badges for assigned station(s)
Performs additional duties as assigned.
Qualifications
Bachelor's degree or equivalent relevant years experience
Must hold a current and valid FAA Mechanic Certificate with Airframe and Powerplant ratings.
Must maintain Atlas Air qualification and authorization for Airworthiness Release for aircraft assigned to station(s)/region.
9-13 years of experience on 747/767/777 aircraft or equivalent wide body aircraft and 737NG aircraft or equivalent narrow body aircraft required.
Managerial experience is required.
Salary Range: $117,500 - $158,500
Financial offer within the stated range will be based on multiple factors to include but not limited to location, relevant experience/level and skillset.
