Job Description
Previous experience repairing CNC machines is needed.
Complete preventative maintenance on all facility equipment to include CNC lathes and mills, manual lathes and mills, and other facility equipment.
Analyzes machine problems by using troubleshooting techniques, repair manuals, drawings or manufacturers' specifications to determine logical approach to correct the problem.
Disassembles machines to find & replace worn or damaged parts and reassembles.
Utilizes measuring instruments such as micrometer, caliper, dial indicator and precision level will be required.
Relocates, installs, and aligns machines and equipment.
Coordinate and schedule third party vendors for repairs and maintenance as needed.
Perform duties in accordance with company safety policies.

Qualifications

Previous experience as a CNC machinist is preferred
Experience repairing Mazak and Haas equipment is a plus

• Assistant Duty Hours. The Assistant shall be on site during normal duty hours. After normal duty hours, the Assistant shall respond telephonically to emergencies within fifteen (15) minutes and physically to the MTF for situations requiring their presence on-site within one (1) hour of phone notification. The Assistant shall be reachable, by the Facility Management staff, on their company cell phone 24/7/365. Whenever the Assistant is contacted regarding an emergency, the Assistant shall immediately provide guidance to contractor personnel/employees and then contact the COR and/or FM and PM.
• Shall have sufficient education, training and experience to perform responsibilities.
• Shall have sufficient management and technical experience to provide technicians with proper leadership and training to complete all assigned tasks in a proficient manner.
• Ensure schedule and cost goals are being met daily.
QUALIFICATIONS:
• Shall have a minimum of four (4) years' experience in industrial, commercial or hospital-type facilities planning, maintenance and repair and operation.
• CHFM certification, or ability to obtain within 90 days.
• Formal training related to The Joint Commission (Environment of Care/Life Safety Code standards.)

The Maintenance Manager's primary responsibilities include
Managing the maintenance team and overseeing all projects and responsibilities.
Performing various maintenance duties necessary to maintain and enhance the value of the community.
Handling repairs and improvements of vacant apartments for market ready status and works as a team participant along with the maintenance team and community manager to ensure the community meets the quality maintenance standards set by the Company.
Qualifications & Experience:
A high school diploma or GED equivalent is required.
Valid driver s license and good driving record required.
Reliable transportation with auto insurance required.
May have HVAC and other related state-required certifications, such as Certified Pool Operator. EPA certifiable status preferred.
A minimum of one to three years verifiable hands-on general maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, painting, etc. is preferred with proficiency in at least one major area.
Intermediate level understanding and experience in most maintenance trades: HVAC, Plumbing, Electrical, Painting, Appliance Repair, Carpentry, Landscaping, and/or Pool Operation.
Machines, Tools and Equipment, Software: Hand tools normally used in construction, maintenance and landscaping including but not limited to hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, auger, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Power tools including circular saw, power drill, bench grinder, and reciprocating saw. Motorized vehicles. Smartphone w/Internet .
Compensation:

Job Summary:
PTC is seeking a Maintenance Manager with the primary responsibility for planning, directing, coordinating, and managing the maintenance department of a production facility. Essential to the position is the organization and execution of a sound preventative maintenance program including all project work, internal and external building and grounds maintenance and machine repair. The successful candidate will work closely with the plant departments, Plant Operations, Safety Supervisor, and Quality Manager. The position reports to the Plant Manager. Essential Duties and Responsibilities:
Delegates responsibility for the direction, planning, and scheduling of Maintenance personnel and equipment on their shift in the most effective manner in order to provide for maximum utilization of personnel and equipment.
Studies production schedules and prepares estimates of worker hour requirements for completion of job assignments. Coordinates ordering of materials as required for timely completion of projects.
Checks work of personnel assigned to insure quality standards are being met and for timely completion of assignments.
Interprets company policies to workers and enforces safety regulations.
Interprets specifications, blueprints, and job orders to workers, and assigns duties.
Recommends measures to improve production methods, equipment performance, and quality of product.
Suggests changes in working conditions and use of equipment to increase efficiency of the shop, department, and work crew.
Analyzes and resolves work problems as well as assists workers in solving work problems.
Maintains time and production records.
Confers with other supervisors to coordinate repairs with the activities of individual departments.

Manage and direct the maintenance functions within the plant with minimum cost and high reliability
Develop and implement procedures for prevention, prediction, and improvement within maintenance
Responsible for procedure implementation for ISO systems
Control the ongoing repair and period maintenance budgets in line with the fiscal plan
Determines shift to shift staffing to ensure equipment maintenance and project loading is sufficient
Work with MRO supplier to ensure critical spares are available when needed
Work one on one with equipment rebuilders, rigging, and transportation companies
Ensure staffing has all necessary safety training
Foster an environment of creativity, participative leadership, mutual respect for all employees within the department and an environment that nurtures a team approach to getting things done
Responsible for performance management, coaching, and preparing corrective action for employees and liaises appropriately with HR and other support functions
Perform additional projects/duties to support ongoing business needs

Analytical, troubleshooting, and problem-solving skills required
Effective organizational and time management skills including priority setting and handle multiple projects at a time
Effective written and verbal communication skills
Ability to use good judgement and strong work ethics and integrity on the job
Ability to adjust to operational needs as they arise. Ability to work under pressure and able to make sound decisions
High level of attention to detail and compliance oriented with regulations, policies and procedures including safety

Maintain the property's operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.
Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
Education and Experience
High school diploma or GED - Preferred
Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
A minimum of one year of supervisory experience - Preferred
EPA certification required
CPO - Preferred
