As our Maintenance Technician, you will provide high quality service to our residents, joining a team of outstanding team members with a commitment to excellence. You will be responsible for the routine maintenance of the physical integrity of the community, including daily pickup of grounds, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. Our HVAC Technicians receive work orders on our Maintenance Mobile app. You will be provided a stipend for your use of your personal smartphone to stay connected with us and process through your work orders.** Summary of responsibilities: Provide outstanding customer service to all current and future residents Complete resident work orders on a timely basis (24 to 48-hour expectation) Broad knowledge of general maintenance: HVAC, plumbing, electrical, and carpentry Assist with court-ordered “set-outs” when necessary Perform unit turnover between residents per company standards (3-5 days) Maintain grounds and curb appeal Able to prioritize and handle multiple tasks Be responsive to on-call emergencies Requirements: Successful candidates will have: 1+ years of related experience Reliable transportation and valid driver's license, required HVAC training and certification preferred Commitment to regular attendance (may include weekend and OT hours) Ability to be “on-call” for emergencies Ability to receive, manage, and close work orders by using smartphone applications

Job Description Salary: starting at $21.00 per hour, based on experience Schedule: Part Time The Maintenance Technician assists the Maintenance Manager with executing the general operating maintenance and repair of the community and physical plant. They work to maintain proper operations of the community in a safe, clean, and comfortable manner. In this position, your main responsibilities will include: Respond to resident and family requests for maintenance assistance. Must be capable of following direction to make electrical, plumbing, HVAC, painting, and structural repairs. What you'll do in this role: * Working with flywheel, pneumatic systems and hydraulic presses or assembly equipment, troubleshoots production machinery and equipment for electrical and mechanical malfunctions. Assists in the teardown and rebuild of machines. * Performs scheduled preventive maintenance tasks and periodic inspections on production machinery and equipment. Lubricates and cleans parts. Adjusts devices positions and controls. * Inspects used parts to determine changes in dimensional requirements. Examines form and texture of parts to detect imperfections. Troubleshoots mechanical failures. Repairs or places defective parts. Dismantles devices to gain access to and remove defective parts. Installs parts into devices. Starts devices to determine their performance. * Maintains spare parts inventory. Orders parts. Computer work as workload dictates. * Keeps an accurate record of work performed. * Performs other routine duties as necessary. * Keeps work areas clear and free of debris. * Adheres to safety rules and ergonomic practices.
