The Maintenance Technician position will perform routine and extensive preventative maintenance and repair procedures in building. Assists in various maintenance and warehouse department functions and tasks and assists with the performance of various duties. Testing and cleaning pool and spa. Performs variety of skilled duties in one or more of the building trades, such as painting, make readies, carpentry, minor electrical, or other recognized crafts for the purpose of maintaining, repairing the building.

Perform routine, repetitive daily inspection and maintenance necessary to building exterior/interior.
Assists and performs semiskilled tasks of a general nature in connection with maintenance, repair and construction tasks in the upkeep of the Distribution Center building
Assists and performs with installation, maintenance, repair and construction work in the basic building maintenance trades, such as carpentry, painting, electrical, plumbing, locksmith, carpet, and mechanics.
Assists and performs functions in the construction, installation and maintenance of roofs, furniture, fences, cabinets, shelving, marker boards/chalkboards, tack boards and a variety of other structures and items.
Inspect properties and communicate with management regarding proper grounds keeping and general cleanup and maintenance.
Prepares and paints walls and woodwork or performs other types of refinish.
Maintains accurate records of preventative maintenance schedules, and MSDS sheets.
May perform weekly safety checks throughout the facility to ensure a safe and clean environment for the patrons of the facility and to eliminate all hazards.
Patching drywall, and painting apartments.
Skills
One year experience as a make ready technician, one or more of the basic building maintenance trades. One year in a high rise building.
Knowledge of manual and electrical hand tools.
Ability to work a flexible schedule, which may include off-shift hours and weekend assignments.
Supervisory Responsibility
This position has no supervisory responsibilities.
Education
High School Diploma or General Education Diploma (GED)

Working Conditions
Must be able to lift and stack objects up to 50 pounds occasionally and frequently exert 10 to 20 pounds of force to lift, carry, push, and pull or otherwise move objects.
Work involves frequent periods of standing and walking, which may include climbing ladders and staircases.
Work involves stooping, kneeling, crouching, twisting/turning and reaching; bending at the waist. Indoor/ outdoor work environment with exposure to extreme weather.

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns

About the Role

Pay: The pay range for this position is $99,760 to $149,640. Unilever takes into consideration a wide range of factors that are utilized in making compensation decisions including, but not limited to, skill sets, experience and training, licensure and certifications, qualifications and education, and other business and organizational needs.
Bonus: This position is bonus eligible.
Long-Term Incentive (LTI): This position is LTI eligible.

Job Description
Schedule: Interim role for approximately 30 days. Duration may extend based on circumstances.
The Manager, Maintenance is responsible for organizing and executing the general operating maintenance and repair of the community and physical plant.
In this position, your main responsibilities will include:
Establish and follow a preventative maintenance schedule on all systems including but not limited to: HVAC, elevator, fire life safety equipment, fire sprinkler, generator landscape, kitchen equipment, backflow preventers, testing of emergency systems, and asset preservation.
Must be knowledgeable, capable of troubleshooting and able to identify issues arising with electrical/mechanical, plumbing, HVAC, structural issues, and painting.
Utilize Yardi work order system to manage maintenance and repair issues throughout the community.
Ensure that all community vehicles are maintained properly and kept in good working condition. Maintain required credentials to drive community vehicle as needed.
Adhere to community on-call requirements for emergency repairs or maintenance issues.
Qualifications
To be successful in this position, we believe that you need the following experiences, strengths, and skills:
High School diploma or equivalent required
HVAC certification preferred
A minimum of 2 years in a Property maintenance position
Senior Living property maintenance preferred
Advanced knowledge of building systems such as HVAC, plumbing, electrical, and mechanical
Must be medically able and willing to wear a NIOSH-approved tight-fitting respirator (N95 mask), if required by and in accordance with federal or state regulations or Spectrum policy

Skills
