About the maintenancesupervisor position:
We're looking for a talented maintenancesupervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. The maintenancesupervisor is responsible for ensuring compliance to the company risk management program. Also, has financial responsibilities for contributing towards and adhering to property budget.
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction.
Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
Promptly communicate with maintenancesupervisor and property manager concerning all maintenance issues at the property.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Help monitor response times for emergency on-call/after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.
Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.
Act as mentor to maintenance team.
Maintain a professional demeanor and appearance at all times, promoting the same to entire team.
Responsible for the administration of the company risk management program.
Complete special projects as assigned by maintenancesupervisor and/or property manager.
Promptly communicate with the property manager concerning all maintenance issues at the property.
Solicit suppliers and contractors when work is necessary and monitor that they are compliant according to company policy.
Work with the property manager to ensure the team and the property are compliant per company, ownership, state and federal policies and standards.
Walk property weekly with property leadership to collaborate on property challenges and operations.
Responsible for ensuring maintenance costs remain within allotted property budget and providing input on expenses for future budgets.
Other duties as assigned by property leadership.
Education and Experience:
High school diploma or equivalent is required.
At least three years of experience in the property management industry or directly related field.
Possess general maintenance and carpentry skills.
Skills and Requirements:
Must maintain a valid driver's license, clean driving record and current auto insurance is required
Ability to read, write and understand English.
Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.

MAINTENANCESUPERVISOR
The MaintenanceSupervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The MaintenanceSupervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.
Essential Duties & Responsibilities
Maintenance Management
Regular/daily onsite attendance is required
Coordinate, schedule, and respond to resident/management requests and work orders
Ensure all repairs and replacements necessary for community common areas and units
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Maintain hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Responsible for essential control of community
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Participate in on-call emergency at community
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)

Working Conditions:
* This position requires the ability to safely use, handle and inspect equipment containing (and perform maintenance in close proximity to sources of), hazardous energy, hazardous chemicals and hazardous wastes as those terms are defined under various safety and environmental regulations.
* The position requires the use of appropriate personal protective equipment for the hazards identified above. Achieve per gym Facility/Equipment standards of: Equipment % Working: 99% or greater, Open Work Orders of 5 or less, and Average Age of Open work orders of 5 days or less.
Perform club inspection/audit for all assigned locations each quarter with the district maintenance technician, to ensure a positive member experience that represents the Crunch Fitness brand.
Ensure technicians are updating the internal online work order program, recording and maintaining a schedule of historical repair needs for each gym. All work orders to be updated daily.
Manage and control parts inventory per assigned region with accurate records of parts used or exchanged.
Manage technician daily/weekly reporting and follow expected weekly club visit schedule.
Work with District Maintenance Technicians to solicit bids and quotes from vendors and dispatch contractors to repair and maintain facilities.

This position is responsible for managing all aspects of line maintenance on his/her assigned aircraft. The Manager, 747/767 Flight Maintenance is responsible for tracking, correcting, and providing accurate status information on all technical discrepancies on the aircraft. Leads the effort in maintaining his/her aircraft in a safe, airworthy and compliant condition.
Responsibilities
* Flies on company aircraft as assigned to support aircraft operations around the world.
* Supervises Technical Representative(s), and/or Line MaintenanceSupervisor(s) as assigned.
* Coordinates personnel schedules to provide adequate manpower coverage as needed to support of aircraft maintenance operations.
* Ensures the safe and efficient maintenance of company aircraft within their station / geographic area, in accordance with company policies, procedures and regulatory requirements.
* Responsible for managing, coordinating and providing oversight for contract line maintenance in their station / geographic area as assigned.
* Ensures personnel under his/ her supervision are trained and qualified in accordance with GMM policies and procedures.
* Monitors the training, qualifications and level of proficiency for maintenance personnel at assigned station(s) / geographic area.
* Monitors Flight Schedules and fleet status to ensure best use of resources, ground time and aircraft routing.
* Coordinates line maintenance requirements with MCC, Workload Planning, Materials, Quality Control, and A/C Planning Departments.

* Provides resources and technical support as necessary in cases of major mechanical problems or AOG situations.

* Ensures shift turnover and work interruption procedures are followed to ensure incomplete maintenance work is completed before an aircraft is returned to service.
* Responsible for ensuring timely return of correct and accurate aircraft maintenance log pages to MCC.
* Coordinates with MCC for maintenance and aircraft status information.
* Monitors mechanical problems, Aircraft and Powerplant performance. Repeat Item and Oil Watch Programs.
* Formulates corrective action plans for mechanical problems and deferred maintenance items in coordination with MCC.
* Maintains communication with Regional Manager to ensure cost effective application.
* Maintains liaison with Ground Operations and Flight Operations to ensure safe and dependable operations.
* Enforces safety procedures and practices outlined in company manuals and industry standards.
* Performs duties and responsibilities at field locations away from home base as assigned.
* Performs self-audits of station(s) / geographic area as needed.
* Performs additional duties as assigned
Qualifications
* Must have experience flying 747/767 aircraft or equivalent wide-body aircraft to support operations
* Bachelor's degree in a technical discipline is preferred.
* 10 years of aircraft maintenance experience is required.
* Must hold a current and valid FAA Mechanic Certificate with Airframe and Powerplant ratings.
* Must maintain Atlas Air qualifications and authorizations for Airworthiness Release and ETOPS.
* Experience on 747/767 aircraft or equivalent wide-body aircraft preferred.
* Previous supervisory experience.

Special Demand:
* Extensive travel both domestically and internationally will be required. Valid passport is a requirement.

Salary Range: $95,500-$129,000
Financial offer within the stated range will be based on multiple factors to include but not limited to location, relevant experience/level and skillset.
