Essential Duties and Responsibilities:

ensure minimum cost and operational delays.
Successful MaintenanceSupervisors set the overall direction, coordination, and evaluation of maintenance employees. They directly supervise non-supervisory (lead/technician) employees, possess the ability to handle multiple projects and assignments, have the ability to train,
develop, and evaluate employees to meet future needs. They have good general knowledge of software/technology experience (MS Office, S&P, etc.) and work well with people at all levels.
They help ensure the utmost quality of all products being produced and packaged at their location

· Coach and develop a strong team of maintenance technicians
· Must be able to meet volume goals, reduce claims, maximize yields, and reduce cost

The individual is responsible for maintenance team management, on-the-floor troubleshooting and project engineering support. Accountable to the team members for removing obstacles, solving problems, setting direction and empowering the maintenance team to achieve performance improvement results. This individual is a technical resource to help achieve manufacturing goals in the areas of safety, cost, quality and service to customers.
Supervisory Responsibilities:
Supports in hiring and assigns training program for maintenance department staff.
Organizes and oversees the schedules and work of maintenance staff.
Assists with corrective action of employees.
Duties/Responsibilities:
Team leadership and management: Supervise, train, and mentor the maintenance staff, which may include maintenancesupervisors, mechanics, and technicians.
Key computer-related responsibilities include utilizing Computerized Maintenance Management Systems (CMMS) to manage all daily maintenance activities, including work orders, repair schedules track tasks, manage budgets, and schedule work.
Preventative and predictive maintenance: Develop, implement, and track preventative maintenance (PM) programs to minimize equipment downtime and extend the lifespan of critical assets.
Collaboration: Working with production departments to Establish a structured process to align maintenance activities with production schedules, minimizing disruptions and maximizing efficiency.
Troubleshooting and repair: Provide expert guidance and technical assistance to diagnose and resolve complex mechanical, electrical, and hydraulic issues on production equipment.
Continuous improvement: Implement and drive lean manufacturing and reliability initiatives to optimize maintenance processes and enhance equipment performance. Use data analysis to identify and address recurring problems.
Budget management: Develop and manage the maintenance department's budget, controlling costs for labor, parts, and external vendor services.
Vendor and inventory management: Oversee relationships with vendors and contractors. Manage the inventory of spare parts to ensure critical components are readily available.
Safety and compliance: Enforce all safety policies, procedures, and Occupational Safety and Health Administration (OSHA) regulations within the department. Ensure all equipment and maintenance activities meet safety and regulatory standards.
Reporting: Track key performance indicators (KPIs) and provide regular reports to upper management on equipment performance, uptime, maintenance costs, and safety metrics.
Performs other related duties as assigned.

Required Skills/Abilities:
Bachelor's degree in engineering, Industrial Technology, or a related field; equivalent experience is also considered.
Proven experience (5-7 years) in an industrial or manufacturing maintenance management role.
Strong technical knowledge of manufacturing equipment, automation systems, and electrical, mechanical, and pneumatic systems.
Excellent leadership, time management, communication, and problem-solving skills.
Knowledge of lean manufacturing and continuous improvement principles.
Ability to read and interpret technical manuals, schematics, and blueprints.
Familiarity with safety regulations, including OSHA guidelines and best practices, especially within a manufacturing environment.
Ability to identify issues and determine repairs that are needed.
Ability to plan maintenance schedules for building systems.
Works well under pressure and meets tight deadlines.
Proficient with computer skills, including Outlook, Microsoft Office and related communication tools.
Experience with Computerized Maintenance Management Systems (CMMS) preferred, Epicor experience is a plus.
Education and Experience:
High school diploma or equivalent required.
At least three to five years of maintenance experience is preferred.
Physical Requirements:
Must be able to navigate properties to diagnose any issues and plan repairs or maintenance.
Must be physically able to perform repairs when needed, including climbing, standing, walking, crouching, squatting, bending, and kneeling.
Comfortable with continuous work near heat, noise, gas, and chemicals.
Must be able to lift up to 50 pounds at a time.

Your Impact and Job Responsibilities
Provide supervision, direction, and guidance to all maintenance associates to ensure that service requests are delegated appropriately and completed accurately.
Update, execute and document preventive maintenance schedule.
Perform regular property inspections of grounds, buildings, and common areas to maintain safety and cleanliness standards- identify issues, hazardous conditions, or other maintenance needs within the community and correct or report to the Community Manager.
Oversee and schedule all aspects of the make-ready process to ensure apartments are ready for occupancy. This includes but is not limited to move-out/move-in inspections, electrical, HVAC, plumbing, appliance repair, and preventive maintenance.
Work with Community Manager to prepare the property's budget for maintenance operations, recommended property upgrades, and capital improvements. Ensure that maintenance costs remain within the approved budget.
Partner with the Community Manager regarding all aspects of the employee lifecycle - recruitment, hiring, orientation, training and development, and performance management for the maintenance team.
