The Maintenance Manager is responsible for the operation and maintenance of the facility, including arcade games, go-karts and track functionality. The Maintenance Manager will be professionally responsible for keeping the facility, arcades, and go-karts running as smoothly and efficiently as possible. Accountabilities: Perform diversified duties and repairs to maintain the functionality of the facility, go-karts, and arcade games. Provide unscheduled repairs of attractions as needed when they experience issues. Performs scheduled maintenance repairs of go-karts. Perform daily, weekly, monthly and annual maintenance checklist to ensure attractions are safe and have oil/grease or proper lubrication. All work performed on attractions must adhere to procedures and guideline set forth by manufacturer. Ensure that maintenance schedules set forth by the manufacturers are adhered to and not deviated from. All documentation and repair logs are kept indefinitely and turned into Maintenance Manager, including annual inspections, NDT testing, grease bearings/bearings monitoring. Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, plumbing, troubleshooting and repair to the facility, go-karts and attractions. Diagnose problems, replace or repair parts, test and make adjustments. Use a variety of hand and power tools including torque wrench and rattle can paint gun. Detect faulty operations, defective material and report those and any unusual situations to proper supervision. Comply with OSHA safety regulations Maintain clean and orderly work areas. Review processes and procedures regularly to look for ways to improve and be more efficient. SUMMARY: Responsible for completing task necessary to keep the Casino areas in good condition while making necessary repairs. Work occasionally involves contacts with persons beyond immediate co-workers generally regarding routine matters for purposes of giving or obtaining information that may require some discussion. Outside contacts take the form of service to the public (citizens or vendors) requiring ordinary courtesy in providing normal assistance to provide information. ESSENTIAL DUTIES AND RESPONSIBILITIES: include, but are not limited to the following: • Creates and supports a work environment/culture focused on building high-trust relationships by extending support and respect to all. • Be able to perform mechanical troubleshooting. • Oversee the maintenance operations/projects. • Work in extreme heat, cold and all types of weather, and may be exposed to moving mechanical parts, heights, fumes or airborne particles, toxic or acerbic chemicals, and risk of electrical shock, therefore all precautions must be utilized when performing these duties; • Help with all special events; • Complete routine electrical and plumbing maintenance; • Complete routine carpentry repairs; Carpentry skills could include installation of cabinets, flooring and any other needed repair or installation that does not warrant a professional. The ideal candidate will be responsible for overseeing the maintenance and repair of our facilities and equipment. The Maintenance Supervisor will be responsible for ensuring that all maintenance work is completed in a timely and efficient manner, while adhering to all safety regulations and company policies. This is a working supervisor position with on call requirement. Hours - Monday - Friday 8:00 am to 4:30 pm with ½ hour break. On Call required Responsibilities: - Supervise and coordinate the work of maintenance staff - Develop and implement maintenance procedures and schedules - Conduct regular inspections of facilities and equipment to identify and address maintenance needs - Has knowledge of current condition of all vacant apartments; prioritzes turnover renovations, occupied apartment work orders, and other routine upkeep - Ensure that all maintenance work is completed in a timely and efficient manner - Maintain accurate records of all maintenance work performed - Ensure that all maintenance work is performed in compliance with safety regulations and company policies - Manage inventory of maintenance supplies and equipment - Train and develop maintenance staff to ensure that they have the necessary skills to perform their jobs effectively Requirements: - High school diploma or equivalent - Minimum of 5 years of experience in maintenance or a related field - Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings/holiday, if needed - Strong knowledge of maintenance procedures and techniques - Excellent communication and interpersonal skills - Ability to work independently and as part of a team - Strong organizational and time management skills - Ability to prioritize tasks and manage multiple projects simultaneously - Proficient in the use of maintenance tools and equipment - Ability to lift heavy objects and work in confined spaces Criteria for Success: 85% tenant requested work orders have a completion/response time of 24 hours; 95% of tenant requested work order have a completion/response time of 48 hours.
