The team is comprised of two other RMs and reporting to the Facilities Maintenance Director, to manage and lead Facilities Managers and Facilities Area Manager (Shift supervisors). The primary responsibility is to maximize equipment uptime, execute equipment maintenance and projects in a fast-paced, dynamic work environment.
The successful candidate will be a highly experienced subject matter expert in facilities maintenance, workplace safety, and data driven management and leadership. A background in MHE systems/applications, packaging automation, distribution processes and storage systems is a plus. The candidate must be a self-starter, possessing the ability to manage multiple complex projects and tasks simultaneously as well as be able to influence, and develop relationships at all organization levels. The candidate must be capable of overseeing the maintenance acceptance of part of commissioning large-scale, complex projects. Moreover, this individual will need to be adept at providing technical leadership and mentoring to facilities maintenance leadership.
Key Responsibilities include:
Provide leadership, mentor and manage field-based Facilities Mangers in the expansion and continuous improvement of Amazon's North American Fulfillment Network.
Drive maintenance Best Practices: Innovate, document, improve work methods, standardize, provide a safe work environment and require safe work practices, train, commission equipment, collect, measure, and analyze key performance indicators to improve processes and improve Amazon customers experience.
Offer guidance to senior leadership on maintenance and equipment end of life (EOL) issues using ROI, and other analytical techniques.
Provide oversight for budget development and execution, and capital planning.
Help manage vendor support and equipment relationships and leverage Amazon's network size to maximize economies of scale.
Provide frequent on-site monitoring, auditing and enforcement of maintenance execution, safe work practices, and institute and audit training drills across the network.
Leverage the entire maintenance team for the benefit of the North American network.
Develop and manage budget and contract documents including RFPs, change order controls, purchase orders, and invoicing.
Provide Fulfillment Center General Managers with visibility over facilities manager responsibilities so that they can better understand, lead, mentor, and manage FMs.
Recruit, interview, and hire bar raising talent in the Facilities Maintenance and Facilities Area Manager roles.
Help create a world-class facilities maintenance organization.
Be willing and able to relocate for the needs of Amazon.
Basic Qualifications
Bachelor's degree in engineering, mechanical, operations, supply chain, business administration, or equivalent STEM field, or 2+ years of Amazon RME (Reliability Maintenance Engineering) experience
7+ years of managing large complex facilities organizations experience
Experience leading change in multiple site environments and influenceing those that are not direct reports or within your organization
7+ years of employee and performance management experience
Ability to travel up to 80%
Preferred Qualifications
Experience in manufacturing, process, or industrial engineering
Experience maintaining material handling equipment and integrated systems
Experience in Lean methodologies
Experience using MS Excel, MS Project, AutoCAD and commercial off-the-shelf technologies such as Tableau, SQL, or equivalent

Possession of a valid State of MN Boiler's License - 2nd Class C OR hold a minimum of a Special Engineer License and obtain the 2nd Class C within 4 years from date of hire making progression as hours are logged per state statute.

Current State of Minnesota Class D Driver's License.

Job Duties and Responsibilities
Operate, maintain and repair the 109 air handling units, 69 fan coil units, numerous exhaust and transfer fans. This includes repair and replacement of coils, heating and cooling valves, actuators, dampers, ball and gates valves.
Operate, maintain and repair the High-Pressure steam system which is utilized to provide year around building heat and supply steam to the commercial kitchen.
Provide essential support to maintain optimal HVAC system functions.
Provide operational diagnostics on the Building Automation System to ensure proper temperature in the occupied spaces which consist of the exhibition halls, auditorium, ballrooms, meeting rooms, concourses, and office spaces.
Ensure proper operation of plumbing systems throughout the building including the 350+ touchless toilets, urinals, flushometers, soap dispensers, faucets. Other plumbing duties include upkeep and repair of waste lines, dishwashers, and automatic drinking fountains/bottle filler stations, cartridge filter replacement on water supply lines.
Emergency generator and fire sprinkler system pumps - perform system safety checks and load testing as required. Maintenance of dry-fire sprinkler system includes dry valves, air compressors, tamper valve/flow switches and fuel tanks.
Knowledge of fire extinguisher types - replace discharged extinguishers with correct replacements. Provide assistance with annual testing and inspection of hundreds of extinguishers throughout the facility with contractor.
Facilities maintenance - maintain and adjust operable wall panels in the meeting rooms.
Maintain and repair overhead rollup doors throughout building.
Perform maintenance and repair on large fleet of battery-powered lifts, forklifts, Cushman tugs and scissors/articulating lifts.
Refrigeration - Perform maintenance and repairs on various refrigeration units including ice machines, walk-in coolers/freezers and drinking fountains.
Provide troubleshooting and maintenance on low-voltage building automation systems throughout the facility.
Perform preventive maintenance scheduled daily/weekly/monthly/quarterly/yearly.
Perform welding, soldering, brazing and metal fabrication as required.
Make estimates and keep records of all time and materials including ordering materials and submitting reports. Maintain logs of temperatures, pressures and other records for monitoring of equipment statuses.
Working Conditions:
Must have the ability to walk or stand for long periods of time. Exposure to physical tasks and hazardous conditions such as high voltage equipment, chemicals, fumes, dust, confined spaces, extreme hot and cold temperature conditions, heights including rooftops and catwalks, poor lighting conditions, burn hazards and loud noises.
Required Qualifications
Minimum Qualifications:
3 years of post-high school education, specialized training, trades apprenticeship or equivalent in Heating/Ventilation/Air Conditioning (HVAC) control systems.
Minimum Experience:
At least 3 years of related experience with a minimum of 1 year with a boiler license.
Licenses/Certifications:
State of MN Class 2-C Boiler License.

SUMMARY

About the role
As the Maintenance Manager, you will provide technician direction and leadership to the maintenance departments while supporting a team consisting of Maintenance Technicians, MaintenanceSupervisor, and a Department Planner. This role is intended to promote robust developments and implementation of systems and tools targeted at driving asset reliability improvements, supporting overall plant performance.
Your responsibilities
* Establish and execute yearly, monthly, and weekly maintenance plans to ensure essential maintenance is completed - supporting reduction in mean time between failure (MTBF)
* Monitor manufacturing equipment to ensure efficient operation and reduction of unplanned downtime
* Build robust systems to utilize planned downtime for scheduled maintenance with work orders tracking & traceability
* Establish and reinforce key metrics (KPI's) that support and demonstrate execution of near-term and long-term maintenance strategies
* Optimize Predictive Maintenance technologies (condition monitoring and inspections) to minimize unplanned downtime
* Support the development and implementation of improvements to minimize downtime for line change and cleaning
* Strengthen Root Cause Failure Analysis (RCFA) capability at factory level to eliminate repeat failures and feedback to maintenance standard
* Build planning and scheduling routine in collaboration with maintenance planner to ensure clear alignment and prioritization of asset reliability programs
* Establish and strengthen relationships with OEM partners to drive reliability enhancements and supporting operations CAPEX program
* Manage health and strategy of spare parts inventory to minimize extended factory downtime events
* Manage annual maintenance budgeting process, including monthly forecasting, reconciliation, and annual rebuild planning
* Establish condition-based monitoring maintenance programs supporting progress shift to proactive/predictive based maintenance models
* Drives continuous improvement, explores industry trends, develops strategies, and drives leading edge technology and innovative solutions to develop core areas, new alternatives, and relevant strategies
* Develops staff and builds a high-performance team through utilization of a performance management process that sets expectation, ensures ongoing coaching/mentoring, and assesses employee performance. Builds a team culture and committed to high performance and holds others accountable for the results expected
* Applies the understanding of HACCP (Hazard Analysis and Critical Control Points), GMPs (Good Manufacturing Practice) (Good Manufacturing Practice) Food Safety, Food Defense and regulatory requirements to process design and qualifications.
The experience we're looking for
* Bachelor's degree in engineering required. MBA or other advanced degree preferred or equivalent combination of education and experience
* Minimum of 7-10 years in Plant Maintenance roles supporting manufacturing and/or utility operations
* Successful experience in managing or leading maintenance teams including reliability centered programs. Understand knowledge of the industry "Best-in-class" standards
* Experience within a highly regulated environment required
* Strong knowledge of in areas of asset optimization, life cycle management, and project management
* Knowledgeable in areas of regulatory requirements and equipment system qualification and validation
* Demonstrated ability to develop strategic investment plans and implement major investment projects according to standards set on cost, timing and agreed to technical objectives and drive improvement of asset/system reliability
* Significant experience in powder and liquid processing and packaging of food products, preferably within a highly regulated food or pharmaceutical environment
* Demonstrated ability to develop and implement innovative solutions in the areas of productivity, product quality and technology development
* Knowledge of engineering and maintenance concepts and industry technology, project management, reliability practices, financial management as it relates to capital/expense spending, MRO, SMMS, etc.
* Strong leadership skills with demonstrated experience in turn-around environment
* Demonstrated continuous improvement mind set is essential (TPM/WCM, Kaizen)
* Strong financial acumen with direct experience managing department budgets (forecasting, reconciliation, annual operating plan development)
* Strong working knowledge of SAP and CMMS systems with demonstrated ability leveraging systems to execute strong plant maintenance program
