    The Maintenance Manager is responsible for providing strategic direction and technical maintenance support to plant operations by directing and implementing processes and continuous improvement initiatives that will advance reliability and maximize operating conditions. This role is a critical member of the Plant Management Team and is responsible for the repair and maintenance of all plant and facility equipment as well as the technical direction of the Maintenance Staff. The Maintenance Manager is also responsible for adhering to the Standard Operating Procedures (SOPs) and Good Manufacturing Practices (GMPs) that are in effect, assuring the safety, quality and quantity of product produced. DUTIES AND RESPONSIBILITIES: Oversee Maintenance activities to include; electrical and mechanical servicing, maintenance and fabrication of production machinery and equipment, company owned utilities, and plant grounds. Provides guidance, direction, and motivation to Maintenance and Operations to encourage ownership of results at all levels. Manage critical components of Maintenance, including Preventive Maintenance programs, parts and storeroom operations, Clean/Inspect/Lubricate programs, etc. Oversee and administer all aspects of plant's CMMS (Computerized Maintenance Management System), including Work Orders, Preventive Maintenance, Parts Procurement and Parts Inventory. Advance the department culture with an integrated approach to maintenance, based on teamwork and cooperation. Collaborate with the Maintenance Supervisor to assess Maintenance Technician performance and provide coaching and training as required. Oversee Maintenance schedules and assignments for work activities, based on work priority. Ensure work flow and productivity of the Maintenance, Purchasing and Parts functions is completed and maintained. Monitor in progress work being completed to understand status of ongoing work, including delays and overruns. Assist and lead the planning and installation of plant improvements and capital projects. Review the needs of the equipment and systems down time to coordinate and perform maintenance with the production management team. Develop work procedures for maintenance jobs with necessary information; including skills, tasks, parts, tools, auxiliary equipment, contractors, and estimated time required. Work with maintenance supervisor, tradesmen, operations and production scheduling to coordinate maintenance shutdown schedule with the production schedule Support plant environmental programs to ensure compliance with Federal, State and local regulations. Promote and maintain a safe work environment through compliance with plant safety programs. Perform all other work as required by the Company. REQUIREMENTS: Associates Degree in Industrial, Mechanical or other technical field with three years of managerial experience, or 5+ years of progressive maintenance experience required. Detailed knowledge of mechanical and electrical machine repair, PLC, preventative maintenance, HVAC, as well as the safe and efficient operation of plant utilities, such as boilers and chillers is required. Experience with ammonia refrigeration systems preferred. Prior maintenance experience in a food manufacturing setting is preferred. Ability to effectively communicate and collaborate at all levels with internal employees and leaders and externally with outside consultants and suppliers. Strong interpersonal and communication skills, both oral and written required. Ability to interact and to manage conflict while maintaining composure and perspective. Strong initiative and the ability to work with others to achieve desired results. Position Information: * Salary Range: $30 - $36 hourly (DOE) * Work Schedule: Monday - Friday (8:00am - 5:00pm) * Apartment Unit: This position does not come with a comped apartment unit * Non-Exempt Job Summary Under the supervision of the Area Maintenance Manager, the Maintenance Manager is responsible for maintaining the overall appearance and maintenance needs of the community. Responsibilities include ensure curb appeal; supervise the maintenance staff; coordinate make-readies and move ins/move out schedules; perform general maintenance repairs; conduct preventative maintenance and oversee the construction/rehabilitation needs of the apartment community. The selected candidate will collaborate with the Community Manager in order to assist the leasing staff in achieving the overall occupancy goals, and for assisting in resident retention by providing a quality living experience for the residents. The incumbent may be requested to perform job-related responsibilities and tasks other than those stated in this . * Direct and supervise the daily activities of the property's maintenance team. Apply GK policies and procedures to all maintenance operations of the community. * Prioritize work assignments and evaluate job performance of maintenance associates. Ensure all work is completed according to GK standards. * Collaborate with the Community Manager to coordinate the move-in schedule and ensure the timeliness and effective completion of all repairs in preparation for all new residents. Unit turns need to be completed in 5 days. * Perform, schedule, and supervise maintenance repairs throughout the property including the common area amenities, resident occupied units, and vacant units in preparation for new resident move-ins. * Work with vendors to coordinate repairs. Ensure quality work is completed. * Assist Community Manager in obtaining proposals from vendors as needed. * Manage open service requests through Onesite. Work orders need to be completed in 24-48 hours. * Communicate with the Community Manager regarding the status of work and any potential issues, reporting anything that may be a potential liability. * Budget and maintain an up-to-date supply inventory on all equipment, tools, and supplies for the property. * Schedule, monitor and conduct preventative maintenance on various equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, dry wall, exterior structural and appliances. * Perform common area painting. * Conduct monthly lighting inspections and replacement of lights where needed. * Complete monthly and annual inspections on time. Follow up on any issues needing improvement. * Keep work areas, maintenance shops, storage areas, and equipment clean, and well organized. * Consistently maintain a clean and attractive environment around the leasing office, clubhouse, pool, and all common areas. * Pick up trash on the property and in common areas, which includes but is not limited to, driveways, parking lots, curbs, trash receptacles areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas. * Walk the property several times a day and picks up new debris, including pet waste. Ensure pet stations are stocked and emptied at all times. * Maintain the property's flowerbeds, plants, and grass area, including pool cleaning or routine pool maintenance (including pool furniture). * Maintain clean laundry rooms, mailrooms, doors, and light fixtures throughout property, as directed. * Ensure policies and procedures as well as safety and compliance expectations are met. * Report to Dock Manager any inoperable vehicles on property, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately. * Provide safety training and instruction for newly hired maintenance associates. * Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies. * Respond promptly to resident complaints, concerns and requests. * Provide input to the Area Maintenance Manager and Regional Facilities Manager for performance reviews for community maintenance associates. * Comply with GK Management career apparel requirements and require compliance of maintenance associates. * A flexible schedule to include weekends, evenings, and holidays.
