SUMMARY
The Area Maintenance Manager (AMM) oversees and coordinates all technical and mechanical work for multiple properties to ensure the interior and exterior of buildings, grounds, amenities, and common areas of the properties meet the Company's standards for cleanliness, appearance, safety, and overall functionality as well as meeting budgeted financial and operational goals. JOB DESCRIPTION
* Manages the completion of all work orders generated from resident requests for service, ensures routine upkeep on the properties, diagnoses and repairs or replaces necessary components in accordance with established policies, procedures, and safety standards within code requirements and budgetary requirements.
* Oversees the "make-ready" process to prepare vacant apartments homes (including those turned over after interior renovations have been completed) for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, and inspecting completed work.
* Develops standards for the cleanliness and overall appearance of the communities' grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the communities and Greystar standards.
* Manages maintenance team members dedicated to each assigned site, including maintaining their schedules as well as their scope of work.
* Routinely inspects work performed by other service team members to assess effectiveness of policies and procedures and develops corrective action plans as needed.
* For assigned sites, manages all vendor/contractor scheduling and project/work coordination (includes, but is not limited to, recurring contract management, ad-hoc repairs, etc.).

* Works in close coordination with Regional Maintenance Managers (RMM) for the scheduling and completion of RMM inspections.

* Maintains and orders adequate inventory of spare parts and maintenance materials as needed to stay within budgetary guidelines.
* Prepares the maintenance budget for the properties by analyzing and evaluating financial statements, and accessing operational reports that establish historic expenditures and predict performance patterns based on yearly unit inspections.
* Completes monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
* Supports cost-cutting and expense control programs by ensuring parts are repaired when possible rather than replaced. Ensures team is not being wasteful with materials and supplies and is practicing the correct use for tools and equipment.
* Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure property compliance.
* Demonstrates customer services skills by treating residents and others with respect, answering questions from team members and residents, and responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency.
* Evaluates vendors and suppliers and their services on an annual basis based on quality, customer service, and pricing.
* Assists in the interview process for the hiring of Service team members when needed at the site level.
Qualifications:
* Multi-site, multifamily service/maintenance supervisory experience required.
The salary range for the position is $105,000 - $115,000.

The Hotel Maintenance Manager is responsible for hotel preventative maintenance to ensure the Fleet meets brand standards and guests' expectations. The Manager is responsible for all interior routine maintenance/replacement of furniture, fixtures, and equipment. The Manager works with Hotel Operations and Designers on needs assessments and prepares scope of project documents. The Manager manages all phases of refurbishment and ongoing maintenance to ensure that all hotel related items installed are in accordance with contract, design specifications, budget, guests' standards, compliance of regulations, safety requirements, and as directed.

Responsibilities:
* Drafts and presents implementation plans, budgets, and project timelines to Senior Leadership.
* Establishes timeline for routine maintenance and/or replacements of furniture, fixtures, and equipment.
* Manages ticket system during season for required hotel maintenance, FF&E replacements and refurbishments that requires shore side vendor.
* Ensures projects are accomplished following applicable regulatory requirements and that all documents are updated and archived.
* Facilitates effective communication between contractors, crew, and management.
* Oversees and onsite to manage refurbishment projects.
* Generates and distribute reports to provide status updates throughout the season and/or during the refurbishment period.
* Maintains Fleet during operating in collaboration with shipboard crew and/or shore side contractors.
* Reviews drawings and specifications presented by architects and designers, considering functionality, operational needs, and budget.
* Prepares bid documents and design and technical specifications.
* Advises and participates in contract negotiations and selection of vendors.
* Ensures selected specifications comply with the safety and environmental regulations established by the company and regulatory agencies.
* Understands construction principles and reading plans and drawings.
* Maintains contact with contractors and vendors to resolve issues.
* Coordinates with contractors, architects, designers, and managers to assure the project is completed to specifications and on time.
* Monitors costs to assure budget is maintained.
* Performs onsite inspections to ensure quality and assurance of work completed on time.
* Ensures construction trades follow plans and build as designed.
* Supervises contractors and coordinate the build schedule with the Hotel, Marine, and Engineering department to provide on time and on budget delivery.
* Evaluates final results and provides feedback in regard to process improvements and enhancements for future refurbishments.
Qualifications:
* Minimum 5 years' experience in Hotels, Cruise Ships and Project Management.
* B.S. in Management, Hospitality, or Engineering is preferred.
* Strong organizational skills and excellent verbal and written communication skills (English).
* Proficiency in Microsoft Office.
* US Coast Guard regulated pre-employment drug test.
* TWIC required upon employment.

Job Description
The Market Maintenance Manager is responsible for attending to the physical upkeep of the property and ensuring that resident work requests are serviced both timely and effectively, within and in accordance with the standards expected at a Corcoran-managed property and the parameters of the approved annual operating budget.
Location: 929 Mass Ave, Cambridge, MA.
Schedule: Monday through Friday, 8:00 am - 4:30 pm. On-call rotation required.
Eligible for a $2,500.00 sign-on bonus!
ESSENTIAL DUTIES:
• Ensure all equipment and supplies needed for maintenance are on hand and that the most competitive price is sought. Consistently obtain pre-approval from the PD/PM for all unbudgeted purchases in excess of $500.
• Schedule and supervise maintenance/janitorial/ grounds staff to maximize efficiency and provide for both routine and preventive maintenance in a timely manner.
• Participate in the hiring interview process for staff and make recommendations on employment matters as requested.
• Ensure all units are inspected on an annual basis 120 days prior to lease renewal.
• Inspect all units upon vacating and submit report to rental manager for inclusion in deposit settlement.
• Coordinate with Property Manager/Rental Manager/Assistant Manager to ensure that units are correctly accounted for in the system (vacant vs. occupied) and that units are ready to red dot on a timely basis.
• Ensure emergency response is provided on weekends, evenings and holidays and participate in the coverage schedule. Notify the answering service of the on-call schedule.
• Maintain adequate records of preventive maintenance work, work orders, apartment refurbishing, annual inspections, purchase orders and overtime reports; submit reports on a timely basis to the PD/PM.
• Ensure all equipment is maintained and serviced pursuant to the recommendations of the manufacturer and the schedule set by the Corcoran Management Company.
• Ensure that hall, stairwell, outside and common area lights are checked regularly and any lighting that needs to be replaced is completed on a timely basis.
• Constantly be aware of potential safety problems and make necessary corrections if possible or bring to the attention of the PD/PM. Important areas of concern are walkways, stair treads, lighting and locks. Always be aware of uneven surfaces or worn materials.
• Responsible for key control system in accordance with CMC policy.
• Keep accurate records and files on contracts and suppliers, their services and products, as well as all utility shut-offs, both for the buildings and individual units.
• Ensure maintenance staff are in uniform while on the job and that all work is done in a safe and professional manner, including using appropriate safety gear at all times.
• Coordinate the snow removal effort; ensure all efforts are made to open up the property in a timely manner and that hazardous conditions do not exist. Maintain snow removal logs.
• Ensure that grounds are properly maintained and mowed; coordinate the annual landscape program.
• Maintain paperwork and vendor records; consistently utilize the invoice system technology to process invoices.
• Follow company policies and procedures at all times, including wearing appropriate company uniform and following property safety techniques and protocols.
• Complete required trainings as assigned.
• Attend required meetings.
REQUIRED EDUCATION/EXPERIENCE:
High School Diploma or equivalent combination of education/experience. Minimum of 3 years' trade experience or general building maintenance. Working knowledge of the equipment used in this job, including electrical and mechanical systems. Ability to read, write and communicate in English. Ability to follow detailed instructions. Ability to pass background screening, Drug and Alcohol screening and Physical and Agility tests at time of hire and throughout employment.

Floating Maintenance Manager

The Maintenance Floater is required to travel to and work at various locations within the company's geography in order to perform the tasks of a Maintenance Manager and/or Technician. Requires additional knowledge of multiple electrical and mechanical systems and the ability to work independently.
Location: Floating to properties within our portfolio as needed. Properties span from Massachusetts, Southern New Hampshire, to Northern Rhode Island.
Schedule: Monday through Friday, 8:00 am - 4:30 pm.
ESSENTIAL DUTIES:
• Execute on daily maintenance requests (including, but not limited to: removing, maintaining, or adjusting apartment appliances, fans, microwaves, sinks, tiles, light fixtures and switches, circuit breakers, outlets, and smoke detectors) in a professional manner to acceptable standards.
• Maintain and repair baths, sinks, toilets, toilet seats and vanities; remove and replace mirrors.
• Move furniture as needed.
• Perform routine maintenance such as touch-up painting, changing screens and replacing glass.
• Participate in the emergency on-call rotation on designated weekends, evenings and holidays as required
• Be available for emergency maintenance needs and back-to-back move-ins as needed
• Appropriately report and address any hazardous conditions that exist on the property in a timely manner
• Provide snow removal services, which may require reporting to work earlier than the scheduled start time to ensure properties are open and safe for residents.

• Repair interior of the buildings such as doors, fire exits, glass repair, locks, tile replacement, and handrails.
• Assist in trash removal in the laundry room.
• Repair or replace batteries, time clocks, intercoms, and circuit breakers.
• Maintain boiler room: lubricate circulators, valves, and emergency batteries.
• Monitor and work with outside contractors and suppliers.
• Assist in emergency flood situations as needed.
• Assist on truck deliveries as requested.
• Maintain paperwork; consistently utilize the invoice system technology to process invoices.
• Follow company policies and procedures at all times, including wearing appropriate company uniform and following property safety techniques and protocols.
• Complete required trainings as assigned.
