Assist other maintenance personnel with emergency and non-emergency repairs. Troubleshoot and repair Programmable Logic Controllers (PLC's) and associated control systems. Follow blueprints, schematics, operation manuals, manufacturer's instructions, and engineering specifications. Perform boiler chemical and wastewater pre-treatment system testing, record results in logbooks / computer systems and make necessary chemical adjustments as required. Perform daily and weekly safety checks on boilers and make necessary repairs as required. Inspect motor, belts, fluid levels, replace filters and perform other maintenance actions in accordance with maintenance procedures. Performing basic welding activities to effect repairs on facilities and equipment. Inspect, clean and lubricate shafts, bearings gears and other equipment parts in accordance with work procedures and technical manual. Utilize a Computerized Maintenance Management System. Two-year technical degree in an appropriate background is preferred. Must be at least 18 years of age. Knowledgeable in industrial maintenance of facilities and equipment. Minimum of 1 year of work experience repairing industrial processing equipment in a production environment required. Applicable military experience will be considered. Must pass UniFirst's maintenance knowledge assessment to be eligible for employment. Ability to read blueprints and schematics is required. Ability to read and understand maintenance literature printed in English required. Basic computer and Microsoft Office skills is required. These ladders could range in weight from 10 to 125 pounds. · Pool maintenance is a big responsibility and often requires you to lift and / or transport 100-pound drums of granular chlorine, 50-pound drums of stick chlorine, and 50-pound bags of soda ash or bicarbonate of soda. You are responsible for replacing pool pump room motors and pumps. These pumps and motors could range from 25 to 200 pounds, depending on the size required. · As part of your daily maintenance routine, you may be required to move appliances from one apartment to another apartment on opposite ends of the community. The appliance may have to be transported by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to over 200 pounds. · At certain times you will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All of these functions require different physical exertion and their weight depends on the particular equipment (usually in excess of 100 pounds) · You will be required to perform certain resident service functions or make upgrades to the apartment. Residential Maintenance Manager Location: North Bergen, NJ, 07047 Denholtz Properties is seeking an experienced Maintenance Manager with a strong background in facilities management to join our team. The Maintenance Manager assists with all aspects of the property's maintenance including the grounds, custodial, preventative, corrective, and emergency response and planning. This person is also responsible for overseeing an effective maintenance program to protect and maintain the property and to build and maintain effective working relationships with the residents. Job Description: Work closely with Property Manager and regional management to create a monthly preventative maintenance schedule with the goal to use onsite maintenance technicians to maintain or complete most of the preventative maintenance. Ensure all building operating systems such as elevators, mechanical systems, trash compactors are (as required) placed on corporate approved preventive maintenance agreement. Supervise on-site maintenance staff and outside vendors. Coordinate services with vendors, utility consultants, and other contractors. Administers budgets, contracts, purchases and requisitions relative to ongoing capital or maintenance projects as assigned. Coordinates turns, make-readies and move-out process with the onsite staff. Responsible for completion of work orders, make ready process and assists with grounds and on call responsibilities, as needed. Skills Required: Inventory control Preventative maintenance Scheduling other technicians Residential service management experience HVAC certification Job Requirements: 3-5 years of experience supervising a maintenance team in a residential community setting. Must be able to work within a team. Must be available to respond to emergencies at the properties. Must have reliable transportation for on-call emergencies. Should have a customer service first attitude with a professional, courteous and friendly demeanor Ability to communicate clearly with other staff and residents Certified Pool Operator preferred Pay Range: $30-$35/hour
