We are seeking a Maintenance Manager who will be responsible for managing all aspects of the Maintenance Department, This includes all manufacturing assets, building and grounds, preventative maintenance and reliability programs, parts and supplies. Working out of our plant in Hawthorne, CA. Site leader for PSM elements of Safe Work Permits (Hot Work, LOTO, CSE, Line Break, Fall Protection, JSA, etc.) and Mechanical Integrity Program. This position has six direct reports. Key participant of the Site Leadership Team.
Reports to: Plant Manager
Major Areas of Accountability:
Manages daily activities of the Maintenance personnel in a manner which ensures optimum safety, productivity, and plant maintenance activities.
Maintains manufacturing assets for the site. This includes process equipment, boilers, heaters, compressors, mixers, critical spare parts inventory and consumable supplies.
Leads all Maintenance and Reliability Programs, with a strong focus on preventative and predictive maintenance.
Coordinates and manages work conducted by outside contractors. Ensures that all contractors adhere to strict Site Safety Policies.
Site contact for all contractors, vendors and service providers.
Establishes and maintains all maintenance related procedures. Ensures work instructions are reviewed and updated as scheduled.
Develop and implement a safety program specifically designed to enhance the overall safety performance of the Maintenance staff, including a specialized safety presentations to staff on a quarterly basis.
Develop Teams skillset by conducting training meetings, coaching sessions, outside technical skills training, etc. Monitors performance and continuous development programs for staff.
Participate in the development of capital projects which will enhance the safety and equipment reliability.
Assists with ISO9001:2015 and ISO 14001:2015 compliance.
Participates in establishing annual budgets for department. Manages costs according to established budgets.
This position supports a production operations that runs 24/7. Must be able to work a flexible schedule.

Experience:
Bachelor Degree required, Engineering preferred
5+ years of experience managing in an industrial work environment.
3+years leading a preventative maintenance program.
Preferred experience in chemical batch manufacturing operation.

Supervisory Responsibility
This position supervises all employees of the maintenance department and is responsible for the performance management and hiring of the employees within that department (approximately 7 employees).
Work Environment
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. The employee works in a humid and wet environment at times and could also be exposed to cold conditions in the coolers.

The Maintenance Manager position is responsible for managing all production and facilities-related maintenance operations and supporting new business / product growth with process engineering and equipment selection. Monitor Energy Management
Repair doors, ceilings, hand railings, and floors and other general repairs, adjustments, and installations about the property
Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.)
Perform preventive maintenance duties in accordance with Shapell Properties standards, building protocol, manufacturer recommendations and industry best practices.
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
Comply with all applicable codes, regulations, governmental agency, and company directives as relates to building operations and practice safe work habits.
Review building operations and procedures and provide advise/guidance/recommendations on mechanical and construction related issues to ensure corporate programs are being followed.
Spot check and inspect to ensure all contracted service providers are meeting all contract provisions and Shapell Properties standards.
Inspect and communicate property policies and procedures to tenants to ensure compliance of general aesthetics, standards of the common area, merchant storefronts, property related physical issues and any special operational problems or activities.
Respond to tenant inquiries, complaints and/or suggestions.
Support Marketing in event initiatives and execution.
Complete all required Safety Training as scheduled monthly.
Comply with Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours.
Document and report activities to supervisor
All other duties as assigned.
Job Requirements
Minimum of 2 years combined experience in facility operations and commercial construction, preferably in retail real estate sector
Be highly self-motivated, able to prioritize multiple tasks with ease; be attentive to detail and embrace a culture of cooperation and collaboration
Basic knowledge of Microsoft Office, to include Work, Excel, PowerPoint and Outlook
Ability to learn quickly and be comfortable with internal software systems like Unifier and 24/7
Must demonstrate/utilize professional performance in personnel management and motivation.
Must demonstrate/utilize professional skill level in communications, both written and oral.
Must possess a thorough knowledge of property operations, construction and development related areas.
Be a self-starter and require little motivation and supervision.
Must have a valid driver’s license
Ability to lift up to 20 lbs.
Ability to climb vertical ladders in excess of 20 feet.
Must be able to read blueprints.

Job Summary:
Under the Supervision of the Community Manager, the Maintenance Manager is responsible to maintain the overall appearance and maintenance needs of the community. Responsibilities include curb appeal; supervise the maintenance staff; coordinate make-readies and move ins/move out schedules; perform general maintenance repairs; conduct preventative maintenance and oversee the construction/rehabilitation needs of the apartment community.
The selected candidate will collaborate with the Community Manager for the overall property in order to assist the leasing staff in achieving the overall occupancy goals, and for assisting in resident retention by providing a quality living experience for the residents.
Essential Functions:

Direct and supervise the daily activities of the property’s maintenance team. Apply GK policies and procedures to all maintenance operations of the community.
Prioritize work assignments and evaluate job performance of maintenance associates. Ensure all work is completed according to GK standards.
Collaborate with the Community Manager to coordinate the move-in schedule and ensure the timeliness and effective completion of all repairs in preparation for all new residents. Unit turns need to be completed in 5 days.
Perform, schedule and supervise maintenance repairs throughout the property including the common area amenities, resident occupied units, and vacant units in preparation for new resident move-ins.
Work with vendors to coordinate repairs. Ensure quality work is completed.
Assist Community Manager in obtaining proposals from vendors as needed.
Manage open service requests through Onesite. Work orders need to be completed in 24-48 hours.
Communicates with the Community Manager regarding the status of work and any potential issues, reporting anything that may be a potential liability.
Budget and maintain an up-to-date supply inventory on all equipment, tools, and supplies for the property.
Schedule, monitor and conduct preventative maintenance on various equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, dry wall, exterior structural and appliances.
Performs common area painting.
Conducts monthly lighting inspections and replacements of lights where needed.
Completes monthly and annual inspections on time. Follow up on any issues needing improvement.
Keep work areas, maintenance shops, storage areas, equipment clean, and well organized.
Consistently maintains a clean and attractive environment around the leasing office, clubhouse, pool, and all common areas.
Picks up trash on the property and in common areas, which includes but is not limited to, driveways, parking lots, curbs, trash receptacles areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas.
Walks the property several times a day and picks up new debris, including pet waste. Ensures pet stations are stocked and emptied at all times.
Maintains the property’s flowerbeds, plants, and grass area, including pool cleaning or routine pool maintenance (including pool furniture).
Maintains clean laundry rooms, mailrooms, doors, and light fixtures throughout property, as directed.
Ensure policies and procedures as well as safety and compliance expectations are met.
Reports to Community Manager any inoperable vehicles on property, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately.
Provide safety training and instruction for newly hired maintenance associates.
Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies.
Respond promptly to resident complaints, concerns and requests.
Provide input to the Community Manager for performance reviews for community maintenance associates.
Comply with GK Management career apparel requirements and require compliance of maintenance associates.
A flexible schedule to include weekends, evenings and holidays.
Other Responsibilities:
Lead, motivate and develop a successful staff.
Comply with GK’s key control policy by all maintenance associates, vendors, and contractors. All keys must be secured and no keys can be taken home with authorization from GK Management.
Presents a professional, efficient attitude to ensure resident satisfaction while working within company guidelines.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Working Conditions
The majority of the work day is spent indoors performing repairs inside of apartments and when performing computer related work. Exposure to seasonal temperatures occurs during summer and winter months.
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.
