The Superintendent of Bus Maintenance is responsible for the day-to-day leadership, planning, and oversight of all transit bus and heavy-duty vehicle maintenance activities to ensure a safe, reliable, and efficient fleet. This role directs 24/7 bus maintenance operations, supervises technical staff, and ensures compliance with all Federal Transit Administration (FTA), Florida Department of Transportation (FDOT), and internal agency standards.
The Superintendent provides technical and administrative leadership in preventive maintenance, corrective repairs, inspections, and overhauls of a large fleet of heavy-duty transit buses powered by diesel, CNG, and emerging propulsion technologies. The role ensures vehicle availability targets, Mean Distance Between Failures (MDBF), and safety standards are consistently achieved.
ESSENTIAL JOB FUNCTIONS:
Core Responsibilities:
Operations Oversight: Manage daily service readiness for the transit bus fleet, ensuring all vehicles meet safety and performance requirements.

The Superintendent of Bus Maintenance plays a key leadership role in ensuring the delivery of transit services by maintaining the backbone of operations-the bus fleet. This position requires technical expertise, strong leadership skills, and a proactive approach to managing both people and assets.
Key Responsibilities:
Leadership & Team Management:
Lead and supervise a team comprising fleet maintenancesupervisors, foremen, technicians, and support staff.

Oversee the implementation, customization, and ongoing optimization of EAM to align with operational needs.
Develop, document, and enforce Standard Operating Procedures (SOPs) related to EAM usage for asset tracking, work order management, and inventory control.
Provide training and support to staff on EAM functionalities and best practices.
Leverage EAM data analytics to identify trends, track fleet performance, and optimize maintenance strategies.
Continuous Improvement & Process Optimization:
Lead initiatives to improve fleet reliability, reduce maintenance costs, and minimize vehicle downtime.
Leverage data analysis to identify inefficiencies and implement corrective measures.
Develop long-term strategies to optimize fleet lifecycle and maintenance scheduling.
Stakeholder Collaboration:
* Partners with operations, planning, and finance teams to align fleet capabilities with organizational needs.

FDOT 14-90 Compliance:
Ensure compliance with Florida Department of Transportation (FDOT) Rule 14-90 governing bus transit systems.
Oversee the implementation and monitoring of vehicle inspection protocols, maintenance standards, and safety programs in accordance with FDOT 14-90 requirements.
Conduct audits and prepare reports to verify adherence to rule mandates, including vehicle safety standards, operator qualifications, and equipment reliability.
Collaborate with the operations team to develop and maintain comprehensive records to support FDOT 14-90 compliance.
Provide staff training on FDOT 14-90 regulations and their integration into daily operations.
MARGINAL FUNCTIONS:

REQUIREMENTS:
Education and Experience:
Bachelor's degree in automotive technology, Business Administration, or a related field; equivalent experience may be considered.
A minimum of 10 years of experience in fleet maintenance, including at least 5 years in a senior supervisory or management role.
Expertise in fleet maintenance practices.
Proficiency with EAM software and its application in fleet maintenance operations.
Strong knowledge of inventory management and procurement processes.
Demonstrated leadership and communication skills with experience managing large teams.
Proficiency in maintenance management systems and Microsoft Office Suite (Word, Excel).
Preferred: NAFA Certified Fleet Manager (CFM) or similar certification.
Machines, Tools, & Equipment Used:

Completes trouble shooting and basic repairs not requiring trade licenses such as:
Plumbing fixtures
Light fixtures
Bulb replacement
Sheet rock
Painting touch ups
Wall finishes
Flooring
Trim
Door handles
Millwork
Pool mechanics
All other basic fixtures
HVAC units, sensors, and t-stats
AV systems/TVs

Technical Knowledge Requirements:

Position Description:
The Area Maintenance Manager (AMM) is responsible for consistent execution of maintenance related initiatives for our South Region facilities. The AMM is responsible for supporting multiple facilities in the Reworld South Region. The AMM will establish & champion best practices in maintenance management for both corrective, preventive and predictive maintenance, aligned with Reworld's corporate Operations and Maintenance standard initiatives. The AMM will assist with mentoring and the development of facility Maintenance Managers, oversee and audit facility-based maintenance skills and focus on all maintenance work execution from work assignment to documentation close out. The AMM will assist each facility with guidance and instruction to build a Long-Term Maintenance Plan (LTMP) following regional templates and coordinate with the Area Operations Manager to support their facilities during outages as required. Outage support shall consist of outage preparation, outage readiness completion and support the Director of Maintenance in developing the LTMP for the area. It will also include coordinating with the corporate and regional subject matter experts (SME) and ensure all Maintenance Standards are completed as well as planning for their completion in the outgoing years. The AMM should have excellent organizational and leadership abilities that demonstrate a good understanding of foundational maintenance activities that assure a high level of uptime of facility equipment.
Responsibilities:
Maintenance Oversight
Oversight responsibility for work assignment and performance for Area Planners, scheduler and/or project managers, Facility maintenance manager performance development and mentoring, Implement corporate initiatives/training across assigned assets and establish regional best practices for, assure conformance to Corporate maintenance standards, Coordinating with facility teams and area managers to complete outage readiness index requirements as well as developing a long term maintenance plan, auditing facilities to ensure compliance with corporate maintenance standards.
Outage/Project Management
Provide technical support and review of annual outage work identification, scope development, and detailed planning activities. Collaborate with plant maintenance managers to review and critique contractor bid packages/proposals to ensure maintenance excellence standards are built into all planned outage work. Oversee, audit, and provide coaching for outage execution to meet work management standards using industry best practices and corporate maintenance standards. Leverage interplant cooperation identifying and developing key personnel to support active outages within region Participate in contractor selection, development, and performance evaluation. Utilize SME feedback to assist in the future planning of all LTMP work.
Cost and Work Management
Facilitate LTMP meetings for area facilities to validate that facilities USDT issues are being reviewed as well as all SME recommendations are implemented where required. Participate in Facility Maintenance budgeting and participate/co-host the Monthly South Region Maintenance Managers Meeting. Assist facilities as needed in MOH management/ supervision with a focus KPI analysis finding with Regional Maintenance Director. Frequently review legacy practices to improve the Outage process and establish facility maintenance management workflow consistent with a standardized cost tracking process. Assist in the review of critical spares for each facility and make recommendations on inventory levels. Coordinate pricing on LTMP projects and assist in gathering costing for outage scopes of work.
Requirements:
10 years in industrial maintenance/reliability management minimum with outage planning and execution responsibility.
5 years minimum maintenance supervision.
Strong facility process understanding via P&IDs, drawings, and specifications.
Knowledge of required and/or former use of following are desirable:
Detail work/job planning and work hazard analysis.
Failure mode analysis and failure analysis techniques.
Industrial facility maintenance practices.
Knowledge of machinery vibration analysis methods, thermography, condition assessment via instrumentation and field experience performing each or other NDT methods.
Knowledge of industrial codes and standards ex: ASME, NBIC, OSHA, NFPA.
Proficiency in MS Office, especially with Excel (spreadsheets, modeling, and pivot tables), Outlook, and Access.
Experience with Planning & Scheduling software, Primavera P6 preferred or MS Project.

Schedule:

Requirements
Education & Experience:

Position-Specific Skills:

About the role
The Area Maintenance Manager (AMM) is responsible for consistent execution of maintenance related initiatives for our South Region facilities. The AMM is responsible for supporting multiple facilities in the Reworld South Region. Responsibilities:
Maintenance Oversight

Assist facilities as needed in MOH management/ supervision with a focus KPI analysis finding with Regional Maintenance Director. Assist in the review of critical spares for each facility and make recommendations on inventory levels. Coordinate pricing on LTMP projects and assist in gathering costing for outage scopes of work.
Requirements:
10 years in industrial maintenance/reliability management minimum with outage planning and execution responsibility.
5 years minimum maintenance supervision.
Strong facility process understanding via P&IDs, drawings, and specifications.
Knowledge of required and/or former use of following are desirable:

Implement and enforce safety protocols for the maintenance team and ensure the maintenance shop and equipment are organized and in good working condition. Maintain inventory levels and ensure proper storage of tools and supplies.
Maintain open communication with all team members to align goals, provide updates on maintenance operations, and ensure smooth operations.
Being available to work weekends and participate in the on-call rotation.
What you bring to the role:
Minimum of 5 years of experience in multifamily property maintenance, with at least 3 years in a supervisory role.
Proven leadership skills with the ability to motivate, mentor, and develop a dynamic team.
Experience in residential repairs, including plumbing, electrical, HVAC, carpentry, and appliance maintenance.
Strong attention to detail and the ability to quickly assess and address maintenance issues.
Exceptional customer service skills and a professional, customer-focused attitude.
Understanding of safety protocols and compliance standards to minimize liability and ensure the property remains in top condition.
Ability to lift and move up to 50 pounds and perform physically demanding tasks. Valid driver's license and insurance are required.
Proficiency with property management software, apps, and general computer programs.

What you'll be doing:
Perform maintenance tasks personally and/or delegate to the maintenance team. Oversee and inspect work performed by the maintenance team.
Manage a system for prioritizing/handling resident service requests and preventative maintenance. Ensure resident service requests are performed timely and professionally.
Keeps MSDS sheets current and readily accessible. Maintain required logs and logbooks.
Stay current on pertinent laws, EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.
Maintain constant awareness of the condition of physical property throughout the community and immediately correct unsafe conditions.
Create a culture of safety. Instruct staff on proper use and guidelines for using personal protective equipment (PPE).
Provide new maintenance employee orientation training.
Maintain accurate records daily in the property management software system regarding preventive maintenance, service requests, expenditures, apartment make‐ready status, work‐in‐progress, etc.
Maintain organization of maintenance shop. Schedules maintenance staff to be available for emergency purposes, 24 hours a day, seven days a week.
Monitor and schedule all maintenance activities.
Maintain an adequate inventory of spare parts and maintenance materials in the maintenance shop to handle common repairs and situations.

Qualifications
What you must have:
Physical Requirements: Must be able to meet all physical demands of the position.
Qualification Test: Must score 70% or higher on the Maintenance Manager Qualification Test.
Experience: A minimum of 3 years' experience in property maintenance or a related field required.
Licenses: Property Maintenance Craftsman (PMC) license (Duval County, FL only), EPA Type II or higher, and Certified Pool Operator (CPO) license are required.
Certifications: Certified Apartment Maintenance Technician (CAMT) certification is preferred.
Transportation: Must have a valid driver's license, automobile insurance, and reliable transportation.
Skills and Knowledge:
Working knowledge of electrical systems, appliances, plumbing, carpentry, plastering, pool systems, drywall repair, painting, and HVAC.
Proficiency with smartphones and various software applications.
Basic computer skills to check company email and complete required training.
Work Schedule: Minimum of 40 hours per week, Monday through Friday; schedule may vary as needed. Must be available for on-call emergencies and weekend shifts.
