ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Operate and/or ensures proper performance of HVAC, electrical, plumbing, carpentry, dry walling, exterior structural and appliances Develop and supervise the daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks and delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy and appraising work performance Complete maintenance requests as indicated by leasing staff, adhering to all emergency and privacy guidelines Inspects apartments before and after move-in and move-outs, as well as after the apartment has been turned Performs property inspections on a regular basis in order to maintain cleanliness and identify problems Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance team to items that need to be repaired Under Manager's direction, negotiates and manages service & maintenance contracts to ensure cost effectiveness and quality service. Obtains bids from outside contractors as well as oversees contractor work for completeness. Prepares, executes, and monitors maintenance budget and ensures expense control Reviews, prepares, and submits property invoices accurately and in accordance with established guidelines. Communicates with manager regarding the overall maintenance function at the property Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents Manage building access systems. Sets up and maintains daily log of work completed by all maintenance staff. Establishes and complies with comprehensive program to ensure all equipment is inspected, tested, lubricated, adjusted, etc., regularly and as frequently as recommended by manufacturer EDUCATION and/or EXPERIENCE High school diploma or equivalent. Current drivers license and automobile insurance, along with reliable transportation. HVAC certification required. EPA Certification, Type I and II required. CPO certification required for swimming pools (if needed). Minimum three (3) years of previous experience in property management maintenance, other building maintenance or related trade is required.
