The Maintenance Manager is responsible for providing strategic direction and technical maintenance support to plant operations by directing and implementing processes and continuous improvement initiatives that will advance reliability and maximize operating conditions. This role is a critical member of the Plant Management Team and is responsible for the repair and maintenance of all plant and facility equipment as well as the technical direction of the Maintenance Staff. The Maintenance Manager is also responsible for adhering to the Standard Operating Procedures (SOPs) and Good Manufacturing Practices (GMPs) that are in effect, assuring the safety, quality and quantity of product produced.
DUTIES AND RESPONSIBILITIES:
Oversee Maintenance activities to include; electrical and mechanical servicing, maintenance and fabrication of production machinery and equipment, company owned utilities, and plant grounds.
Provides guidance, direction, and motivation to Maintenance and Operations to encourage ownership of results at all levels.
Manage critical components of Maintenance, including Preventive Maintenance programs, parts and storeroom operations, Clean/Inspect/Lubricate programs, etc.
Oversee and administer all aspects of plant's CMMS (Computerized Maintenance Management System), including Work Orders, Preventive Maintenance, Parts Procurement and Parts Inventory.
Advance the department culture with an integrated approach to maintenance, based on teamwork and cooperation.
Collaborate with the Maintenance Supervisor to assess Maintenance Technician performance and provide coaching and training as required.
Oversee Maintenance schedules and assignments for work activities, based on work priority.
Ensure work flow and productivity of the Maintenance, Purchasing and Parts functions is completed and maintained.
Monitor in progress work being completed to understand status of ongoing work, including delays and overruns.
Assist and lead the planning and installation of plant improvements and capital projects.
Review the needs of the equipment and systems down time to coordinate and perform maintenance with the production management team.
Develop work procedures for maintenance jobs with necessary information; including skills, tasks, parts, tools, auxiliary equipment, contractors, and estimated time required.
Work with maintenance supervisor, tradesmen, operations and production scheduling to coordinate maintenance shutdown schedule with the production schedule
Support plant environmental programs to ensure compliance with Federal, State and local regulations.
Promote and maintain a safe work environment through compliance with plant safety programs.
Perform all other work as required by the Company.
REQUIREMENTS:
Associates Degree in Industrial, Mechanical or other technical field with three years of managerial experience, or 5+ years of progressive maintenance experience required.
Detailed knowledge of mechanical and electrical machine repair, PLC, preventative maintenance, HVAC, as well as the safe and efficient operation of plant utilities, such as boilers and chillers is required.
Experience with ammonia refrigeration systems preferred.
Prior maintenance experience in a food manufacturing setting is preferred.
Ability to effectively communicate and collaborate at all levels with internal employees and leaders and externally with outside consultants and suppliers.
Strong interpersonal and communication skills, both oral and written required.
Ability to interact and to manage conflict while maintaining composure and perspective.
Strong initiative and the ability to work with others to achieve desired results.
Working knowledge of MRO materials and equipment
Strong computer skills, including Microsoft office, specifically Outlook, Excel and Word

Essential Duties and Responsibilities

Qualifications

Responsibilities
As Liberty Military Housing National Maintenance Director, you will be responsible leading Liberty Military Housing's enterprise-level maintenance and facilities strategy, standards, and programs to drive consistent, high-quality execution across all four regions. National Strategy, Standards & Governance

Coordinate national program rollouts (policies, procedures, forms/templates) in partnership with Operations and ensure updates are fully vetted and implemented consistently.
Monitor performance outcomes (e.g., work orders, make-ready timelines, Preventative Maintenance completion, service levels) and recommend improvements.
Regional Partnership & Enablement (No Direct Line Authority)
Serve as the primary national point of contact for Senior Regional Maintenance Directors-aligning priorities, sharing best practices, and troubleshooting escalated maintenance issues to promote consistent approaches across all four regions.
Support Senior Regional Maintenance Directors with site visit frameworks, inspection protocols, and quality control models; coordinate annual and targeted reviews as needed.
Provide onboarding support, resources, and training pathways for regional maintenance leaders and teams.
Procurement, Contracts & Vendor Management
Partner with Procurement to source, evaluate, and standardize national vendor contracts; leverage economies of scale and align scopes, Service Level Agreements, warranties, and KPIs with Liberty's standards.
Coordinate value-based purchasing, consolidated buys, and vendor performance reviews in collaboration with the regions.
Fleet Management (Program Oversight)

What You Need for Success:
10+ years of progressive maintenance/facilities leadership across multi-site residential portfolios; experience in property management is strongly preferred.
Demonstrated success in multi-region standardization, vendor/contract management, safety programs, and budget stewardship.
Prior partnership with procurement and cross-functional national teams is a plus.
Strong command of maintenance operations (PM programs, unit turns, service request SLAs, quality control) and large-scale renovations/replacements.
Working knowledge of OSHA, Fair Housing considerations in maintenance contexts, and applicable building codes.
Financial acumen (forecasting inputs, cost/benefit analysis, vendor KPI management) and data-driven decision-making.
Exceptional communication, facilitation, and stakeholder management skills; able to lead through influence across regions and functions.

MITER Brands, also known as Milgard, MI Windows & Doors and PGTI is one of the nation's largest suppliers of vinyl windows and patio doors, with plants across the country. We are looking for a Maintenance Manager for our Temecula, CA location.
The Maintenance Manager is responsible for the effective deployment of all maintenance team members assigned to his/her area of responsibility. The Maintenance Manager is responsible for executing work management processes for the efficient and effective use of planning/scheduling all resources to conduct maintenance activities which result in minimum downtime and maximum productivity. This role is also responsible for continually assessing craft skill levels and ensuring the organization is staffed and trained to deliver safe, effective, and efficient high-quality work.

Principal contact and liaison between the maintenance organization and operations.
Ensure the assigned department, area and facilities receive professional maintenance service in a timely manner to ensure high equipment availability and performance.
Ensure all preventive and proactive maintenance work is completed as scheduled in addition to supporting daily maintenance needs.
Manage contract resources for effective work execution of designated tasks.
Utilizes the Computerized Maintenance Management System (CMMS) to record all work conducted by the maintenance organization.
Compile and manage the assigned operating expense budgets.
Work with the procurement organization to ensure multiple maintenance resourcing options are maintained for critical equipment support.
Work with the engineering organization to prioritize, coordinate and support capital investment initiatives including establishing work timelines and budgets.
Assess, establish and maintain effective staffing for 24/7 support of assigned operations.
Supervise and coordinate activities with maintenance Group Leaders and Team Leaders to effectively communicate projects, goals, policies/procedures, strategic direction and initiatives are understood and followed.
Oversee the condition and placement of equipment during process and production line moves.
Understand and coach team members on fundamental reliability-based maintenance concepts such as effective preventive maintenance, condition-based maintenance, root cause analysis, asset criticality and critical spare parts.
Drive maintenance work management continuous improvement.
Must have excellent skills in coordinating and leading the efforts of diverse skill-based craft personnel.
Work closely with: Group Leaders, Engineers, Electricians, Tool and Die Makers, Maintenance Mechanics, Welders/Fabricators, General Facilities Mechanics, Process Automation, MRO Stores, Procurement, and the utilization of outside contractors.
Ability to effectively compile and manage expense budgets.

Education and/or Experience
Bachelor's degree in engineering, Business Management or technical discipline is strongly preferred.
Equivalent knowledge and experience of Journeymen skilled trades, with five or more years Leadership experience in Maintenance and/or Tool and Die.
CMMS proficiency and knowledge.
Proficient in MS Office (Outlook, Excel, Word, PowerPoint).
Ability to read schematic diagrams and equipment drawings.
Certificates, Licenses, Registrations
Certified Maintenance and Reliability Professional (CMRP) preferred.

A Day in the Life of a Regional Maintenance Manager:
As the Liberty Military Housing Regional Maintenance Manager, you will be responsible for working closely with the Regional Maintenance Director and a skilled team of Liberty Military Housing team members. As the Regional Maintenance Manager, you will be charged with contributing to company strategy and goals by participating in activities that optimize maintenance resources and support maintenance, engineering, and related functions. You will be responsible to facilitate efficiency, functionality, safety, and sustainability of Liberty Military Housing physical assets and infrastructures. Your Responsibilities include, but not limited to:
Develop and implement best practices in maintenance operations.
Assist Regional Property Manager and Maintenance Managers/Maintenance Supervisors with escalated maintenance issues.
Financial management.
Contract set-up and project management in a manner that finishes on time, under budget, and meets or exceeds positive expectations.
Vendor management in a manner to drive excellence, control costs, mitigate risk, and build and maintain vendor relationships that foster vendor trust and dependability.

WHAT YOU'LL NEED ON DAY ONE:
Three or more years' hands-on apartment or building maintenance experience required.
Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work.
HVAC-EPA (Type II) or EPA Universal certification is required.
Certified Pool Operator (CPO) certification strongly preferred. Associates hired without a CPO certification will be required to obtain within 90 days of hire.

Task Description:
MACHINIST MAINTENANCE, BLS 51-4041, SCA 23550
Function: Produce replacement parts and new parts in making repairs of metal parts of mechanical equipment.
Required experience: At a minimum of two (2) years' experience with blueprints, sketches, and manufacturing files to produce precision metal parts and components.
Required education: High school diploma or General Education Degree (GED)
Compensation
$28.47/hour
Other Compensation
Employees will receive a health and welfare fringe benefit of $7.75 for every hour paid up to 80 hours per pay period.
