The Building Maintenance Associate is responsible for performing a variety of skilled duties in one or more of the building trades, such as painting, carpentry, minor electrical, cement masonry, dry wall or other recognized crafts for the purpose of maintaining, repairing buildings and facilities. This role may also perform certain preventative maintenance functions on material handling equipment and occasionally must work between both locations. KEY ACCOUNTABILITIES: Constructs and repairs structural woodwork and equipment; works from blueprints, drawings, or oral instructions. Builds, repairs, and installs counters, cabinets, benches, partitions, floors, doors, building framework, and trim; uses carpenter's hand tools and power tools. Installs glass in windows, doors, and partitions; replaces damaged ceiling tile, floor tile, and sheet plastic wall coverings. Prepares and paints walls and woodwork or performs other types of refinish; installs or repairs carpet; performs custodial duties as required. Assists as directed in the operation and maintenance of mechanical systems, such as plumbing, heating, ventilating, air conditioning, steam system, automatic temperature control, electrical; pool filtration and ozone system, operates forklift or blower or other similar equipment as needed. May train staff on warehouse cleaning responsibilities. Performs preventive maintenance on equipment and maintain accurate records of preventative maintenance schedules. May be responsible for maintaining equipment warranties and maintenance agreements for machinery and equipment. Ensures all work is performed with strict adherence to communicated safety protocols and manufacturer's specifications. Performs other duties as assigned. QUALIFICATIONS: College diploma in an applicable field required, trade certificate an asset. 2 to 4 years of related experience in related industry or area. Demonstrated problem solving abilities in order to troubleshoot equipment and maintenance issues. Demonstrated accountability for quality, accuracy and adherence to work instructions. Work occasionally requires creative or innovative thinking, problem solving, or idea generation in carrying out duties. Demonstrated ability to work independently as well as collaboratively with peers within a work area or to interact with customers or suppliers, involving common courtesy. Interactions with internal or external customers involves common courtesy, providing information and support. Knowledge and hands-on application of the following is required: construction practices and procedures, maintenance and repair work, rough and finished carpentry techniques, material handling equipment and their use. Demonstrated knowledge of and compliance to WHMIS, working at heights and general health and safety protocol is required. WORKING CONDITIONS: Work is performed in a warehouse environment with exposure to: (a) fluctuating heat and cold temperatures; (b) some noise associated with forklifts and other power equipment; (c) some electrical hazards; and (d) WHMIS chemicals. PPE safety equipment must be worn and precautions exercised. Position requires the ability to lift up to 50 lbs. regularly throughout an 8-hourshift. Duties may require a moderate level of sustained visual attention for periods of time and moderate manual dexterity on a regular basis. Turn on your Island Charm... Latitude Margaritaville Hilton Head is looking for a Maintenance Supervisor to join our team! Purpose: This position assumes total responsibility for the "physical plant." Closely monitors, identifies and communicates problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware, other minor building repairs and cleanliness. Makes recommendations, performs repairs, replacement maintenance and implements preventive maintenance as established by Company procedures and guidelines. Key Responsibilities and Accountabilities: * Maintains a safe and secure environment throughout the building(s). * Supervises, trains and directs maintenance staff through work orders. * Plans, monitors, and appraises job results; coaches, counsels and disciplines employees. * Assesses repair needs and estimated time needed for repair (including evaluating problems to determine whether or not professional assistance or further instruction is needed in order to complete task/repair). * Monitors the functions of service contractors and building repair and maintenance contractors. * Inventories and acquisitions maintenance supplies. * Maintains disaster preparedness by identifying potential problems, developing response plans, managing crises. * Completes reports/work orders of repairs (work needed). * On call availability for emergencies and projects as assigned by property manager. * Schedules and assigns work responsibilities to employees to meet shift requirements. * Requests materials, tools, and supplies needed for a job. * Administrates preventive/reactive maintenance schedule. * Records and evaluates preventive maintenance activities and programs. * Oversees or participates in construction, installation, and preventative maintenance of equipment. * Observes/evaluates corrective maintenance or repair on equipment. * Orients and trains employees to perform maintenance activities and tasks. * Follows safety procedures and maintains a safe work environment. * Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job. * Ability to properly utilize new equipment and follow safety procedures prior to using this equipment. Technical competencies: Education: * High school diploma or equivalency preferred. Maintains current knowledge in the field of maintenance repairs and replacements through industry sponsored educational seminars. * HVAC and/or other related trade licenses/ certifications may be required. Skills, Knowledge, and Abilities: * Must possess strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing and electricity. * Requires a minimum of three (3) to five (5) years general experience in building trades, repair and replacement maintenance or handy work. * Supervisory experience preferred. * Computer literacy: Proficiency and working knowledge of Microsoft offices applications (Word, Excel spreadsheets, and e-mail). * Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.
