What you'll be doing:
Troubleshoot sources of equipment problems through observation and use of precision measuring and testing instruments.
Assist other maintenance personnel with emergency and non-emergency repairs.
Troubleshoot and repair Programmable Logic Controllers (PLC's) and associated control systems.
Follow blueprints, schematics, operation manuals, manufacturer's instructions, and engineering specifications.
Perform boiler chemical and wastewater pre-treatment system testing, record results in logbooks / computer systems and make necessary chemical adjustments as required.
Perform daily and weekly safety checks on boilers and make necessary repairs as required.
Inspect motor, belts, fluid levels, replace filters and perform other maintenance actions in accordance with maintenance procedures.
Performing basic welding activities to effect repairs on facilities and equipment.
Inspect, clean and lubricate shafts, bearings gears and other equipment parts in accordance with work procedures and technical manual.
Utilize a Computerized Maintenance Management System.
Perform other duties as assigned by leadership.
Qualifications
What we're looking for:
High school diploma or GED equivalent required.
Two-year technical degree in an appropriate background is preferred.
Must be at least 18 years of age.
Knowledgeable in industrial maintenance of facilities and equipment.
Minimum of 1 year of work experience repairing industrial processing equipment in a production environment required. Applicable military experience will be considered.
Must pass UniFirst's maintenance knowledge assessment to be eligible for employment.
Ability to read blueprints and schematics is required.
Ability to read and understand maintenance literature printed in English required.
Basic computer and Microsoft Office skills is required.
Lockout / Tagout experience is required
Ability to work overtime as needed is required.
Valid driver's license and a safe driving record are required.

A Brief Overview
The Manager Maintenance is responsible for ensuring the functionality of the venue prior, during, and after concerts and events. Responsibilities
* Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
* Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.

* Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
* Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.
* Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.
* Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
* Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including WBPC 's standard operating procedures and policies.
* Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to WBPC's quality standards.

Qualifications
* Position requires a minimum of 5 years' related maintenance experience, property management experience preferred.
* Proven ability to supervise and lead a large team.
* Advanced level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
* Certifications preferred HVAC and EPA.
* Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
* Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
* Basic computer skills (able to operate mobile device, PC).

Obtains bids for maintenance work provided by vendors and contractors. Three bids are required for most contracted work. Assures maintenance contractors provide insurance, billing, and tax information before performing work for the facility.
Assists in maintaining internal controls of the key system.
Assists residents with wall hangings, shelves, clocks, and any concessions given at time of move in. Works with Housekeeping manager to make sure check list is completed by the new resident and is filed for reference at the time of move out.
Devises and follows the work order system to assure all requested maintenance is done in a timely and accurate manner. Provides a system of feedback to the resident requesting/needing the maintenance and the Supervisor.
Supports other departments as a part of the team and continually strives to improve overall resident satisfaction. Provides good communication to all involved in any maintenance issues.

EMPLOYMENT REQUIREMENTS:
High school diploma.
Requires two years of related maintenance experience and some formal training in at least two of all the following areas: carpentry, plumbing, painting, HVAC, refurbishing, and cleaning. Ability to perform general maintenance repair needs as assigned for the facility, problem solve, plan, organize, be able to communicate clearly, and cooperate with others.
Must be able to speak and write the English language in an understandable manner. Must be able to calculate numbers for both maintenance work and paperwork associated with the position (reports, bids, budgets, etc.)
Must function independently with minimal supervision, be flexible in scheduling, have personal integrity, be able to work effectively with residents, personnel, outside vendors, and other support agencies.
