The MaintenanceSupervisor is responsible for overseeing the maintenance team and ensuring the safe, efficient, and reliable operation of all plant equipment and facilities. This role involves planning, coordinating, and executing preventive and corrective maintenance activities to minimize downtime and optimize plant performance.
ESSENTIAL JOB RESPONSIBILITIES
Supervise and lead maintenance technicians, providing guidance, training, and performance feedback.
Develop and implement preventive maintenance schedules for equipment, including pumps, motors, compressors, blowers, chillers, and electrical systems.
Troubleshoot mechanical, electrical, and instrumentation issues to ensure timely repairs.
Maintain accurate records of maintenance activities, work orders, and inventory of spare parts.
Ensure compliance with safety standards, environmental regulations, and company policies.
Coordinate with operations and engineering teams to support equipment, reliability, and efficiency.
Manage contractors and vendors for specialized maintenance tasks.
Monitor maintenance KPIs and recommend improvements to reduce costs and downtime.
QUALIFICATIONS
High school diploma or equivalent; technical certification or associate degree preferred.
Minimum 5 years of experience in industrial maintenance, with at least 4 years in a supervisory role.
Strong knowledge of mechanical, electrical, and instrumentation systems.
Familiarity with CMMS (Computerized Maintenance Management System).
Excellent leadership, communication, and organizational skills.
Ability to work in a fast-paced environment and respond to emergencies as needed.
PREFERRED SKILLS
Experience with biogas or renewable energy plant operations.
Proficiency in PLC troubleshooting and basic programming.
Welding and fabrication skills.
Knowledge of predictive maintenance techniques (vibration analysis, thermography).
Strong problem-solving and root cause analysis abilities.
CERTIFICATIONS
OSHA 30-hour General Industry Safety Certification.

COMPENSATION:
$20-$24 per hour (eligible for monthly commissions)
ESSENTIAL DUTIES:
1. Supervise and schedule maintenance activities for the property and maintenance staff.
Supervise maintenance staff and communicate assignments and major tasks to be completed.
Complete and evaluate the daily/weekly completion of all work orders.
Monitor and maintain required permits for operating the property, such as pool, elevator, etc.
Assist the property manager with supervising all work by outside contractors.
Ensure all equipment is operated in a safe manner.
Create schedules and be available for “on-call” for after-hours, weekend, and holiday emergencies.
Inspect each vacant unit during and after make-ready activity.
2. Coordinate, schedule and respond to service requests.
Establish priorities for service request and assign service request to maintenance staff.
Repair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.
Repair/replace any unit material and perform regular maintenance requests.
Identify and schedule preventative maintenance, such as filter change, power washing, etc.
Develop maintenance schedules and enforce them among maintenance staff.
3. Order Supplies and manage the maintenance budget.
Assist the property manager in the budget process and ordering of materials and supplies.
Obtain approval prior to placing orders for major expenses and for unbudgeted items.
4. Manage property maintenance personnel.
Create, mentor, and manage a cohesive maintenance team in accordance with policies.
Ensure staff receives new hire safety orientation as well as annual safety training.
Report any worker's compensation issues and/or employee incidents immediately.
5. Other duties as assigned.
Requirements
Minimum 2 years' general residential maintenance experience.
Minimum 2-3 years' supervisory experience.
HVAC Certification
Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
Certifications/licenses as required by local, state, or other regulations.
Must have reliable transportation, maintain auto insurance, and have a valid driver's license.
Strong communication and customer service skills.
Ability to work on-call as scheduled and work weekends and after hours as necessary.

Responsible for performing the tasks associated with the daily maintenance of the golf course, associated grounds, and project implementation.
ESSENTIAL JOB FUNCTIONS

The salary range for this position is $23.44 to $29.69 per hour. Responsibilities
* Supervise and lead a team of maintenance technicians.
* Plan and prioritize maintenance activities, including repairs, inspections, and preventive maintenance.
* Responsible for 24-hour emergency maintenance service as scheduled.
* Perform maintenance tasks as necessary, including plumbing, electrical, HVAC, and general repairs.
* Ensure that all work is completed on time and within budget.

Qualifications

* 4-5 years progressively responsible experience in the maintenance/repair of HVAC systems, mechanical and electrical systems, plumbing and grounds in multi-family developments.
* At least 2 years in a supervisory role. Basic knowledge in MS Office, Word, Excel, Outlook. Experience with any property management software (i.e. Yardi, Appfolio, MRI, etc.) is preferred.
* Freon recovery certification /EPA Certification Min Type II
* Certified apartment service technician (CAMT) is preferred.
* Valid Driver's License is required to complete the essential function of the position (completing off hours emergency maintenance requests, obtaining/transporting supplies, etc.)
* Certifications in boilers, plumbing, HVAC, journeyman license, use of fire extinguisher and first aid preferred. Must have training in compressor diagnosis, appliance repair, etc. Must have certifications/permits required by city or state to perform job responsibilities. Carpentry skills are also required.
Physical Requirements: While performing the duties of this job, the employee is regularly required to walk; stand; use hands to finger, handle, or feel and talk or hear. The employee is frequently required to stand; reach with hands and arms and stoop, squat, kneel, crouch, or crawl. Ability to work outside in all weather conditions including seasonally hot or cold temperatures and in climate weather.
