Position Summary:
As a Maintenance Technician, you will be responsible for the general appearance and maintenance of the property to help create a great living experience for our residents.
Responsibilities:
Monitor property for any repairs or replacements that may arise
Complete work requests for common areas and apartment units
Perform preventative maintenance on property
Assess and repair appliances as needed
Assist in preparing vacant units ready for new residents
Occasional on-call duties (trip stipend provided if called back to site after regular work hours)
Create and maintain a safe work environment
Qualifications:
1 - 2 years previous experience in maintenance preferred
Basic knowledge of electrical systems, plumbing systems, and painting
HVAC and EPA experience preferred
CPO certification preferred
Valid drivers' license and insurance may be required

Perform daily checks of property, equipment and vehicles and monitor maintenance schedules of same (golf carts, trucks, sweepers, floor cleaners, etc.) where applicable.
Assist Operations Director and/or General Manager with oversight of the construction of tenant spaces, including construction done by outside contractors for landlord work.
Must be available for any after hours, weekends, or holiday emergency calls.
Work with on-site vendor/staff in setup of promotional stages for marketing events and Specialty leasing tenants.
Assist in arrangement for snow and ice removal from parking lot and entrance ways through a 3rd party vendor.

Summary of Essential Duties:
Monitor all MEL and deferred maintenance items, coordinating the timely compliance with the Maintenance Planning Department.

Qualifications
Must be at least 23 years of age.
Airframe and Powerplant license required.
Completion of formal aircraft maintenance training for large turbine powered airplanes
Minimum of seven (7) years of experience as an aircraft mechanic and/or inspector for large, multi-engine jet aircraft
Minimum of five (5) years of maintenance experience on the (Bombardier Canadair Regional Jet 200 (CRJ) fleet type) or (Embraer 135 ER/LR, Embraer 145 LR, or Embraer Legacy 600).
Experience in airline day-to-day maintenance operations preferred.
Ability to multi-task in a fast-paced environment.
Excellent working knowledge of aircraft systems, components, and methods
Understands OEM technical data manuals, and how to quickly obtain needed information and procedures

OVERVIEW
Oversee the day-to-day and long-term operations of the maintenance department including upkeep of all private spaces, building exterior and public and back-of-house spaces.

Develop and administer preventative maintenance schedule
Complete work orders in a timely manner. Ensure all work orders are properly documented i.e., completed forms and/or closed in computer
Monitor general condition of the building and surroundings at all times walking the property regularly
Maintain knowledge of all types of mechanical equipment including chillers, boilers, water softeners, and refrigeration equipment, plumbing and electrical systems, and hotel shuttle
Maintain knowledge of local building code and other applicable building laws; blueprint reading; and building construction
Manage the sourcing, interviewing, culture training and ongoing development of maintenance department, with a focus on team member satisfaction, productivity, and guest satisfaction
Ensure all fire and safety inspections are completed and any discrepancies are corrected
Obtain pricing and bids or develop cost estimates as directed
Monitor supplies & maintain working order of tools and equipment, maintain respective inventories, complete orders as necessary
Ensure a monthly tool inventory is completed and documented
Ensure all monthly, quarterly and yearly documentation including but not limited to preventative maintenance forms and brand standard required documentation is completed and turned into the General Manager for review in accordance with brand/company policy
Maintain a clean and safe working space
Ensure all monthly, quarterly, and yearly inspections are done timely, accurately, and responded to as appropriate
Promote teamwork and quality service through daily communication and coordination with other departments
Set up, tear-down, and service of banquets and meeting rooms
Schedule outside contractor work, including fire systems and equipment as necessary
Maintain pool and spa, performing chemical testing and maintaining up to date logbooks
Respond to guest requests and complaints timely, efficiently, appropriately and in a friendly manner
Maintain professional image at all times through appearance and dress

ENVIRONMENT and PHYSICAL DEMANDS

Travel in personal vehicle may be required, typically within 20-mile radius of hotel to secure supplies and equipment.
Must be able to lift up to 60 pounds frequently, up to 100 pounds occasionally. Must be able to push and pull carts and equipment weighing in excess of 300 pounds in the event of an emergency.
OTHER
Maintenance Manager may be required to work varying schedules as dictated by the business needs of the hotel. This includes attendance at all scheduled brand and job specific training sessions and meetings. May require nights, weekends, and holidays.
Consistent attendance in accordance with the standards set forth by Resolute Road Hospitality must be maintained and is an essential element of the success in this role. If the Maintenance Manager is unable to meet these requirements, he/she will be subject to disciplinary action based on franchisee operating policies, up to and including termination of employment.

Hold a Mechanic's Certificate with Airframe and Powerplant ratings.
Have a minimum of 5 years of experience in a position responsible for returning aircraft to service.
Have at least 1 year of experience in a supervisory capacity in maintaining the same category and class of aircraft as used by Company.
Detailed knowledge of aircraft, manuals, maintenance programs and procedures.
Extensive knowledge of Federal Aviation Regulations as they relate to aircraft maintenance.
FAR Part 121 operational experience preferred
Detailed working knowledge of Quantum, FOS, and CAMP software is a strong plus.
Willing to accept base assignment in Smyrna/Nashville, TN area

Requirements of a MaintenanceSupervisor:
Comprehensive knowledge of maintenance and/or renovation, including HVAC, plumbing, electrical, carpentry, and appliance repair. EPA certification & HVAC repair experience preferred
