REPORTS TO Designated Supervisor and General Manager POSITION SUMMARY The Maintenance Engineer (ME) is responsible for the general maintenance, operation and upkeep of the campground buildings, facilities, equipment, and grounds. They will commonly work with a team to ensure all aspects of the campground are clean, safe, and well-maintained and in good working order. The ME will use technical skills to troubleshoot and repair machinery, electrical systems, and other equipment. They also use technical skills to read and interpret technical manuals, blueprints and other documents related to their work. The ME will perform general carpentry, electrical, painting, and plumbing work and install new fixtures, equipment, and appliances as needed. They are also responsible for conducting the preventative maintenance program, handling guest requests and other work orders as assigned in a safe and efficient manner. SPECIFIC DUTIES Perform carpentry, electrical, plumbing, and maintenance/repairs to campground buildings, facilities, equipment, vehicles, and grounds as directed by the engineering supervisor. Comply with all KOA, federal, state, and local safety programs by adhering to established guidelines in the operation and storage of various equipment, tools and chemicals. Maintain compliance with preventative maintenance program through regular inspection of facilities, buildings, cabins, vehicles, and equipment. Inspecting equipment to ensure proper functioning of heating, cooling, ventilation, plumbing, electrical systems, etc. Troubleshooting problems with equipment to determine the cause of failure and determine the best solution for repair or replacement. Installing new fixtures, equipment, and appliances as needed. Safe operation of swimming pool and aquatic water features by maintaining proper pool chemistry while safely handling all pool chemicals. Approach all encounters with guests in an attentive, friendly, courteous, and service-oriented manner. Prioritize tasks based upon importance and urgency with conscious planning and thoughtful decision making. Comfortable in high-pressure and fast paced situations while maintaining composure and objectivity. Maintain property by following the quality assurance manual. Essential Job Functions * Perform routine, corrective, and preventive maintenance on barns, fencing, arenas, stables, and outbuildings. * Inspect and maintain the septic system, water systems, and related infrastructure. * Operate and maintain farm and grounds equipment, including tractors, skid steers, attachments, and trailers. * Monitor, repair, and maintain lighting, plumbing, and basic electrical systems in barns and auxiliary structures. * Collaborate with contractors, vendors, staff, and faculty to support campus operations. * Recommend improvements related to contracted services and oversee their work (e.g., electrical, plumbing, landscaping). * Perform seasonal property maintenance such as snow removal, mowing, and drainage management. * Assist in planning and decision-making to ensure the safety, functionality, and appearance of the Montana ranch Facilities and Grounds. * Maintain inventory of tools, parts, and consumables; ensure all work is logged and documented. * Support safety compliance, inspections, and preventive maintenance planning. * Assist with special events or activities hosted at the facility, including setup and tear-down. * Perform other duties as assigned. Required Knowledge, Skills, and Abilities * Strong working knowledge of grounds, building, and ranch facility systems. * Proficiency in operating and maintaining agricultural or grounds equipment. * Ability to perform hands-on maintenance across multiple trades (mechanical, plumbing, carpentry, etc.). * Comfortable working outdoors year-round in varying weather conditions. * Strong troubleshooting and problem-solving abilities. * Excellent communication and recordkeeping skills. * Professional demeanor with discretion in handling confidential information. * Self-motivated and able to work independently with minimal supervision. * Strong attention to safety and animal-friendly work practices. * Proficient in Microsoft Office and facility management software. * Ability to assist in building a culture that respects, values, and promotes inclusion. * Ability to lift and carry 50 lbs.; climb 25-foot ladder; and work in all weather conditions with our without an accommodation. Minimum Qualifications * High School Diploma or equivalent. * Five (5) years of facilities, ranch, or agricultural maintenance experience. * Experience operating and maintaining farm equipment (tractor, skid steer, etc.). * Experience working around large animals. * Valid Drivers License. The Maintenance Technician is responsible for performing routine maintenance, repairs, and preventative maintenance tasks to ensure the physical structure and grounds of the hotel are maintained in excellent condition, including the safe and effective operation of the pool and hot tub. Essential Duties and Responsibilities Aquatic Facility Maintenance: Perform routine testing of pool and hot tub water chemistry (pH, chlorine/bromine, alkalinity) multiple times daily, ensuring levels meet local health and safety standards. Monitor, adjust, and add required chemicals to maintain balanced water quality. Backwash and clean pool/hot tub filters, check pump and motor functionality, and ensure all pool equipment is operating efficiently. Perform regular visual inspections of the pool deck, rails, ladders, and safety equipment to ensure cleanliness and integrity. Maintain detailed and accurate logs of all chemical readings, maintenance activities, and repairs. Routine Repairs and Maintenance: Complete basic repairs in guest rooms and public areas, including patching and painting walls, and light carpentry. Change light bulbs and replace minor electrical fixtures. Perform minor plumbing repairs such as unclogging drains, fixing leaking faucets, and repairing running toilets. Work Orders and Guest Requests: Promptly and courteously respond to all maintenance work orders and guest requests. Clearly communicate the status of repairs to the Front Desk or management team. Preventative Maintenance (PM): Follow a scheduled preventative maintenance program for guest rooms and common areas. Inspect and maintain basic HVAC components, such as cleaning coils and replacing filters. Safety and Compliance: Ensure all pool and hot tub operations strictly comply with local health department regulations and safety codes. Conduct regular tours of the property to identify and correct potential safety hazards. Qualifications and Requirements Education: High School Diploma or equivalent (GED) required. Experience: Previous experience in general maintenance, handyman work, or a related trade is highly desirable. Experience with pool/spa maintenance is a significant advantage. Certification (Required/Preferred): Possession of or ability to obtain a relevant pool operator certification (e.g., Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO)) is required within a specified time frame (e.g., 90 days of hire). Skills: Basic working knowledge of painting, plumbing, electrical, and carpentry. Proven ability to safely and accurately handle and measure pool chemicals. Strong communication and interpersonal skills. Physical Demands: Ability to lift, push, and pull objects weighing up to 50 lbs regularly (including bags of pool salt/chemicals).
