About the Position
* Maintain and repair all mechanical parts and machinery in a manufacturing facility
* Troubleshoot, install, replace, and repair machines and equipment including mechanical, pneumatic, and hydraulic systems
* Dismantle machinery and equipment, locate cause of malfunctioning or mechanical breakdown, replace parts from stock or fabricate replacement parts as needed
* Fabricate machine components for repairs and improvements of mechanical devices
* Effectively conduct and assess diagnostic tests to ensure optimum system functionality
* Assemble, install, and proactively maintain mechanical systems, machinery, and equipment for efficient operation
* Operate arc welder, cutting torch, hand tools, forklift, and welding truck
* Fabricate, weld, mill, and lathe as needed
* Perform general maintenance in a safe and efficient manner and maintain a clean work area
* Work may consist of various shifts and overtime including weekends and holidays during busy production times
Qualifications
* 2 years recent verifiable related work history or equivalent education
* Proficient in welding, cutting, and using hand tools for repairs
* Working knowledge of hydraulics, pumps, motors, gearboxes, conveyors, and bearings
* Ability to recognize, report, and repair mechanical defects
* Industrial mill maintenance experience is a plus

The Pacific West Region is recruiting for TEMPORARY seasonal positions not to exceed 1039 hours work in a service year. Dates of employment will vary depending on funding, weather conditions and visitation. Within regulatory limitations, the length of initial appointment may be shortened or extended depending on work availability and funding.
As a Maintenance Mechanic Leader, some of the duties you will perform will include, but not limited to:
* Provide daily direction to at least three workers to accomplish trades work on regular and recurring basis. Assist with project logistics, planning, and completion of reports, etc.
* Perform work on historic structures and ensure compliance processes are followed, while maintaining the historic fabric and integrity of the historic building and trails.
* Perform journeyman level carpentry, plumbing, electrical, painting, roofing, and masonry work and lead others in these trades.
* Provide guidance and assistance to other workers on procedures, policies, written instructions, and other directives.
* Operate cars and trucks and other equipment such as a Bobcat loader with attachments, front-end loaders, graders and dump trucks.
Physical Demands: Physical effort is heavy to moderate and requires occasional lifting or handling of objects or materials up to 50 pounds, unassisted, following proper lifting procedures to avoid injury. Frequently required to stand while working, climb ladders or scaffolding, and bend, stoop, climb, and work in awkward positions.
Working Conditions: Exposed to a variety of seasonal weather conditions while working outdoors (temperatures -40 to 90+ degrees). Subject to danger of falling from ladders or scaffolding. Exposed to dust, dirt, wind, and rain. May work with dangerous chemicals (paints, solvents, etc.) and around moving equipment. May be exposed to electrical shocks, and biting insects.

The Opportunity:
We are looking for a MaintenanceTechnician who will be responsible for two properties. The properties are in Marysville and Yuba City. The MaintenanceTechnician is the primary person responsible for the ongoing maintenance of each property. The position reports directly to the Community Manager and is responsible for the community's overall physical condition and value. Responsibilities include maintaining the physical condition of the exterior of the property and the interior of vacant units, exercising cost controls when ordering maintenance supplies, maintaining management/vendor relations, and effectively running daily operational maintenance.
Primary Responsibilities:
Respond to maintenance requests received by management from residents within 24 hours, noting maintenance directives
Repair lights, electrical, and plumbing (switches, outlets, circuit breaking devices, repair of faucets, clearing of stoppages, replacement of fittings, replacement of fixtures, etc.)
Paint the interior/exterior of buildings
Perform carpentry work such as fitting doors, replacing shelves, sanding, and replacing hardware
Change locks as required
Inspect all units, buildings, and common areas, completing small repairs as needed
Prepare vacant apartments for occupancy within 3 to 5 days
Check physical security by making sure storage areas and other such entrances are locked and that there is adequate lighting in hallways, parking areas, and grounds
Know the location of the water meter cutoff, all apartment/fixture cutoffs, the gas meter cutoff, and the sewer clean-outs
Light pilot lights as needed or call the gas company for more complex gas problems
Perform scheduled preventive maintenance
Perform scheduled maintenance on all installed equipment based on the manufacturer's recommendations and operating manuals
Adhere to safety, security, and maintenance policies, directives, and activities
Order maintenance supplies with the Supervisor's approval
Perform other duties as assigned by the on-site Community Manager
Safety Responsibilities:
