Position Summary:
The Facility Maintenance Worker is responsible for maintaining the Gainesville Raceway property which includes the track and buildings, and reports to the Operations & Facility Supervisor. This role is responsible for general facility maintenance which includes painting, cleaning restrooms, pressure washing, cleaning, vehicles and track maintenance, plumbing, landscaping and general grounds upkeep. Maintain all aspects of the Gainesville Raceway property, including the racing track, buildings, and associated facilities

Operate pressure washing equipment to clean buildings, walkways, parking areas, and other surfaces

The primary objective is to monitor equipment condition on a regular basis and analyze trends in order to determine the interventions necessary to maximize equipment reliability, performance, life expectancy and cost efficiency while taking into account production constraints.
Role & Responsibilities
Responsibilities:
* Comply with and stay up to date on all company and regulatory rules and policies.
* Actively participate in company programs and initiatives.
* Lead by example to promote company and regulatory rules, policies and programs with internal and external em-ployees.
* Ensure that safety, structural integrity and environmental policies and regulations are supported appropriately in design and implementation for any elements of the plant preventive and predictive maintenance (PPM) program.
* Develop and maintain equipment inspection and condition management strategies.
* Build and manage a comprehensive PPM program in SAP.
* Complete inspections per defined schedule.
* Evaluate and improve the content and frequency of inspection plans, data collection sheets and decision criteria using OEM recommendation and performance history.
* Ensure systematic review, application and optimization of lubrication program in SAP.
* Apply predictive and preventive tools (non-destructive tests, vibration data collectors, infrared, thermography, ul-tra-sonic gauge, dye penetrants, etc.).
* Collect information and maintain detailed equipment condition files.
* Perform follow-up quality assurance inspections to verify tolerances for critical issues and repairs to assure com-pliance to acceptance standards and established guidelines.
* Record and analyze data and initiate appropriate SAP work orders as needed.
* Make repair or replace recommendations based on equipment condition, risk and cost.
* Review and validate all new notifications to ensure adequate information is available for the planner to develop an accurate scope of work.
* Review equipment performance history with a focus on failure elimination.
* Utilize key performance indicators (KPIs) to monitor and improve PPM program compliance and effectiveness.
* Provide work prioritization input to weekly schedule based on equipment condition.
* Participate to RCFAs and Reliability Committee as equipment SMEs.
* Provide major maintenance plans and budget recommendations based on inspection results, trending and anal-ysis.
* Formally present inspection results to Methods Coordinator and others as needed.
* Provide feedback to requestors to improve validity and accuracy of notifications.
* Develop and complete a meaningful Individual Development Plan to continuously improve functional perfor-mance and capability for self and any direct reports.
* Complete company required training as assigned.
* Supervise contractors and other resources when required.
* Coach and train other employees as required in the proper implementation of relevant elements of the plant PPM program including SAP notification criteria and field activities.
* Inspection program compliance and effectiveness is consistently demonstrated.
* Up to date knowledge of equipment condition is maintained.
* Outcome of inspections are appropriately communicated to drive short and long term planning.
* Value added information is provided to the planner to promote efficient and effective planning.
Education: Undergraduate or 3 years of maintenance inspection experience
Technical knowledge and certifications: Training/Experience In Mechanical, Electrical Engineering or equivalent.
Area of experience: Manufacturing facility maintenance.

Part-Time Property MaintenanceTechnician - Lake City, FL
We're hiring a dependable and experienced Maintenance Handyman to support property upkeep in Lake City, FL. This part-time, onsite role is perfect for someone who enjoys hands-on repair work and maintaining a well-functioning environment.
What you'll do:
Conduct routine maintenance and general repairs
Address basic plumbing, painting, flooring, HVAC, and minor electrical issues
Keep the property in top condition - clean, operational, and visually well-kept
Who you are:
You're a practical problem-solver with a strong foundation in maintenance tasks. A background in property care or a similar trade is a strong plus.
Compensation:
$14 - $20 hourly
Responsibilities:
Expect 15 to 20 hours a week
Work alongside the Onsite Property Manager
Make sure the tenants are safe and happy in their place
Perform minor and major repairs on the property
Replaces broken windows; repairs doors, door locks, and closets; installs window blinds
Completes daily, weekly, and monthly checklists on property equipment maintenance procedures and maintains records of scheduled maintenance procedures
Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment
Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed
Responds to emergency maintenance requests as required
Assists with the renovation/remodeling of the units; repairs plaster and drywall; paints property structures, and installs flooring
Obtain quotes for supplies and repair parts; order parts as needed
Violations, rent increase notices, inspection notices, etc.
Ensure timely vacancy turnaround
Ensure consistent quality, curb appeal, lawn care, asset preservation, and risk management according to company standards
Qualifications:
1 year of responsible experience in property maintenance and repair, or an acceptable equivalent combination of education and experience
Good abilities in the use of hand and power tools
Ability to read and comprehend simple instructions, short correspondence, and emails
High school diploma or general education degree (GED)
You must also possess manual dexterity and physical stamina
