Primary Objective
Performs complex mechanical duties and a variety of electrical trade functions in the installation, maintenance, repair and/or distribution of electrical energy.
Major Functions And Scope
Works with production supervisors and or managers to ensure PM schedule is met within 14-day window documented in SOP.
Must have proven skills and knowledge of all level 3 areas at a rating of 4 or better on the maintenance training metric and a minimum of two blocks for level 4.
Leads mechanics in his/her department or shifts.
Can break down and repair any piece of equipment maintained by plaint maintenance.
Makes electrical machinery and equipment repairs.
Can change/modify PLC programs.
Troubleshoot and replacement of components in PLC, and OEM systems plant wide.
Troubleshoot and replacement of motors and motor starter systems.
Troubleshoot and replacement of invertors used plant wide.
Leads the maintenance team in performing required PMs according to PM calendar.
Informs supervisor of operational status of equipment and notifies of any problem areas.
Follows ISO operating procedures.
Completes maintenance work orders for all maintenance work completed.
Maintains work order utilization at above 85% for G2 shift and 65% for shift mechanics.
Performs other related duties as required.
Follows ISO operating procedures and control plans.
Follows Environmental, Safety & Health procedures and requirements.
Promotes and adheres to all safety and health policies and procedures within the plant

Performs maintenance tasks personally and delegates to assistants. Oversees and occasionally inspects work performed by assistants.
Institutes and manages system for handling resident service requests. Completes work orders within 24 hours as much as possible.

Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis.
Inspects and maintains all tools in excellent condition.
Develops and supports all maintenance staff members. Instills a "safety first" attitude not only with maintenance technicians but with all staff members.
Instructs staff on proper use and guidelines for wearing safety items.
Minimum Requirements
Position requires at least 3 years experience in property maintenance or equivalent field. Must be HVAC and CPO certified.
Work Hours: 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.
Equipment Requirement: Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.

The Critical Facilities Technician (CFT) is responsible for all aspects of data center operations related to critical and non-critical infrastructure, equipment, and systems. They will participate in an unwavering attitude and commitment to safety and reliability within the Data Center. RESPONSIBILITIES
Operate and maintain critical and non-critical data center infrastructure, equipment, and systems
Work with a team of CFTs to deliver total availability (100% uptime) while minimizing risks
Monitor power, cooling capacity, and environmental conditions within the data halls
Utilize a Computerized Maintenance Management System (CMMS) as a tool to manage all planned and unplanned data center work
Perform preventive maintenance on data center electrical and mechanical equipment
Assist with the development, revision, and execution of approximately 200 operating procedures and preventive maintenance inspections, and perform quality control reviews to ensure accuracy, clarity, and continual improvement
Assist with the development of Data Center standards and policies when necessary
Resolve all electrical and mechanical issues within the Data Center quickly while minimizing risk and properly communicate issues to the appropriate chain of command

Troubleshoot and document technical issues, escalates as appropriate, and ensure issue resolution
