MAINTENANCETECHNICIAN
The MaintenanceTechnician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The MaintenanceTechnician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Responsible for understanding and following Asset key policy
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
Participate in on-call emergency at community
Utilize property resources, equipment and supplies economically
Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters

Education/experience
High School Diploma or Equivalent

This position must work closely with the 9-1-1 Administration Office, Benton County Offices, and the State of Arkansas to insure MUTCD guide lines are followed and properly installed signs. Follows Benton County Road department safety rules and regulations.
Manages day to day operation of the County sign shop.
Fabricates and installs road signs or any other signs deemed necessary by the County.
Works with the county administrators and 9-1-1 Administration Office in constructing new or replacing stolen or vandalized road signs and posts. Knowledgeable in State and County compliance and standards. If signs are damaged or destroyed this position must be prepared to make and reinstall these immediately.
Coordinates with the State Highway Department on bridge signing (i.e. weight limits, hazard notifications, etc.)
Reads, interprets, and keeps current on all state laws pertaining to signs and sign installation.
Keeps an updated database inventory of assigned roads as named and color of signs (green-county road, blue-limited public access, white-private drive)
Makes sound decisions on the serviceability of installed signs.
Is responsible for maintaining and handling inventory, 9-1-1 Administration and County property, equipment, and software.
Operates professionally and safely all machinery related to sign maintenance. (i.e. heavy-duty post driver, chainsaw, sign maintenance truck, and any other equipment related to this position.
Assists and coordinates the needs of the road department, 9-1-1 Administration Office and all other County offices.
Must be able to perform duties without direct supervision.
Must have the computer knowledge to run the sign making software for all County signage.
Responsible for determining the best way to recycle, re-build and re-use sign materials.
Assists road building and road surfacing crews in determining placement and wording for temporary traffic control signage.

TheatreSquared seeks a Production Technician to join its Production Department in a hands-on, collaborative role supporting lighting, sound, and run crews across productions and events. Production Technicians play a vital role in bringing each production to life and maintaining the systems that support a busy, year-round producing theatre.
Between productions, this position contributes to organizational, maintenance, and repair projects and may work collaboratively with other TheatreSquared departments, including Events, Facilities, Company Management, and Community Experience. KEY RESPONSIBILITIES
Production & Performance Support
Participate in lighting, audio, and video plot hangs and focus sessions.
Assist with preshow checks including lighting, audio, video, systems automation systems.

Join run crews for productions, rehearsals, and special events.

COMPENSATION & BENEFITS

GENERAL DESCRIPTION OF POSITION
It is the mission of Rogers Executive Airport to safely provide convenient and efficient facilities and services that support a comprehensive range of aviation activity, enhance global access, and provide a vital conduit for commerce and economic development.
Rogers Executive Airport is one of 84 of 2,455 general aviation airports categorized as a National Airport, which is defined as: supporting the national and state system by providing communities with access to national and international markets in multiple states and throughout the United States. Rogers Executive Airport accommodates all types of general aviation activity ranging from small propeller aircraft to the largest corporate jet types. The Airport contributes an estimated $41.5M in annual economic impact and has an estimated asset replacement value of over $121M.
The Airport operates with minimum staffing. The Operations and MaintenanceTechnician is a mission critical position. The position carries a wide range of responsibilities including inspecting and maintaining a broad range of facilities and equipment, operating a variety of types of heavy equipment for construction, maintenance, and snow removal operations, repairing and maintaining airfield pavements, signage and lighting, aircraft navigational aids, and electrical systems, executing maintenance plans for mowing, chemical herbicide application, maintaining fencing and electronic access control systems, identifying, managing, and controlling wildlife hazards to aircraft, maintaining and repairing air traffic control physical plant and its systems, responding to and assisting management with aircraft emergencies, as well as numerous other areas of responsibility covering the Airport's 425 acre campus.
The Operations and MaintenanceTechnician ensures the Airport is maintained in a safe and efficient manner in accordance with FAA standards. Responsibilities include representing airport management frequently with customers, contractors, air traffic control personnel, and others. The position is required to maintain heightened situational awareness at all times while working independently under general supervision and exercising independent judgement in performance of job responsibilities in a complex, dynamic, safety sensitive operating environment including work in close proximity to multi-million dollar jet aircraft. The Operations and MaintenanceTechnician performs limited administrative functions, including making minor purchases and material orders and organizing and maintaining records related to maintenance activities. The Airport operates 24/7 including all holidays. Due to the small staff at the Rogers Executive Airport, extended overtime hours, weekends, holidays, and other non-standard work hours may be required. Work is often performed under extreme climate conditions for extended periods of time.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Airport Condition Inspections- Airfield compliance with FAA standards and general safety and site security, including runway, taxiway, and apron pavements, lighting and signage, safety areas, wildlife hazards, security fencing and gate access control systems, stormwater conveyances, unusual conditions, etc. This duty is performed daily.
2. Maintenance and repair of airfield pavements, lighting, signage, aircraft navigational aids, and associated systems. Involves working with high voltage distribution system for airfield runway/taxiway lighting and signage. This duty is performed daily.
3. Heavy and light equipment operation and maintenance- ranging from heavy mobile construction equipment to various mowers and small power tools. This duty is performed daily.
4. Routine and preventive maintenance and repair of buildings and grounds on 425 acre site, including maintenance of airfield operations area to FAA standards and maintenance and repair of the Air Traffic Control Tower. This duty is performed daily.
5. Conducting snow removal operations, operating variety of snow removal equipment. Typically involves multiple days of extended hours including high frequency of overnight work typically conducted under extreme weather conditions. Includes loading and unloading of 2,200lb deicing chemical containers with forklift/backhoe, operation of snow plows, snow broom, runway deice material spreader, dump trucks, etc. Numerous outside manual functions such as clearing electric gates and other critical systems. This duty is performed as needed.
6. Emergency response for aircraft incidents and accidents, fuel spills, critical equipment and systems malfunctions/failures. This duty is performed as needed.
7. Coordination and oversight of numerous contractors, service providers, vendors, and suppliers. This duty is performed weekly.
8. Responding to special service requests and providing assistance to based customers and FAA maintenance personnel. This duty is performed as needed.
9. Inspecting, servicing, repairing, and programming electronic access control systems on multiple vehicle gates (all maintenance on controlled access systems performed in-house). This duty is performed weekly.
10. Applying herbicides for weed control, maintaining spray tanks, pumps and systems, using appropriate procedures for handling, mixing, and applying chemical herbicides. This duty is performed as needed.
11. Special projects- ranging from construction projects using heavy equipment, metal building maintenance and repair, building sheet metal work, storm water soil erosion repair and control, removing obstructions to aerial approaches (tree removal etc). This duty is performed as needed.
12. Airfield pavement maintenance projects, such as crack repair and sealing of asphalt pavement. Typically performed at night when aircraft activity is reduced. This duty is performed as needed.
13. Communications with Air Traffic Control Tower using VHF radio equipment, monitoring and communicating with aircraft when ATCT is closed. This duty is performed daily.
14. General custodial services. This duty is performed weekly.
15. Perform any other related duties as required or assigned.
