This is the intermediate - journey level class in the maintenance class series. Under general supervision, performs a wide range of tasks to ensure the upkeep and functionality of City parks, streets, and facilities. They assist in street resurfacing, pavement preparation, and drainage maintenance, while also handling vegetation care such as mowing, trimming, planting, and tree pruning. They operate a variety of heavy and light equipment, as well as hand and power tools, to complete tasks including traffic sign installation, sidewalk grading, and herbicide application. Facility maintenance duties include carpentry, painting, plumbing, electrical, HVAC maintenance, roofing, drywall repair, and occasional custodial work.
PARKS & STREETS
Assists a crew in patching and resurfacing streets and alleys.
Breaks up pavement, prepares surfaces for paving, and rakes and spreads asphalt.
Assists in a variety of other maintenance activities, including, but not limited to, cleaning drains and ditches, maintaining and installing traffic signs, traffic painting, discing and application of herbicides to vacant land, and preparing grades for construction of sidewalks, curbs, and gutters.
Operates trucks, light and heavy construction equipment, including motor graders, street sweeper, backhoes, and mowers, as required.
Operates a variety of hand and power tools, including jackhammers, air compressors, building machines, cutters, welders, grinding machines, and boring and tapping machines.
Plants, fertilizes, cultivates and sprays flowers, shrubs, and trees.
Mows, trims, and fertilizes lawns and other grass areas.
Prunes and sprays trees, and performs some tree maintenance work.
Keeps tools and equipment in a clean and safe working condition.
As necessary, performs unskilled and manual tasks on assigned maintenance projects.
May provide direction or supervise volunteers and work crews such as CMC, CCC, and community service workers.
May be required to be on-call, in event of emergency, on weekends, or in the evening.
Performs related duties as required.
FACILITY MAINTENANCE
Performs general carpentry work in the alteration, repair, and maintenance of City-owned buildings, facilities and properties.
Prepares and paints interior and exterior walls, ceilings, and trim work.
Performs routine preventative maintenance on mechanical equipment including electrical systems, HVAC systems, swamp coolers, and forced air heaters.
Makes emergency repairs and adjustments to plumbing equipment and apparatus.
Repairs and/or replaces doors, windows, locks, and associated casing.
Performs roofing and drywall work, as necessary.
Performs routine custodial duties, when needed.
May be required to be on-call, in the event of emergency, on weekends, or in the evening.
Operates and maintains a variety of tools and power equipment.
May provide direction or supervise volunteers and work crews such as CMC, CCC, and community service workers.
Performs related duties as required.
QUALIFICATIONS
Knowledge of:
General maintenance and repair materials, procedures, and equipment with particular reference to streets, parks, and facility operations, to include irrigation systems, grounds maintenance, and the use of pesticides and herbicides.
Methods and materials used in the maintenance, repair, and construction of buildings and appurtenant structures, to include carpentry, plumbing, mechanical, cement, electrical, and painting trades.
Methods and materials used in the maintenance and repair of streets, sidewalks, curbs, and gutters.
Occupational hazards and safety precautions.
Use, operation, and maintenance of heavy and light power driven equipment, and all associated safe work practices.
Ability to:
Perform the more skilled streets, parks, and facility maintenance and repair assignments.

Education and Experience:
High school diploma or its equivalent.
Three years of increasingly responsible experience in streets, parks or facility maintenance, and/or construction work, including at least three years of experience performing duties comparable to that of a Maintenance Worker II with the City of Morro Bay.
Qualified Irrigation Auditor Certificate or ability to obtain within 24 months of hire.
Possession of Class B or above California Driver's License with required endorsements; or
An equivalent combination of education and experience.

The Maintenance Supervisor is responsible for leading all evening maintenance operations in a high-volume food processing facility. This role ensures that all plant equipment-including mechanical, electrical, refrigeration, automation, and material handling systems-is operating safely, efficiently, and in compliance with regulatory standards. The ideal candidate possesses a strong technical background, excellent leadership skills, and a proactive approach to maintaining critical systems to minimize downtime and maximize productivity on the PM shift.
Key Responsibilities:
Supervise and direct PM shift maintenance technicians in troubleshooting, repairing, and maintaining production equipment including conveyors, baggers, slicers, chillers, forklifts, and automated systems.
Oversee the maintenance of refrigeration systems (ammonia and/or Freon-based), ensuring compliance with PSM/RMP programs and emergency protocols.
Ensure effective troubleshooting and repair of electrical systems including motors, control panels, PLCs, VFDs, and low- and high-voltage equipment.
Monitor and maintain material handling equipment, including daily checks and scheduled repairs on forklifts, pallet jacks, and chargers per OSHA standards.
Coordinate preventive and predictive maintenance activities using the plant's CMMS (UpKeep); review work orders and assign tasks efficiently.
Work closely with Production, Sanitation, QA, and Safety departments to support daily goals and minimize equipment-related downtime.
Uphold strict adherence to GMPs, food safety programs (HACCP, FSMA), and Cal/OSHA safety regulations.
Maintain accurate records of maintenance work, equipment history, and parts usage/inventory.
Train, mentor, and evaluate evening maintenance staff, fostering a culture of safety, accountability, and continuous improvement.
Support capital projects, equipment installations, and process upgrades as needed.
Requirements
Qualifications:
High school diploma or GED required; technical or trade certification in mechanical, electrical, or industrial maintenance preferred.
Minimum 5 years of maintenance experience in a manufacturing environment, with at least 2 years in a supervisory or lead role.

Position Summary
Under general supervision, perform a variety of maintenance, repair and adjustment of assembly and production equipment. POSITION SUMMARY: Under the general supervision of the Maintenance Manager, the Maintenance Technician is responsible for performing a variety of tasks related to the maintenance, troubleshooting, and repair of the hotel's physical plant and equipment. This role ensures that all systems and equipment function efficiently and that the property remains in optimal condition, meeting safety, sanitation, and cleanliness standards.
ESSENTIAL DUTIES & RESPONSIBILITIES: All duties and responsibilities of this position are to be performed with exceptional caring and genuine guest service upholding the Oxford Collection of hotels standards and culture at all times.
Safety & Preventative Maintenance (50%):
Conduct routine preventive maintenance for guest rooms, public areas, hotel equipment, and carpet care as scheduled under the direction of the Supervisor or Maintenance Manager
Flip mattresses and move furniture as assigned by the supervisor
Assist with preventative maintenance tasks such as replacing ceiling tiles, light bulbs, patching vinyl, and other basic repairs to maintain the hotel and keep the product quality standard
Refurbish furniture and fixtures within guest rooms, such as cabinets, tables, chairs, doors, windows, and counters. Paint and finish furniture and fixtures as needed

Maintenance Repairs (30%):
Assist in maintaining and repair of the exterior and interior of the property

Trouble shoot and perform maintenance on hotel systems and equipment including plumbing systems and fixtures such as pipelines, toilets, sinks, kitchen, and laundry equipment

Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

What You'll Do
Perform overall maintenance inspections for rooms and common areas, maintaining quality standards.
Maintain and demonstrate strong knowledge of HVAC systems, ensuring efficient operation and maintenance.
Address any emergencies and report directly to the General Manager (GM).
Be available when the GM is off to handle urgent matters and ensure smooth operations.
Assist with guest requests as needed.
Support the housekeeping team when necessary.
Coordinate with the city for building permits and inspections.
Monitor all life safety inspections and ensure compliance with regulations.
Possess knowledge of overseeing Property Owners' Association (POA) regulations and guidelines.
Maintain and troubleshoot hot tubs and pools, ensuring proper function and safety compliance.
Follow up on all pending punch list items for construction and report updates to the GM.
Collaborate with various departments to ensure seamless resort operations.

What You Bring to the Table
Experience in mechanical and electrical maintenance.
Strong knowledge of HVAC systems, troubleshooting, and repair.
Familiarity with hot tub and pool maintenance.
Strong problem-solving skills and ability to handle emergencies effectively.
Knowledge of building codes, permits, and inspection processes.
Ability to multitask and work collaboratively with different departments.
Excellent communication, organizational, and problem-solving skills, both verbal and written.
Ability to work flexible hours, including weekends and holidays.
Tech-savvy with experience using hospitality software and guest management tools.
