Relocates furniture and equipment within buildings as well as to other school or administration buildings.
Dispose of debris, broken furniture and equipment accordingly.
Remove and replace drywall, texture, prepare and paint walls.
Replace locks and door knob hardware. Give keys to Maintenance Supervisor for copying and updating of key log in order to account for all keys.
Change classroom ceiling tiles that have water mark stains. Report any water leaks to Maintenance Supervisor.
Paint buildings as needed.
Perform ice and snow removal duties from building and school entrances, sidewalks, and parking lots.
Report major maintenance problems to Buildings & Grounds Director, Principal/Administrator.

Summary
Under the direction of the Facilities Manager and/or Lead Maintenance Worker, this position performs a variety of facilities maintenance tasks in offices, classrooms, restrooms, and other campus buildings. The role also assists with grounds crew activities and performs other related duties as assigned.

Essential Duties and Responsibilities:

Alternatively, specialization with electrical, Mechanical, carpentry, painting, equipment repair or other related maintenance fields. Experience with equipment use and machinery repairs is a plus.

SUMMARY
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:

RESPONSIBILITIES:
Perform a variety of routine and preventive maintenance, troubleshooting, making minor repairs and responding to emergency calls for service, including but not limited to any or all of the following:
Lighting, HVAC, and sound control systems
Faucets, ice makers, toilets, and dishwashers
Electrical light fixtures, switches, and receptacles, exhaust fans, ceiling fans, water heaters and other appliances
Windows and doors including screen door track mechanisms, check and repair locks, repair hinges, patch drywall and mount towel holders
HVAC systems and equipment
Swimming pool and spa
Ensure that buildings and equipment are maintained in a safe, clean, and orderly condition in accordance with health and fire regulations and as directed by supervisor or director.
Report unusual conditions and situations which may endanger mechanical functions or operations of the resort to supervisor or manager.
Maintain hand and power tools in working condition.
Maintain and service kitchen and emergency equipment.
Install fire extinguishers and maintain service schedule.
Perform snow and ice removal duties seasonally, using hand tools and/or motorized vehicles and equipment.
Other duties as assigned, including duties in other areas of the department (e.g. landscaping tasks).
Requirements
QUALIFICATIONS/REQUIREMENTS:
General knowledge of the tools, methods and materials used in building maintenance work; resort or hotel maintenance experience a plus.
Ability to use a variety of hand tools and equipment, measure distance and calculate quantities, and read blueprints.
Specialized repair abilities or experience in a minimum of one of the following areas preferred: general carpentry, plumbing, HVAC, and/or electrical.
Ability to pass drivers background check, operate light to heavy machinery, vehicles, and equipment.
High school diploma (or equivalent).
Ability to use a computer or other technology devices.
Problem-solving and trouble-shooting skills.
Certified Pool/Spa Operator (CPO) Certificate a plus.
Ability to communicate effectively in both oral and written form, receive and give instructions, and prepare work orders and reports, including via the use of a computer or other device.
Must have reliable transportation; reliability and punctuality are critical.
Must be able to work flexible schedule to include nights, weekends, weekdays and holidays.
Ability to walk or stand and move about the resort (both indoors and outdoors) for eight or more hours per day, move on and climb a ladder, sit, reach, lift, bend, kneel, stoop, climb, push and pull items weighing up to 40 pounds.

About the Position:
We are seeking an experienced Electrical Technician with a strong background in PCB troubleshooting and assembly to support the production and integration of electrical systems for our high-altitude platforms. SUMMARY
