Electrician, Maintenance
• Repairs, installs, replaces, and tests electrical circuits, cables, equipment, and appliances.
• Uses hand tools and testing equipment.
• Inspects and tests electrical equipment, lighting, signal, communication, and power circuits.
• Isolates defects in wiring, switches, motors, and other electrical equipment using general and specialized testing equipment.
• Replaces faulty switches, sockets, and other elements of electrical systems.
• Dismantles electrical machinery and replaces defective electrical or mechanical parts including gears, brushes, and armatures.
• Mounts motors, transformers, and lighting fixtures into position and completes circuits according to diagram specifications.

Job Summary
The Maintenance Technician position is responsible for performing high-quality, cost-effective maintenance work within single family rental homes owned by the company, providing excellent customer service to residents, and follow all company operational and safety policies, processes, and procedures. Promptly and professionally complete maintenance service requests across multiple trade categories (e.g., electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances)
Provide excellent customer service and promote a quality living experience for all residents
Complete ProCare visits throughout resident's lease term to perform proactive maintenance and repairs in order to reduce future reactive maintenance service requests
Provide continuing education to residents regarding important maintenance topics such as resident maintenance responsibilities, resident bill backs, no-show charges, etc.
Complete general property condition assessments (“GPCA”) at all property visits and submit alerts to property management for items that require immediate attention
Review and use Technician-specific reports/scorecards to identify opportunities for improvement
Perform repairs to vacant properties while they are on-the-market or during the turn process
Properly utilize and care for company-supplied tools, materials, and vehicles

Responsibilities:

OPPORTUNITY: MAINTENANCE TECHNICIAN II - KIRKLAND, WA
**DAYS REQUIRED: TUESDAY - SATURDAY**
Sares Regis Group is seeking an experienced maintenance professional for our beautiful 288-unit community, Woodlake Apartments! This is an excellent opportunity for someone looking to grow their career in the property management industry!
Duties include but aren't limited to:
• Works in turnover and renovation units, as well as responds to maintenance service requests.
• Works on external, as well as internal repairs which may include, but is not limited to, drywall repairs, painting, fence and gate repairs, plumbing installation or repairs, appliance repairs, boilers and HVAC systems, and common area clean-up.
• Participates in emergency and after hours coverage based on the established schedule or as required.
• Sets up and operates machine tools such as lathe, grinder, drill, and milling machine to repair or fabricate machine parts, jigs and fixtures, and tools.
• Fabricates and repairs cabinets, counters, benches, partitions, and other wooden structures.
• Maintains or assists in maintaining inventory and prepares related paperwork.
• Keeps storage facilities and equipment in an orderly, working condition.
QUALIFICATIONS
• Must have 1 year of experience in all trades (electrical, plumbing, drywall, paint, appliances, etc.)
• Demonstrated knowledge and skill in performing quality work; able to use required tools and machinery; professional interaction with co-workers, residents and vendors; knowledge and continued education of OSHA requirements; knowledge of MSDS requirements appropriate to the scope of work.
• Ability to read and interpret service orders and documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to effectively present information and respond to questions from employees, managers, clients, customers, and the general public.
• High school diploma or GED, technical school, or three to six months related experience and/or training; or equivalent combination of education and experience.
• Excellent customer service skills a must!
• Ability to work weekends required.
Salary range is $25.00-$26.00/hour. We offer a competitive compensation package that includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full-time employees who work between 30-40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.

Assist in the maintenance, repair, and operation of production and packaging equipment under the guidance of senior technicians. Perform routine tasks to maintain a safe and clean work environment, adhering to Good Manufacturing Practices (GMP) and food safety, quality, and sanitation standards according to FDA and OSHA standards. This position offers training and development to support career growth within the maintenance department.
RESPONSIBILITIES
• Assist in performing routine maintenance on production, packaging, and logistics equipment.
• Conduct basic troubleshooting and repairs on mechanical components under supervision.
• Learn and apply lockout/tagout safety procedures for maintenance tasks.
• Support senior technicians in diagnosing and addressing mechanical and electrical issues.
• Help maintain inventory of parts, supplies, and tools for the maintenance department.
• Document completed work and observations as required.
• Assist with maintaining good communication with vendors, contractors, and operations personnel.

PREFERRED QUALIFICATIONS

PHYSICAL REQUIREMENTS
• Ability to lift and move items weighing up to 50 lbs. repeatedly.
• Comfortable working in varying environmental conditions (e.g., cold, noisy) and handling hazardous materials with appropriate safety equipment.
• Willingness to work irregular shifts and long hours during peak production periods.
• Ability to wear required personal protective equipment, including hearing protection.
COMPENSATION: $24-30/hour DOE
