The Property Maintenance Technician will perform grounds cleanup/maintenance, preventative maintenance, repairs, apartment turnovers, and janitorial tasks. ESSENTIAL FUNCTIONS
Completes work orders in a timely and accurate manner.
Cleans up after work is complete.
Performs repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, heating, etc.
Secures, cleans, repairs, and applies bed bug treatment to all units during turnover process as directed by the Property Manager.
Maintains exterior common areas and grounds, including lawns and flowerbeds, shrubbery, parking areas, and trash pickup.

HomeRiver Group is looking for a solution-oriented problem solver to fill our Maintenance Technician position in Jerome, ID in the Property Services Group. We are looking for a result driven, skilled technician who can perform a variety of general maintenance and repair work on multi-family properties. The candidate will be responsible for making needed repairs on both occupied and unoccupied units on our client owned properties. This is a full-time on-site position.
Essential Responsibilities:
Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
Complies with HRG's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. Service Technician

Job Summary
A Maintenance Technician II oversees the day-to-day maintenance operations of assigned properties. The Maintenance Technician is a key member that ensures the upkeep and safety of the property and will jump in and work alongside the team. Work involves indoor and outdoor environments and flexibility to adapt to unplanned events, while remaining resourceful and efficient. Works in coordination with the Property Management team to ensure the maintenance teams deliver safe, appropriate and sanitary housing to all our residents.
Key Responsibilities
Contribute to caring and positive working and living environments for all employees and residents
Assist in enforcing safety regulations by identifying and reporting and/or correcting safety hazards.
Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc, as needed
Maintain and repair all aspects of physical building, outdoor areas, parking areas, and individual units including electrical, plumbing, HVAC, etc.
General carpentry duties to prepare apartments for move-in; including cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, window coverings, flooring, etc.
Make ready units should be completed within 3-5 days of the unit being released to the office
Move common space furniture, supplies, and equipment.
Requests tools, equipment, and supplies needed; safely stores and safeguards tools, equipment, and chemicals.
Regularly tracks supplies and orders new supplies as needed and in coordination with supervisor.
Regularly attends staff meetings and assigned trainings
Enter completed work orders into the Software system with all detailed information pertaining to each repair
Other duties as assigned.
Reporting + Organizational Relationships
This position will report directly to the Community Manager and does not have supervisory responsibilities.
Compensation & Classification
CCH is committed to paying competitive wages. The salary range for this position is $22.85 - $27.00 in California and $20.00 - $24.20 outside of California. Based on CCH's compensation philosophy, the majority of new hires are brought in at the minimum of the salary range. CCH has a competitive benefits package with health, dental, vision, and life insurance, 8% of an employer contribution for retirement, and more. This is a part-time, 25 hours weekly. non-exempt position. This position is based at a CCH Community.
