A Typical Work Day May Include:

HVAC / MAINTENANCE TECHNICIAN
Under the direction of the Maintenance Manager, the HVAC / Maintenance Technician serves as the campus's sole technician in HVAC service and repair-playing a critical role in shaping the daily comfort, safety, and functionality of our learning environment. This independent, hands-on position is responsible for maintaining and repairing a variety of residential and light commercial HVAC systems that support classrooms, labs, administrative offices, and student spaces. The work performed directly impacts the success of our students and employees by ensuring a well-maintained, climate-controlled campus where people can thrive. The ideal candidate will bring strong attention to detail, excellent organizational skills, and a proactive, solutions-oriented mindset. In addition to HVAC responsibilities, the technician will support general building and grounds maintenance, contributing to the overall care and appearance of the campus. This is a full-time, on-site role with a standard schedule of 40 hours per week, Monday through Thursday. Flexibility for occasional after-hours or overtime is expected to meet campus needs.
WORKING CONDITIONS:
Duties are performed on campus and off-site as needed. Working effectively and collaboratively in a team environment is a must. Working conditions are as follows:
Working indoors and outdoors is required. When working outdoors, you will be subject to inclement weather. The work will be strenuous at times and will include lifting heavy objects, climbing ladders and stairs, operating lift equipment, maneuvering in tight and awkward spaces, and standing, bending, sitting, reaching, crouching, stooping, and kneeling for long periods of time. Risks include injury from falls, burns, electrical hazards, cuts, and exposure to inclement weather. Workers must follow strict safety procedures to avoid injuries.
This is a non-exempt, full-time, regular position. The standard schedule for this position will be Monday - Thursday, 7:30 AM - 5:30 PM.
WAGE RANGE: $33 - $38 Per Hour
The job posting includes the expected hiring wage range while the full wage scale for this position can be calculated by starting with the hiring range and increasing the wage three percent annually over the duration of employment. Increase in wages depends on approval of an annual budget and is not guaranteed.

MINIMUM QUALIFICATIONS:

Collaborate with vendors to obtain equipment quotes, discounts, project bids, and warranty claims.
Oversee HVAC contractors working on campus from the beginning to the end of the project, to ensure goals are met and work is done properly. Communicate with contractors about any changes, concerns, or issues with their work to avoid extra costs, delays, or unfinished tasks.
Quickly and professionally address HVAC concerns like temperature issues, airflow, noise, odors, leaks, and system alarms. Communicate clearly with occupants to meet their needs and maintain a comfortable learning and working environment.
Oversee the inventory of HVAC tools and chemicals to ensure the necessary resources are available for the role and to support the operation of HVAC systems.
Collaborate with faculty or contractors during the removal and installation of HVAC equipment on campus to ensure the safety, performance, and outcomes desired.
Install copper refrigerant lines, pull vacuums on refrigerant systems, solder, and braze.
Install and program various thermostats and run low voltage communication wire.

The Role:
This position performs journey level pest control and skilled maintenance work for Housing and Residence Life in our warehouse facilities, residence halls, and student apartments. This position is the primary pest control technician and leads all prevention, inspection, and treatment of pests within the residential campus. Additional maintenance work includes refrigeration, furniture repair, compactor service and repair, appliance repair, carpentry work. The incumbent assists with inventory control, which includes over 80,000 pieces/items of furniture, appliances, and electronics. This position also assists with refuse/recycling/garbage and other special projects assigned by the Housing Facilities Manager. This position provides services to other departments on campus as directed by the supervisor.

Job Duties
Pest Control:
* Manage the comprehensive residential campus pest control plan that includes prevention, inspection, and treatment protocols
* Identify and eradicate all types of household pests.
* Coordinate purchase of pest control chemicals and equipment utilizing pest control licensure for CWU following established purchasing procedures.
* Document all storage and chemical usage.
* Document all pest related jobs.
* Support pest control for other areas of campus as time allows at the direction of Housing Facility Manager.
* Follow Housing and Residence Life procedures to ensure that pests are not further spread.
* Maintain all pest control equipment and serve as lead to back up pest control technician
General Maintenance:
* Maintain 30 yard compactors and 2 yard dumpsters by maintaining oil levels, changing oil and filters, keeping all fittings and wheels greased, replacing broken or leaking hydraulic lines and cylinders, replacing broken or damaged wheels and lids, and structurally assessing overall condition of units.
* Provide maintenance on fire equipment to include fire extinguishers and smoke detectors.
* Conduct health & safety inspections in 480 apartments, repair/replace any defects found, and write-up any safety equipment removed or tampered with
* Complete periodic facility reviews and make recommendations to the supervisor for potential improvements.
* Assign bar codes and operate machinery.
Apartment/Res. Hall Assistance:
* Assist with performing building inspections in and around all housing facilities for maintenance, future project needs, improvements and replacement needs and repair.
* Assist as needed with the refuse/recycle program for University Housing and new student programs, Dining Services and Bookstore;
* Pickup/delivery of supplies for apartment and residential halls as needed.
* Operate motor vehicles including forklift and snow removal equipment to transport furniture, equipment, archived material, and surplus between campus locations.
* Perform snow removal.
Refrigeration Maintenance:
* Maintain, install, and repair refrigeration equipment by working on fans, motors, electrical components, structure, heaters, T-stats, and defrost timers.
* Diagnose, inspect, trouble shoot, and overhaul electrical control circuits, temperature controls, and all related refrigeration components using manuals, schematics/diagrams and equipment knowledge.
* Test evaporating/condensing coils and perform leak down test.
* Maintain and repair compressor start components and overload.
Furniture Repair/Carpentry:
* Perform furniture repair in all residence halls and apartments by disassembling damaged or worn furniture; replacing broken parts and missing hardware; and reassembling furniture including fastening and gluing wooden parts.
* Install newly upholstered parts and cushions.
* Remove old finishes by sanding, filling cracks and holes, and applying new finish.
* Provide information as requested by the supervisor in order to assist in the development and implementation of a long-range facilities renovation plan.
* Upgrade, maintain, and update database for University Housing and New Student Program's ten/fifteen/twenty year Furniture & Equipment Replacement Program, which includes maintenance/repair history, condition, location, cost, age, model, and serial number.
* Perform general carpentry and repairs as needed.
* Perform other duties as assigned.
Minimum Qualifications
* Extensive experience in pest control, chemical/herbicide management, building and/or equipment maintenance, construction or repair work.
* Ability to obtain Washington State Pest Control Public Operators license and Pest Control Structural Endorsement within 6 months of hire and maintain throughout employment.
* Valid Washington State Driver's License.
* Ability to provide excellent customer service including listening to customers, identify issues, provide options, fulfill service, and exercise knowledge of procedures to assist others.
* Experience using Word, Excel, e-mail, and/or similar software applications to produce written correspondence, documentation, create simple reports, receive, and respond to e-mail inquiries, report time, etc.

Salary: This position is based on the range 48G of the Washington State Classification Listing, which has a minimum annual salary of $60,132 and maximum annual salary of $69,744.
