We are presently seeking a Maintenance Technician for our Shady Park community located in Selbyville DE, who will perform general grounds and lawn maintenance, as well as basic repairs to homes owned by the community, for 40 hours per week.
As a successful Maintenance Technician, you will:
Perform maintenance to ensure homes and community areas are in proper condition.
Execute assigned work orders and report status to the Community Manager timely and efficiently.
Promote goodwill by handling all contacts with residents, prospective residents, visitors and other employees in a spirit of courtesy, cooperation and attentiveness.
Use established procedures to identify deficiencies and take immediate action with community manager approval.
Ensure community grounds are appropriately manicured. Regularly treat for weeds, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, cut down and remove tree limbs as needed, and perform other lawn care services as necessary.
Remove and dispose of garbage on community grounds, including common areas, main entrance and from resident's sites as needed to maintain community appearance.
Perform snow removal using a snow blower, hand shovel or a plow truck, as applicable.
Advise Community Manager or Maintenance Supervisor of residents who do not properly dispose of their excess garbage or have large/bulk items that may require pickup arrangements.
Perform regular inventories of maintenance and grounds equipment and supplies to advise Community Manager of equipment and supply needs.
Maintain order and appearance of garage and storage areas.
Maintain all maintenance and grounds equipment to keep it clean and cared for.
Comply with national, state and local health and safety laws to reduce accident occurrences and to protect residents, the company, team members and vendors.
Perform seasonal pre-maintenance service on a timely basis.
Remain available for “on call” duties as needed.
Participate in the refurbishing of Community Owned homes.
Perform repairs and maintain the community water and sewer lines.
Perform other duties as assigned.
Minimum Requirements
A minimum of 2 years of maintenance experience, preferred.
High School Diploma or GED preferred.
Excellent customer service skills.
Valid operator's license, maintenance of a good driving record at all times, and insurability under the Company's policy at all times.
Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.
May need to provide own tools.
Ability to bend, stretch, twist, walk continuously, and access restricted spaces.
Ability to operate maintenance equipment and other equipment.
Ability to lift or to move up to 75 pounds.
Ability to efficiently perform job responsibilities with minimal supervision.
Ability to tolerate exposure to various chemical compounds.

Job Description
Position Purpose:
Perform maintenance, repair, replacement and inspection of all Veolia Water Delaware distribution fire hydrants, valves, pipe, services, and appurtenances. The Utility Worker will excavate, repair, replace, and maintain all aspects of Veolia's distribution system while keeping accurate records of all work done and communicating with all employees and departments.
Primary Duties/Responsibilities:
Locate, access, operate, and repair Company facilities such as mains, hydrants, blow-offs, services, curb stops, distribution valves, shutoff valves, and plumbing fixtures.
Investigate and diagnose hydraulic variations that may adversely impact system operations and customer service, and initiate corrective action.
Operates equipment, drives utility to perform necessary job functions.
Digs trenches to remove defective pipes and install new, loads and unloads pipes and fittings, pours concrete and caulks pipes as necessary.
Perform distribution system tests, including but not limited to, fire flows, customer service lines, and pressure losses.
Locate Company underground facilities and initiate requests to mark-out other utilities' facilities.
Raise to grade Company facilities such as curb and valve boxes
Complete the installation of facilities, including but not limited to, water services, main extensions, fire hydrants, valves, and any other T&D Crew work
Collect and evaluate water samples, as directed, in accordance with established water quality practices.
Transport materials to and from facilities and/or job sites.
Prepare Company facilities for adverse weather conditions.
Restore service to frozen Company facilities, as required.
Record pertinent data and maintain accurate records in the electronic work order system and field tablets.
Report conditions in the field that may adversely impact Customer Service or public safety, as well as conditions that may result in damage to Company facilities.
Respond to inquiries accurately and professionally and, when necessary, involve the appropriate individuals to resolve customer and Company-related issues to achieve the highest level of Customer Service in all areas of responsibility.

Qualifications
Education/Experience/Background:
High School Diploma/GED is required.

Knowledge/Skills/Abilities:
Attain a working knowledge of the Transmission and Distribution system within 6 months of hire

As a General Mechanic, you will have the opportunity to collaborate with other innovative people to maintain, repair, and improve critical production equipment. In this role, you will:
Keep production, support equipment, and site utilities operational as well as support building/facilities work.
Perform basic pipefitting and millwright tasks
Use various hand tools, torque wrench, drill press, air compressor, generator, chain hoist, rigging, grinder, band saw, forklift and other specialized equipment
Safely operate power tools
Prepare and cleanup work area
Assist in jobsite set-up, maintenance, repairs and return to operations activities
Complete mechanical installations, inspections, and other maintenance tasks for mechanical/hydraulic/electric presses, hoses, pumps, motors, cylinders, solenoids, relief devices, pressure vessels, piping, chillers and other machines or types of equipment.
Capable of pipefitting to include layout, measurement, sketching, pipe identification, schedule numbers, threaded pipe, flange pipe, and tubing.
Troubleshoot equipment issues using drawings, equipment manuals and internet resources while applying an advanced skill set in most of the following areas: pneumatics, machinery, hydraulics, and robotic automation.
Participate in all safety and regulatory training needed to fulfill the duties of the position, including high-risk activities.
Follow all plant safety rules and regulations, wear PPE as required per procedures.
Enter time confirmation against maintenance work orders along with detailed notes.
Complete and file all required check sheets described in work order and job plans.
Use RCFA methodology to resolve issues while receiving general instruction on assigned tasks.
Work with maintenance supervisor to prioritize emergency work or pull work forward as time allows.
Be included in on-call rotation to provide off-hours emergency support.

* Document maintenance learnings and assist supervisors in capturing repeat issues requiring further technical evaluation.
Minimum Qualifications
* Bachelor's degree in Mechanical, Industrial, Chemical, or related Engineering discipline
* 5+ years of experience in maintenance, project engineering, or manufacturing support role
* Hands-on experience in an industrial environment preferred

Duties and Responsibilities
* Ensures that established infection control & standard precaution practices are maintained when performing maintenance procedures.
* Follow established policies governing the use/disposal of personal protective equipment and disposal of infectious waste.
* Perform routine maintenance on grounds, parking areas, driveways etc. by cutting, trimming, policing, sweeping, snow removal, etc., as necessary/directed.
* Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established policies.
* Service heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.
Qualifications
* Must possess, at minimum, a high school diploma or equivalent.
* Minimum 2 years' experience in maintenance role.
* Sound knowledge of HVAC, plumbing, electric, carpentry & mechanical systems (including relevant equipment & tools).
* Experience working in a healthcare, long-term care environment or with the elderly preferred.
* Knowledge of safety regulations preferred.
