Essential Functions of this position may include but are not limited to:
Responsibilities:
Overhauls consist of open and inspect of various valves and components, and reassembly to include but not limited to lapping, repacking, assembly, blue checks, and testing.
Experience with the various valve types and may include: JP5, Potable Water, Scupper Valves, Trip Throttle, Racks, Flood Control Accumulators, Main Seawater, Aux Seawater, Relief Valves, Gate Valves, Globe Valves, Lube Oil Coolers, Purifier Heaters, Governor Valves, and Air Ejectors.
Thoroughly complete all calibration and documentation associated with testing and repairs.
Follow all schematics and documented procedures in accordance with all standards that apply to the job
May perform maintenance, assessment, and repairs on various types of valves.
Requires occasional heaving lifting up to 75lbs 15-20 times during an 8-to-12-hour shift.
Requires standing and walking for extended periods during an 8 to 12-hour shift.
Requires occasional bending from waist, crouching, kneeling crawling periodically during an 8-to-12-hour shift.
Requires occasional climbing ladders up to 25 feet at a time.
Requires occasional working in confined space work environment with the potential of extreme temperature exposure, chemical exposure, and radiation exposure during an 8-to-12-hour shift.

Qualification, education, and experience requirements:
3 years' experience with building/assembly valves in a shop or outage environment.
Familiar with tools and machinery required to perform daily valve repair duties.
Experience with repairing various valves and actuators, whether pneumatic, hydraulic, or electric.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence.
Ability to add, subtract, multiply and divide all units of measure, using whole numbers, common fractions, and decimals.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
Successful candidate must possess the willingness and ability to complete and pass all pre-employment and employment screening requirements which may include but are not limited to: Medical, psychological, background and substance abuse screening(s).

Responsible for daily maintenance to be done around the outside of the clubhouse, parking lot areas and around the golf course(s) as directed. Duties include, but not limited to, removal of trash and debris, blowing areas off, sweeping, raking, mulching, mowing, trimming, edging, watering, and planting material in order to make a clean appealing visual sight.
ESSENTIAL FUNCTIONS AND ACCOUNTABILITIES
Daily removal of trash and debris from parking lots, bedding areas, and grass areas.
Using a power blower, clean all sidewalks, staging areas and parking lots (daily).
Weekly mow all clubhouse areas to keep all grass areas in a fresh mowed appearance as directed.
Weekly edging and weed eating all areas that the mowing operation is not able to reach as directed.
Safely using both manual and powered hedge trimmers, keep all shrubs neatly trimmed weekly.
Pull all weeds that emerge from unsightly areas as they appear.
Planting of annual flowers and color around clubhouse planters and beds around the golf courses as directed.
Hand water with hose, bucket and water tank all areas needing water in time of stress.
Put up and take down holiday decorations around and inside the main clubhouse if applicable.
Assist with the golf course maintenance when necessary.
Responsible for seeing that daily assignments is completed in the respective areas, to meet Club standards and as communicated in the Star Service FOCUS.
Assist fellow Employee Partners, Members and guests to ensure delivery of the 3 steps of service without being directed. Be aware of team members and the environment and participate as a member of the team.
Notify supervisor of Member/Guest complaints at the time they occur. Rectify, practicing service recover, any complaints as soon as possible.

Your role:
The Grounds Specialist maintains the physical aspects of the property, which include the grounds, common areas and amenities. This position will also assist the Maintenance Supervisor and Property Manager by performing general maintenance and repairs for the assigned property and facilities.
What you will do:
Walks the property throughout the day and removes litter, debris and pet droppings from all areas, including but not limited to, breezeways, pools, grounds, common areas, etc
Removes trash and recyclables within the office and maintains the trash areas per the agreed upon schedule
Checks and logs pool levels daily and vacuums pools weekly
Cleans and assists with upkeep of the facilities by performing general labor duties
Cleans and maintains grills inspecting timers and knobs to ensure safety
What you will bring:
One or more years of general labor job experience is preferred, multifamily experience is a plus
High school diploma or equivalent, preferred
Certified Pool Operator (CPO) certified is preferred
Ability to use a variety of hand tools, cleaning supplies and other equipment needed for the role
Excellent time management skills
Effective verbal and written communication skills via all communication channels
Ability to lift tools, equipment and other items in the unit (approximately 50 lbs)
Work over 40 hours per week as business needs deem appropriate
