The Maintenance Worker/Assistant performs various duties to maintain a clean and safe environment for patients, staff and visitors. Maintenance services are provided in accordance with facility policies and procedures to enhance resident comfort and enhance the quality of life.
Demonstrate competence in application of mechanical and technical concepts to facility plant repair and maintenance projects.
Demonstrates interpersonal skills to interact with facility staff and residents to answer questions and to make prompt efforts to resolve grievances.
Able to apply building and safety codes to facility situations and maintenance procedures
Conducts scheduled maintenance throughout physical plant and for all equipment.
Maintains and tests the emergency power system to ensure availability of power.
Maintains all essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, laundry equipment) in safe operating condition.
Able to respond to change productively and to handle additional tasks/projects as assigned. Able to respond to needs of facility 24 hours a day, 7 days a week.
Education and/or Experience:
High school diploma or equivalent preferred.
Minimum of one (1) year physical plant and equipment experience in an institutional environment.
Experience in: electrical, plumbing, general carpentry,dry wall repair
Vocational training in skilled trade or other relevant training preferred.

Position Summary
Under the supervision of the Maintenance Manager, Director of Operations, or Maintenance Technicians, Maintenance Laborers are responsible for effective preventative and planned maintenance of site assets as well as troubleshooting and repairing mechanical systems including but not limited to HVAC, electrical, plumbing, refrigeration, and carpentry.
This is a part-time, as needed position, with no minimum number of hours guaranteed.
Work schedules are determined by event activity on an as needed basis.
This role will pay an hourly wage of $18.

About the Venue
The Greater Richmond Convention Center is the largest meeting and exhibition venue in the Commonwealth of Virginia. With 178,158 square feet of contiguous exhibit space, a 30,550 square-foot Grand Ballroom and 50,000 square feet of additional meeting/banquet space, the GRCC is well-positioned to host a variety of events from small meetings to large trade shows and conventions. Situated along the I-95 corridor, the GRCC lies within a 500 mile radius of one half of the U.S. population. The Richmond Region is an affordable market in Central Virginia with the Blue Ridge Mountains to the north, the Atlantic Ocean to the south, Washington D.C. to the east and North Carolina to the west.
Responsibilities
* Perform skilled and semi-skilled tasks in the maintenance of the facility and equipment
* Work from general instructions and specifications, with minimal supervision
* Operate a wide variety of equipment used in the maintenance of the facility such as saws, drills, torches, sanders, cutters, grinders, and other maintenance equipment
* Drive vans, pick-up trucks, forklifts, high-lifts, floor scrubbers, and other vehicles as required
* Grasp, hold, bend and twist a wide range of tools, equipment and materials
* Assist in installing and repairing electrical wiring, fixtures, and related equipment; mixing and matching paints, stains, and painting
* Assist in installing, maintaining, and repairing pipes, valves, faucets, sinks, and other plumbing facilities; repair and maintenance of the facility to include chairs, tables, doors, windows and other articles and fixtures
* Operate software-based tasks controlling the HVAC equipment and lighting controls for the center
* Assist in the operation, maintenance, and repair of HVAC equipment; repair and maintenance of various other tools and equipment
* Assist in the completion of preventative maintenance tasks on assigned equipment in the maintenance department
* Clean and organize work sites as directed
* Communicate clearly and concisely in the English language, both orally and in writing
* Establish and maintain cooperative-working relationships with those contacted in the course of work

Qualifications
* Must be 18 years of age or older
* High school diploma, or equivalent GED
* Must be available to work flexible hours and days including early morning, days, evenings, overnight, weekends and holidays

**Responsibilities**
* Clean and maintain the pool area and exercise room
* Keep grounds clear of visible trash and cleans the parking lot, sidewalks, breezeways, stairs, and entrance thoroughly, including weed removal
* Report any problems that would interfere with guest satisfaction
* Keep the storage area clean every day and lock all storage areas before clocking out
* Ensure that there are enough housekeeping supplies on each floor and there are enough linens & supplies in stock
* Verify that all exterior lights are working properly
* Report and fix any safety hazards throughout the hotel
* Ensure that the stockroom has sufficient inventory to last at least two weeks
* Other duties as assigned
**Qualifications**
* High School Diploma/GED required
* Hospitality experience preferred
* Completion of a craft apprenticeship or an equivalent number of years of education and production maintenance experience preferred
* An AA degree in mechanical, electrical, or industrial maintenance preferred
* Must be highly motivated and able to work independently

STATEMENT OF JOB:
The Maintenance Assistant performs semi-skilled manual tasks related to the maintenance and repair of the building and grounds, equipment, and appliances as delegated by the Maintenance Director.
Responsibilities include but are not limited to:
Safely operate tools and machines commonly used in the maintenance/building trade
Order materials as directed-place and receive phone calls
Make repairs to building, equipment, and appliances as directed,
Disassemble and move furniture throughout the community
Check community maintenance logs/work orders to ensure prompt response to maintenance requests
Perform preventative maintenance schedule as directed
Prepare and paint surfaces in the community
Maintain exterior grounds, which may include assisting with shoveling, landscaping, and trash collection and removal
Perform basic electrical work, including changing light bulbs in the community
Transport residents safely in community vehicle to appointments
Assist with community vehicle maintenance schedule as directed
Assist maintenance director with conducting resident safety drills
All other duties as assigned
