Perfect Attendance: For every six (6) months period (April 1 - September 30) and (October 1 - March 31) in which, no sick or unpaid leave is utilized, an employee shall receive ten (10) hours of annual leave credited. Employees who qualify for a consecutive Perfect Attendance benefit shall receive fourteen (14) hours of annual leave credited for each applicable consecutive earning period. Sick Leave: Each employee earns (96) hours (12 days) of sick leave annually with no waiting period for use and unlimited accrual. Upon separation of City employment due to resignation, employee shall receive payment of all accrued sick leave at a rate of twenty-five percent (25%) of the employee's current rate of pay at time of resignation. Upon separation of employment due to retirement, employee shall receive payment of all accrued sick leave at a rate of fifty percent (50%) of the employee's current rate of pay at the time of retirement. Sick Leave Conversion: After completion of one (1) year of continuous, full-time employment with the City, an employee may convert their unused portion of their first six (6) days (maximum of forty-eight (48) hours) of accrued sick leave into annual leave. Conversions are subject to the following: A minimum of 96 unused sick leave hours accrued prior to hours being converted, total eligible sick leave hours to be converted shall be reduced hour-for-hour by any sick leave hours utilized during the eligible benefit period, and conversion subject to annual leave accrual cap. CORE DUTIES/RESPONSIBILITIES: Performs preventative and routine maintenance and building repairs following OSHA guidelines and building codes as assigned by Maintenance Supervisor May lockout or tag out unsafe or broken equipment Performs minor repairs to building fixtures, performs minor plumbing repairs, cleans electrical fixtures and replaces bulbs, and performs touch-up painting Performs needed carpentry work. Receives work orders and prints or sketches for the job. Estimates material requirements and tools or equipment needed to perform job. Sets up and operates wood working tools to cut, form and finish material for the job. Erects or dismantles roofing or siding. Prepares irregular scaffolding that may be required. Confers with Maintenance Supervisor at the start of each shift to determine work priorities, supplies required, and tam skills needed. Obtains work assignments from Maintenance Supervisor contacts person requesting repairs and determines type of repairs required. Paint interior and exterior walls and trim as directed Helps keep tools and equipment oiled and maintained in good working order. Stores tools and equipment in a safe, secure locked area. Listens for unusual sounds from machines or equipment to detect malfunctions and discusses machine operation variations with Maintenance Supervisor or other maintenance workers to diagnose problems or repair machine or equipment. Makes preventive maintenance check and inspection of assigned equipment, reports findings to Maintenance Supervisor and takes appropriate action as assigned. Dismantles defective machines and equipment and installs new or repaired parts. Notifies Maintenance Supervisor of recurring equipment malfunctions and correction action taken, and of quality problems or supplies needed Assists maintenance Supervisor in maintaining an up-to-date inventory of tools and equipment Assists Maintenance Supervisor in conduction routine safety and maintenance checks of all leased and owned facilities Assists Maintenance Supervisor in conducting and evaluation long-term needs in relation to major projects and property improvements Repairs parking lot and sidewalks with asphalt, cold patching materials and concrete Will lead and/or participate in devotions, prayers, or other ministry activities ex. outreach events Must be in agreement with and sign The Caring Place Statement of Faith Performs other related duties as assigned EDUCATION/EXPERIENCE REQUIREMENTS: Must have 3 years of experience in building maintenance, construction, pluming, or carpentry, etc. Requires a valid State of Florida driver's license Must be able to perform routine building maintenance and make building repairs Must be knowledgeable of OSHA regulations and South Florida building codes and have the ability to use hand and mechanical tools Must be able to read, write, follow maps and blueprints and be able to carry out oral and written directions in English PHYSICAL REQUIREMENTS: Must be able to stand, sit, walk, climb and descend ladders and stairs, and have the ability to lift and/or carry objects weighing up to 75lbs Must have the ability to climb into overhead structures or step down into holes, to work beneath or above machines and in close quarters performing analysis and repair work Must also be able to see, hear and speak, in order to interact with staff and the general public Must also be able to move around as needed to perform essential job duties PERKS AND BENEFITS Day off for Birthday/Work Anniversary Employee Discounts Holidays (12) Paid Time Off Health Insurance (Medical, Dental, Vision, Disability, GAP and Health Savings Account) Company Paid Life insurance 403b Retirement Plan with 3% match Only qualified candidates will be considered.
